3RD QUESTION. Why should we stay in this particular unit in Building H at the Palm Villas vs. other Palm Villa units? What is unique about it?

FIRST- It is larger than both the 3BR/2BA Queen & 2BR/2BA Princess in our complex with a large loft. If you are looking for a little more space for that extra person, this is the one. Each bedroom has its own bath.

SECOND- As the owner, I am biased, but we specifically chose this location because we believe the H building location is the BEST in the complex. Here is why. It is in the very rear of the complex, away from any possible pool noise, and nestled against the Golf course. And since it is at the very end of the driveway, it gets no road noise. It is secluded, very safe and very quiet.

THIRD- After it was finished, we went way beyond the ordinary to have this place professionally decorated and custom painted with the highest quality furniture, furnishings and art from Tommy Bahamas and others so that you will feel pampered and know that you are not in “just a rental”. You will experience the difference from the moment you walk through the door to when you slip in the amazingly comfortable beds at night. You see, this is where we vacation, and that is how we want to feel when we are in Hawaii.

FOURTH- This is an upstairs unit that faces the historic preservation area, the royal fish ponds and the ocean. Therefore at night, the cool breeze comes through screen door and windows and you can hear the soft crash of the waves on the beach.

You can eat dinner outside at night on the lanai and face amazing sunsets or watch seasonal fireworks from both resort hotels over the ocean. Or just sit in the comfortable chairs on the lanai with your morning coffee or evening glass of wine looking over the incredible view. It is Hawaii … and you are on vacation. It does not get any better than this.

Pefect condo

We had the perfect vacation on the Big Island staying at this condo. The location was ideal-- very nice, short walk along the beach path even loaded down with 2 small kids and gear. The condo was even better than the description provided. It was equipped with everything one could possibly use/need and all of it was in great condition. While a little tight for 2 families with a total of 3 babies/toddlers, it would be perfect for a single family with kids. We had a fabulous stay here and cannot wait to return!

Wonderful place, awesome vacation

The three of us stayed for 10 days in Dec 2016. From booking to arrival to check out the process was smooth, owner and property manager were very responsive and gracious. The place itself is great, can easily accommodate 6 or more people so for the three of us it was very spacious and felt very relaxing.

The villa is very well equipped, down to spice rack, paper towels and dish/laundry detergents. Tons of beach towels, snorkeling gear in different sizes cleaned and labelled, pretty good grill on the balcony, convection microwave... I felt that owners were very thoughtful and attentive in decorating and equipping the place.

Location is great: 3 minutes drive from the gated beach with a pretty decent restaurant, bathrooms, changing rooms and cabanas, plenty of lounge chairs and helpful life guards. Walking distance to a outdoors mall with tons of shops, restaurants and a grocery store.

We'll definitely want to come back! Thank you, Arthur!

Love the resort!

We had a really great time while on the big island. The villais great however it does need a few upgrades. We had know where to store or dry goods except the cabinet. Coffee Maker didn't work but there was a coffee press that we used. Batteries need replaced in TV remotes. Drawers in guest bedroom are falling out of the chest of drawers. Air conditioner set on 72 degrees but goes off every 4 hours which leaves you with a very hot Villa if you have been away and not there to turn it back on. On a good note the bed was VERY comfy. The villa is clean. If everything above was fixed I would for sure stay there again as Mauni Lanai is an amazing resort!

Owner's Response: We always appreciate constructive reviews that help us to improve. I have just scheduled a cabinet maker to assess the drawers and fix whatever is wrong during my next visit two months from now. But I am currently told that although they can be pulled out, none are falling out. I am sad for these guests that they did not follow our email or clear welcome book instructions to call our local manager, JT, when they had issues or concerns. We have new batteries and a new coffee maker on site, in our storage area, as well as many other back-ups in case something gets broken. Those problems are so easily fixable and we prepare for those issues. JT said that she did not receive one text or call from them. And I am sad for them that did not read their rental agreement which informed them of the 72 degree setting and that it will default back to 85 at the times most people are gone from the home. But it will return to their desired temperature with 15 to 20 minutes after resetting on their return back to the home. It has been that way for years, which our guest usually appreciate as indicated by other reviews. The default setting in the evening is a 10 hour setting from 8pm to 6am. The default daytime is a six hour setting from 10am to 4pm, not 4 hours as they thought. All default settings are easily "override-able" to your desired temperature. To all of our potential guest, we work hard to respond quickly to any issues or inconveniences. We are just a phone call away.

Fantastic!

We stayed in H-23 -- our 2nd time in as many years! -- again this year, for our two week Big Island vacation. And again, we loved it. We love the Mauna Lani resort (less crowded, adult oriented, lots of beach, away from the VOG of Kona), loved the Palm Villas mini-community (gated, quiet swimming pool, impeccably landscaped, quiet, walking distance to beaches, hotels, shops), loved the H-23 condo (clean, well-equipped, quiet, nice view of refuge, beautifully furnished). It was all great. And perfect weather every day sure didn't hurt! Did lots of exploring of the island this time and it was great to return to this beautiful home-away-from-home each day! Condo was very beautiful, with comfortable furnishings and an open, inviting feel. Very clean throughout. We particularly appreciated the extensive array of beach equipment, as well as the owner's notebook with directions, restaurant suggestions, etc. Complex itself was quiet and well maintained. Very pleasant pool set in a natural environment. Owners and their staff were wonderful to work with. Hope we get a chance to work with them again!

Beautiful Property!

This property is exactly as explained on the website! Beautiful and so well decorated and maintained. The location is perfect- so close to the pool, and just steps away from the walkway to the beach! Wonderfully well equipped with everything you need for your vacation away from home! I have not ever stayed at a property before where the condo provides everything you need for the beach (chairs, snorkeling gear, coolers, umbrellas, beach towels, etc.) It made all the difference! Also, another first was how well the directions for staying at the property were so well laid out on an app for your phone, and also in a binder on the cabinet. Any question I had from operating the coffee maker, to directions to the beach, were available at the touch of my fingers on this amazing app on my phone! That was amazing ! This property owner definitely exhibits the "Wow" factor for their guests!

We experienced the best snorkeling right there on the property! Such a beautiful resort! You will not go wrong by staying here!

A 25% Rental Deposit payment is required at time of booking. The remaining payment of 75% plus the refundable $500 Security Deposit is due 60 days before arrival.
