Oak Farm is a listed farmhouse dating back to the early 14th Century. Renovated in 1988, this spacious beamed house offers relaxed, homely and unfussy accommodation. The four bed-roomed house is surrounded by original grazing meadows and situated in a most peaceful location, on the edge of the village of Elmswell.

The house sleeps eight adults. We can accommodate travel cots and children, so please get in touch re the bed arrangements for the little ones.

Garden and patio areas are secluded with the original moat and pond being unfenced and naturally kept. There is ample parking and a double garage.The house is set about 150yds from the road.

There is a large kitchen with a Rayburn keeping things cosy in the colder months. There is an electric oven and gas hob. Dishwasher. Fridge Freezer and Washing Machine. There are spacious living areas with large sitting room/sun room which leads through to a dining area. Wifi is also provided.

About Ruth Bolton

My name is Ruth Bolton. I manage the house for my father who has lived in Elmswell for over 70 years. He still farms the surrounding land with my brother. I was born on the farm next door but one and have lived in Suffolk all my life.

Why Ruth Bolton chose Suffolk

Oak Farm is the perfect house for a family or group get together. The spacious living rooms and dining room, together with the large kitchen with Rayburn, make this a very sociable house. The garden and meadows remain unspoilt and are full of wild flowers in the Spring time. The pond is part of the old moat. There are farm walks from behind the house.Truly a peaceful location.

What makes this farmhouse unique

The heavily beamed house retains many original features and dates back to the 14th Century. Watch the sun set across the fields in the evening whilst sitting on the terrace or in the sun room.

The property was clean, welcoming and exactly as it had been described.

We were all delighted with our stay. The property was clean, tidy, welcoming and exactly as described. The welcome pack was unexpected but very friendly. We had no complaints ans would be happy to recommend the property to others (provided they don't try and book times that we want!)

Wonderful

Oak Farm is beautiful even in the winter

We stayed at Oak Farm from 20 Dec till 2 Jan

House is warm comfortable and has a lovely atmosphere

Kitchen is well equipped we hosted a family party Boxing Day without any problems

Was a Christmas we will always remember

Brilliant for a family holiday.

Our extended family - that's us our children, their partners and our grandchildren - needed a base to attend a family function in Ipswich, the home town we left many years ago. We needed a big-ish house to spend a few days together preparing for the event. So, why not choose a place in the country and let our children see a little of the Suffolk we miss so much? A search of the internet came up with Oak Farm and I remembered Elmswell from living in Stowmarket some 30-odd years ago!

Although we didn't get to meet Ruth she was very friendly and easy to deal with. The house is even better than it looks in the web description. One of my daughters reached the house with her family before us and was soon texting to say how nice it was. We were still overtaking lorries on the A14. The rooms had been arranged to sleep the children in the way we wanted and on arrival there was cake for us and milk in the fridge etc.

The house is well presented, warm and cosy, and family-friendly. It's full of character and I liked that its history is on show. There is nothing indoors to present a danger to children and it's not so posh that you're worried all the time about what they might do. Amelia is two and a half and really loved the place.

There is lots of family space downstairs so we weren't all on top of each other the whole time. The kitchen is well-equipped and came into its own when we had to prepare a buffet tea for 30 people ready to transport to the "do". We were able to get anything we needed from the supermarkets in Stowmarket, which is a short and pleasant drive down the road through Wetherden. You don't have to take to play with the traffic on the A14 again.

The bedrooms are all a good size and properly equipped with comfortable beds and there were enough bathrooms to meet the needs of our group. The floors upstairs creak a bit and are a bit "on the huh" but it didn't matter to us. After all it's an old place.

We didn't have much opportunity to get out and about as we had work to do but we did manage to walk in the farmland behind the house and we said hello to the horses. The pond wasn’t an issue. The children did get taken on a trip to Easton Farm Park which they enjoyed and gave their parents a chance to see a little bit more of the area.

It's just a shame we didn't have more time for a proper family holiday. Suffolk in the Autumn is always a good place to be.

Fresh air and countryside

We rented Oak Farm for a family get together and the house proved to be perfect. The house is in a peaceful setting with a large garden and its own meadows. We went on lots of walks behind the house which has great footpaths to follow. Elmswell has a handy little supermarket and a pub which serves Thai food. We loved Bury St Edmunds and the market on Wednesday. We also went on a Greene King Brewery Tour. Ruth and her family gave us a great welcome and the house is spotless. Some of the furniture and carpets look a little dated but the beds were really comfy and the house inside is really interesting with loads of beams. We loved the kitchen which is really well equipped if you like to cook.

Great!

We had a delightful Christmas and New Year holiday with our family at Oak Farm. The property was warm, comfortable, clean and spacious for us all. We had several visiting guests over the Christmas period and there was ample provision. The kitchen was well equipped and we cooked a scrumptious Christmas dinner despite my misgivings about cooking in a strange kitchen!

The village was well located for visiting the surrounding countryside and there were many good restaurants in the neighbourhood. Ruth was particularly welcoming, helpful and accommodating in all our needs and we will definitely be returning!

Idyllic Country Cottag

Great spot, well kitted out and very convenient for the A14 & Bury St Ed. Ruth left a lovley cake and apples for the 4 very friendly horses in the field! A really nice cottage with great support from the owner who was very helpful (on this and our previous stay!) Highly recommended for families (we have 4 children, aged, 2, 9, 10 and 12 - something for everyone.

The location is perfect for exploring East Anglia, with Norwich, Cambridge and the coast all within a 1 hrs drive.
