About Diane Jaynes and Fred Kinat

Diane and Fred built the timber-frame Mountain Stream Lodge in 1997 along side the Blue River. With their love of being in the mountains, every room has a mountain view and summer river sounds. They enjoy an active lifestyle of skiing, biking, camping fishing, being with family and friends and more. Diane is an artist. Her oil paintings are displayed in Arts Alive Gallery, Breckenridge. Fred hopes for lots of snow so he can start the rafting season early with his 'river rat' buddies. Diane and Fred have lived in Breckenridge since 1987.

Why Diane Jaynes and Fred Kinat chose Breckenridge Area

It was built to enjoy the best that Breckenridge has to offer with mountain views and river sounds. Mountain Stream Lodge has easy acess to all of town: activities, shops, restaurants, cultural events, festivals, bike path, in-town hiking trails, library, art distrrict plus skiing. The golf course is just a 5 minute drive. The lodge is well maintained and immaculate.

What makes this lodge unique

In-town location within the first block of Breckenridge. Off Main Street. A quiet location. Walk everywhere. Enjoy awesome Breckenridge Ski Area mountain views complemented by crimson sunsets and nature's music provided by the stream cascading over boulders and rocks. The riverside garden attracts hummingbirds with its' summer blooms.

Perfect setting for family reunion

  • 5 of 5

Seventeen of our family members spent a wonderful week here in early August. Both our shared and personal space were very comfortable and we will long treasure the happy meals enjoyed at the large dining room table. The kitchen is well supplied and easy to work together in. Location, location, location! Backing up to the babbling stream is beautiful and creates quiet in a busy area. We enjoyed being close to the gondola, recreation center, downtown, bike trails and the grocery store. We would happily do it all over again. Thank you Fred and Diane for creating a special setting for us to be together.

Excellent location and very well kept

  • 5 of 5

Our family of 15 really enjoyed the property. Ample room for all with privacy as needed. Excellent dinning space. Enjoyed the stream and view. Diane and Fred were very accommodating. Plan to return next year when a date can be agreed for my 5 families. Highly recommended.

Amazing Lodge in Breckenridge Colorado

  • 5 of 5

This lodge was incredible! Plenty of space for our family of 21! We celebrated our sons wedding and this place was perfect for family that came from TN, PA and FL! The stream running next to the property was very relaxing in the early morning and in the evening after all the festivities! I would definitely recommend this place and would stay here again if the opportunity arises. Thank you Diane Jaynes and Fred Kinat for your hospitality!

Best location in Breck

  • 4 of 5

We booked this property, which appears to be an old bed and breakfast, for our annual guys ski trip. There were six of us occupying 5 rooms, each with it's own en-suite. Decor and furnishings (3 stars) were a little dated, but the location (5 stars) can absolutely not be beat. We never used the cars once we arrived with the Gondola right around the corner and a list of great restaurants all within an easy walk (even in January). This place fit our needs perfectly (at least 5 separate bedrooms, extra-large jacuzzi, as close to ski in/out as possible, priced right, walking distance to apres and dinner). If the place was remodeled it would be 5 stars, but I also expect it would cost 2-3x as much.

Owner's Response: After Mountain Stream Lodge was constructed in 1997, Fred and I operated it as a successful Bed and Breakfast business. Because of our location in Breckenridge's Historic District, it was built under strict guidelines in order to preserve Breckenridge's historic character. About 4 years ago we decided to join the Vacation Rental business. Our property is marketed with photos and text to ensure a good fit regarding décor, location and size. Reviews are always welcomed. Thank you for the opportunity to respond. Diane

Wonderful family vacation

  • 5 of 5

I booked the Lodge and Townhouse for 7 nights the last full week of June 2015 for my family of 12 (of which 3 were children 11, 12, 13). We all absolutely loved staying here. It was perfect. It is exactly as advertised (and more). It was one of the cleanest and well kept places we have rented. The children loved the privacy they had in their room. There was plenty of room so no one ever got in anyone’s way. We enjoyed the hot tub, starry nights, and the sounds of the river. The dining room was perfect for our meals. Everyone had their own bathrooms, TV, fireplace, and balcony in their bedroom. There is nothing negative about the Lodge.

Our activities included golfing at the nearby beautiful Breckenridge Golf Course, riding the gondola, a day at the Fun Park at the base of Peak 8, a white water raft trip out of Buena Vista with Wilderness Aware Rafting www.inaraft.com, horseback riding, hiking trails in the area, and bicycling, Since not everyone participated in all activities, the location was perfect for walking to City Market, downtown shops, having lunch out, etc. The bus stop is by the gondola for easy access around town.

Diane was easy to work with and very accommodating. We would stay here again if the group decides to go to Breckenridge for our next gathering. I highly recommend Mountain Stream Lodge.

Fantastic Visit

  • 5 of 5

I recently booked a long weekend here for a mini family reunion and had a fantastic time. The house was beautiful inside and out and the location could not have been any better. We cooked meals in every day in the amazing kitchen (the oven/stove is incredible!) and had wonderful family meals in the huge dinning room. We had four generations in our group and everyone from the grandkids to the great grandparents enjoyed their stay. The rooms each had their own fireplace, TV and balcony, we used the hot tub daily and were able to be right in the heart of Breckenridge within walking distance to everything we wanted to do. Diane was great to work with, great communication and follow up before during and after our stay.

I would highly recommend this location to anyone interested in a great mountain lodge for the family and wanting close access to all that Breckenridge has to offer.
