This unit is very popular and is often booked a year plus in advance. If you find your dates taken already, please consider my other unit, F-21 Fairways, which is delightful too. It is on the second floor, and offers the master bedroom suite described above, granite countertops and all the accoutrements needed in the kitchen, the cool north facing lanai, upgraded ceiling fans, and a dedicated covered parking spot, reserved for your sole use during your stay. If budget is a concern, you'll be delighted with the value you get for a reasonable rate. Nightly rate for F-21 starts at $129 per night for 1 or 2 guests, plus $50 per person per night for additional guests, maximum occupancy 4 persons.

Long time original owners of a second floor unit, F-21, we recently purchased G-31 to make a long desired move to the third floor. Husband and I think you will enjoy both units.
Fairway Villas is absolutely perfectly located, within walking distance to all the beautiful Waikoloa Beach resort has to offer. Beach, restaurants, activities are only steps away.
G-31 is on the 3rd floor, which means no footsteps over your head and, with extra windows and high ceilings, more light and space. F-21 has a dedicated, covered parking space, reserved for you during your stay. Currently, F-21 has wide open availability. Book now, before the calendar fills up!

It was so very nice to arrive to such a fantastic place. What an end to our vacation. We will be looking at a return visit as soon as we can figure out the logistics. I gave Fairway Villas G31 a 5-star rating because it exceeded our expectations in terms of what was received for the money we spent. We were very pleased with our four-week stay. The Fairway Villas is an attractive and well maintained NON-SMOKING community. The entrance is gated, parking near our condo was convenient, and chairs with umbrellas were always available at the infinity pool. On weekends, a pool monitor was on hand to make sure rules were followed. The outdoor cooking grills and open-air exercise facilities are commercial grade and cleaned daily. Quiet hours from 10 pm to 8 am are maintained throughout the property and we found the staff and our fellow vacationers to be helpful and friendly. The trash collection area was clean and set up for recycling.
Our condo, a top floor end unit, was comfortable, fully furnished and quiet. Elevator access was easy and reliable. Availability of everyday household cleaning and cooking supplies was a welcome convenience. Wi-Fi worked flawlessly and streaming of movies was easy. This unit was a TERRIFIC value.
The property owner and concierge have years of experience and work well together. When the A/C broke down on a Friday, it was fixed on Saturday. As the owner mentions in the property description, it is not a suitable choice for children.
We spent 2 months in this Condo. This second floor unit is located right by the elevator (only 10 steps from dedicated paring space- then 20 steps to unit). The owner and manager responsed quickly to all questions and was a pleasure to do business with. The unit itself leaves you wanting for nothing and the pictures really doesn't do this place justice. From the view off the quiet lani to the beautiful infinity swimming pool. gas grills. and open air exercise room again leaves you waning for nothing. A-Bay beach, Queen's Market Place, and King's Shops just a short way away. If this place is available during your time frame BOOK IT NOW you will not be sorry!!!
We spent 8 nights in this condo. It was beautifully furnished and maintained, and the kitchen was well-equipped. We loved sitting at the table out on the balcony overlooking the golf course. What a peaceful place! This second-floor unit can be reached by elevator and the rental includes a dedicated parking place. The owner responded quickly to questions and was a pleasure to do business with. We would definitely recommend this property. The Fairway Villas complex is clean with high quality amenities like a bank of new-looking Weber gas grills, a beautiful infinity swimming pool and an open-air exercise room. The location is excellent for walking to the Queen's Marketplace and King's Shoppes for light grocery shopping, upscale clothing/gift shopping, and dining choices from fast food to fine restaurants.
As the prior reviews have stated, the condo is exactly as shown in the pictures. The condo is well equipped with beach chairs / towels / mats, boogie boards, coolers; the kitchen is well stocked and equipped. The condo grounds and surrounding area are impeccable. The BBQ's and pool/hot tub are well looked after. It was a pleasure to be able to have breakfast on the lanai over looking the golf course. Rebecca was great to deal with throughout the whole process. We plan on going back to this condo in the future.
As other reviews have stated, this is a very well equipped condo, with a very well stocked kitchen. We made good use of the beach chairs and beach towels also.

The lanai faces the golf course, which I really enjoyed each morning with my coffee. Very peaceful.

When we come back to the Big Island, this will be our first choice to stay. That really says it all.
We have just spent (another) 19 days at this condo; we just keep coming back! The condo is exactly as the pictures indicate: clean, well kept, very nicely furnished. The owner is lovely to deal with, totally forthright and honest, answering questions quickly and just being generally helpful. As mentioned in (my) other reviews, the added value of the beach toys, beach towels, chairs, coolers, boogie board, etc. is a nice plus. The kitchen is very well equipped and is a pleasure to cook in. The cross breezes are very pleasant in this unit; we realized that we hadn't used the A/C at all during this stay. We also realized that we didn't ever use the DR table--sitting out on the lanai for every single meal! The whole condo complex is nicely landscaped and very well kept; the BBQ's are immaculately clean as is the pool/hot tub area. Thanks again R. for another marvelous stay in your condo; I should start planning #4 fairly soon!! (And we did notice the super new TV.)
Fairway Villas is a short stroll from 'A Bay,' a white sand crescent beach with snorkeling, scuba diving, whale watching and sunset cruises, or relax and watch the sea turtles bask in the sun. A 2 min drive away there are helicopter tours which will take you to the active volcano and to see waterfalls and rain forest. The condos overlook the Waikoloa Beach Course, one of two fine golf courses waiting for you. The Kings Shops and Queens Shops offer fine dining and wonderful shopping and cultural events. Waikoloa Beach Resort is the best the Big Island has to offer; Fairway Villas is in the heart of and steps away from all Waikoloa has to offer. Both condos have a cool, north facing view (so that the lanai is always usuable), and the nearby pool, jacuzzi and barbeque area provide all that is needed for the perfect stay!

Rates may increase during peak demand periods. In summer, I ask for an additional sum to offset increased A.C use. Smokers do not inquire--I have a hard and fast rule: I do not rent to smokers.
Payment is by personal check or money order only. A deposit of approximately 1/2 the total cost is due immediately, to confirm a reservation, with the balance due 60 days before check in. When reserving within 60 days of check-in, the entire rental sum is required to confirm.
