This eclectic, one-of-a-kind rental home is located in Old Town on a beautiful quiet street, just blocks from Napa's Town Center.

The home is great for FAMILIES (children have separate wing in home and all bedrooms have TV/DVD players, desks, and reading lamps), perfect for reunions and getaways, and superb for ROMANCE (Master Bedroom adjoins elegant bathroom SPA, with two-person Sauna, copper Japanese soaking tub, large open shower, antique French vanity, deep plush towels, and a stash of candles). The second bath has tub/shower combo and stained glass.

The large, very private backyard boasts a covered patio with antique gas heater, new top-of-the-line Jacuzzi hot-tub outside Master Bedroom and Enclosed Patio, large entertainment deck with refrigerator, BBQ, eating area, bar, & dartboard. There is an outside shower with hot and cold water, located on the deck next to the swimming pool. A large fire-pit is located in a secluded part of the backyard, and is furnished with large cement animal-benches, cushions, long adjustable BBQ skewers for hot dogs and marshmallows.

Municipal and Federal Regulations: CANCELLATION POLICY: Full refund if canceled with 3-months of arrival date. Full refund minus $100 if canceled with shorter notice if property is re-rented. If the property does not re-rent, the security deposit only will be returned.

This vacation rental is licensed by the City of Napa, Business License #25656, Vacation Rental Permit #VR09-0025.

Our home was re-designed and converted from a standard 3-bedroom residence into a true vacation retreat, with custom amenities not available in other homes, ensuring that your vacation experience will be special, whether you are on the property or 'out and about'.

What makes this house unique

Custom Master Bathroom Spa has an arched ceiling, custom skylights, and is furnished with a hand-crafted custom sauna for two people, built from imported Oregon cedar and California redwood. A Japanese Soaking tub was crafted on the pool deck from a solid sheet of copper, and installed next to the shower. The large backyard is beautifully landscaped, and has an inviting pool and very functional deck, lounge furniture, elevated BBQ Deck, and new 6-person Jacuzzi with waterfall faucet and underwater colored lights. The hot-and-cold shower, also located on the pool deck, combines “fun and function”, and was described by a guest as being “liberating, exhilarating, and magical”. It provides a bathing experience that is relaxing in an outdoor setting, under the stars and a huge redwood tree. In addition to these outdoor amenities, there is a fire/ /conversation pit in a secluded part of the backyard.

Perfect to relax and walk to city

Just us girls for our regular visit to wine country. We like to sit around and visit at home and walk to town, this was perfect. Hot tub was an extra special treat. Pool was beautiful. This home has an eclectic flavor of decorations, lots to look at and lots for little hands to touch.

I would recommend this house for adults that like to be near the downtown location and be able to relax at home.

Napa vacation

We found the property to be exactly how the pictures and description were listed. We had 4 ladies and found this to be a relaxing, enjoyable place. We spent a lot of time in front of the pool and in the sun room. We utilized the hot tub and pool for our stay and loved the privacy of the back yard. It is a close easy walk into Napa and we brought headlamps for walks back after dinner. The area was safe and easy to navigate. We are already planning our trip for next year to this location!

Average property and difficult owner

After a dozen stays at Homeaway properties that we repeatedly rated 5-star, here is our first 1-star experience. The reasons are 2-fold - the quality of the home and our experiences trying to get our full security deposit from this owner.

Quality of home: I strongly urge you not to be fooled by the title. It is neither a dream home nor a private spa retreat. Our first impression was that the house was old and moldy (smells moldy too) from poor maintenance. The layout is weird wherein you have to walk through the second bedroom to get to the third bedroom. The shower faucet in the "private spa retreat" is faulty, and requires a actual hands on lesson from the local property manager. The kitchen has old stuff/appliances and more directions and rules than anything. The Japanese tub is completely non-functional because it has barely enough room for a singe person usage. Overall, the house suffers from serious neglect.

The above would have resulted in a 2 star rating in isolation. However, upon our return, the owner chose to retain $80 of the deposit fitting the pattern of what other renters refer to as an owner eager to hold back the deposit. The reason given to me was that we left the house at 1230 PM while the contract called for a 1030 AM check out time. I emailed the owner back that we should not be charged this amount because a) there was no mention of late checkout penalties and more importantly, b) her property manager authorized our late checkout given we had little children and no one else was coming in that evening. Apparently, his direct authorization was not enough. Since we were in violation of the contract, and we inconvenienced her cleaning staff this owner chose to deduct monies.

Renters beware - this owner will look for any means possible to keep back a portion of your security deposit. And she will not engage in a reasonable discussion to see if there is even a happy middle ground for such matters.

Owner's Response: This testimonial, posted mid-September, is not accurate nor justified, and is retaliatory. The reported deficiencies contradict the renter’s praise given to our property manager for his family’s stay, and did not surface until funds were deducted from his security deposit. The reservation, for July 14 to July 16, was booked by an Office Manager, and during the 2-day stay, none of the above complaints were registered. Section 9 of our contract requests that Owner be notified immediately if “the premises are not in good working order and repair”, and given the many dozens of groups since the beginning of the year; there would be additional testimonials containing a sub-standard report. As for inaccuracies: the faucet in the master bath is not “faulty”; it is very custom (see photograph with listing). All unique features in the home are demonstrated with each group’s arrivals, and the soaking tub is one of these special amenities. Its size is standard and common with Asian cultures, and the complaint proves the renter's unfamiliarity with the feature. Additionally, layout of the home is as depicted and photographed on our listing. As stated, no complaints were lodged until deductions were made from his security deposit. His refund was mailed on August 3, yet I didn't hear back from him until September 4, when he complained about the $80 deduction for departing more than two hours beyond the contracted stipulated time “by 10:30am”. On departure day, knowing that the house was a mess, he contacted my property manager, requesting a late check-out; property manager inspected the home and was able to accommodate the request because we didn’t have another group arriving that day. Upon inspection, it was evident that extra time was needed by the group. The cleaning service arrived promptly at 10:30 am; the two ladies were forced to re-adjust their schedule in order to return, later that afternoon. The $80 deduction covered three staffers’ time for extra trips to the home, and the inconvenience to their schedules. In the e-mail thread that followed (available upon request), this was explained, and the answer back was: “It is immaterial to me whether your crew waits a certain number of hours. That is your cost for running your business”. Late fees ARE discussed in the written policies provided to each group, yet several additional threatening e-mails were received until September 11, when he posted his testimonial.

Great family vacation

Our group of 7 adults spent three memorable days at this very attractive house. Both the owner and the property manager were a pleasure to work with. Everything was very clean and in good working order. We did not use the pool or the hot tub, but we spent one evening sitting on the deck. We had enough chairs and everything we needed. We much appreciated the speed of the wireless since some of us had work to do. We made good use of the two living room areas which allowed us to do different things at the same time. We carefully had read all the rules and got our entire security deposit back. The house is within walking distance to downtown Napa, and there is a beautiful hiking area fairly close by. I would love to come back in the summer some time to make use of the pool.

Napa is LOVELY! Problems we had at this property

We are 4 women who have done an annual wine trip for several years. Napa was wonderful – fantastic wineries, restaurants, and helpful friendly people. The Visitor’s Center is a wealth of information.

VRBO website pictures are accurate. I did not catch there is limited seating in all 3 areas for eating and conversation. The home was clean but we had a similar experience as the review posted stating there were broken items in the home. The master shower and grill had problems which the property manager mentioned at check in. The grill was not usable. Toaster was also broken and replaced the next day.

Biggest problem was the spa. There was no chlorine in the float so the water became cloudy. The spa quit working twice. We had read the review from a previous renter who questioned the electrical system at the property and decided best to call the owner and report the problem.

The owner told us that she would have the company who installed the spa check it because it was still under warranty. She charged us the $79 trip fee because she said “if it hadn't stopped working while your group was using it, the service call would not have been necessary” (her words in an email). The invoice states ”Description of Work: Found mismatched amperage setting for spa and breaker. Changed from 50 amp to 30 amp to match breaker.”

The invoice also recommends that “the GFCI box should be moved 5' away from the water line before usage of the spa.” The invoice reads like electrical problems to me. There is no mention of any damage to the spa due to use.

The owner claims “The displacement of the water (caused by the spa being improperly filled with too much water over the recommended "fill line" for Jacuzzis) overflowed into the pump cavity of the spa and shorted out the lower pump, causing it to stop working when you were using it. When the cavity dried out and the pump was able to be reset, the chemical rings on the pump remained as evidence of the overflow”. The owner states the repairmen told her property manager this.

I am a 22 year spa owner, have had several people at my home in the spa and have NEVER had problems as described by the owner. Why water would be able to penetrate a cavity with a pump and electricity does not make sense to me.

I do not think it was our responsibility to pay the $79 trip fee to fix an amperage mismatch. I challenged the owner and she said the deduction was more than fair.

Owner's Response: It’s unfortunate that deducting money from a security deposit causes a renter to submit a negative review. It is predictable. More than 70 groups have enjoyed our home since January, 2014, & we’ve deducted small amounts 5 times only. I believe we have 4 negative reviews. This predictable retaliation decreases our enjoyment from sharing our beautiful property with people we’ve never met. Each of these deductions resulted from tenants’ non-attention to provisions outlined in the Short Term Rental Agreement OR actions of renters during their tenancy. In this case, this renter chose to ignore the incident report sent to her by the property manager, a long-term employee of a large, well-established, licensed and bonded property management company in Napa. It documented her misuse of the hot tub. Breakers are installed to break the flow of electricity when there’s an abnormality at the receiving end of the current (in this case, the Jacuzzi), which then “trips” the breaker. It wasn’t the main breaker that was “tripped”, but rather the breaker located in the Jacuzzi motor itself. When these four women used the spa (a large, 6-person Jacuzzi), their weight & activity displaced a great deal of water, which flooded the cavity where the Jacuzzi pump is located. They used the garden hose to continually re-fill the water level, evidenced by the backyard hose found in the spa when they departed. The constant flooding caused the motor itself to trip its own circuit breaker. It took the pump cavity a few days to completely dry out, leaving remnants of mineral and calcium deposits from Napa’s water supply visible on the equipment itself. There was no reference to any pump repair on the work order because it didn’t need repair - - it simply needed to dry out. The size of the amp system (30 vs 50) was immaterial, as neither would have caused the hot tub to stop working WHILE THE RENTERS WERE USING IT. And because the Jacuzzi was still under warranty, their deduction was limited to the trip fee to diagnose why the spa wasn’t working. As for “broken items”, we had several after Napa’s August earthquake, but nothing significant existed when we resumed renting. Most all of our renters preferred to be able to enjoy the home while replacements were delivered. Negative reviews give positive feedback to homeowners when they are factual – we constantly strive to keep the property in pristine condition, so it can be enjoyed by everyone.

This was a perfect home for the group of friends that got together from all over the country. The amenities including the pool and outdoor deck for dining were perfect. The various art pieces in the home added to the delight of the vacation. The owner and caretaker were wonderful to work with.
