Waterfront single family home located on Sakonnet river in Portsmouth, RI. Quaint home on ocean front location allows for enjoyment of waterfront amenities. Close to sandy beach, restaurants and Newport, RI.
Golf: Several golf courses in the area.
Polo: Saturday afternoon polo matches.
Newport: 15-20 minute drive to Newport shops and restaurants.
This house was perfect for us. The location is excellent, a 15 minute or so ride to downtown Newport and beaches and other great places like Tiverton and Little Compton. The neighborhood is very quiet and the house itself is very private. Full of lots of light and fantastic view of the Sakonnet River just outside from the living room, dining room, and the balcony. The house does have a step up into the bedrooms and bathrooms, as someone else noted and it needs some minor repairs, but that did not take away from the comfort and charm of this cottage, the view and the location. I would rent this house again.
While the location is great, the house itself had a lot of problems. Only one of the 2 showers worked which was a big problem for 6 people trying to get ready for a wedding. We ended up getting a hotel room to address that problem. Also - every single room seems to be on a different level with steps or half steps between every room. This proved to be a big tripping hazard - the house is not suitable for the elderly or people with disabilities. My 87 year old mother in law had a bad fall. Also the electrical system was scary - where the lights would flash on and off in the bathroom, and the sockets were loosely connected. The TV didn't work - which was minor in the scheme of things. And the house was not very clean. I'm sorry to be so negative as we were able to rise above the deficiencies of the home and have a good time - but really the house needs major improvements before it should be rented out. They did have a good collection of books. We've stayed at other homes that exceeded our expectations - this was seriously below our expectations.
Once we got settled in we were very happy.
But you should know that we checked in, in mid august and the AC units were not on. So we walked in to a hot house. We had just came from another home-away rental where the owner turned on the ac units so we were comfortable right away. It started us off on the wrong foot because the AC units are in the main rooms and not the bedrooms and we were immediately fearful that the bedrooms would stay hot. And that would have been a big problem since we were traveling with our one year old.
We emailed Andrew and he said just to leave the AC’s running and it would cool- and it did, but it took several hours (again, not a deal breaker, but just not the way you want to start your vacation)- Especially when unpacking, and again, traveling with a baby.
Sometimes it was also hard to get a hold of Andrew. The Cable was out and we could only get Andrew via emails.. It was fixed, but not until the next day.
Someone also mentioned the shower head was not working in one bathroom, but they didn’t mention that it was a mini tub, so I think only a child could use it.
Overall the house was nice ,it was very clean, definitely a beach house with a gorgeous view. The location was good, close to Newport and close to an area called little Compton , that the renter next door told us about (which I highly recommend, theres a gorgeous winery there) We enjoyed our stay and I would recommend, I just think its important to have clear expectations.
Small but really well equipped with everything. Great location and wonderful views. Have a glass of wine reading a book while your hubby is fishing just steps out of the property... priceless.

What a wonderful and welcoming home! The listing description was dead on; the house was neat as a pin, well stocked (plenty of towels!) and perfectly situated in the middle of Aquidneck island. Newport is 15-20 minutes to the south, Providence is 30 minutes to the north. If you fly into Warwick, it is about a 40 minute drive. Our jaws dropped when we walked into the house and saw the view from the dining room, the Sakonnet River is outside the back door.
We came to Rhode Island for a wedding at Glen Ellen Manor and extended our stay for a few days. We visited some of the mansions, walked around downtown, hiked the Cliff Trail and rambled around on some of the beautiful sideroads. We strongly recommend a visit to the American illustration Museum in Newport, it is a treat to see Maxfield Parrish, Wyeth, Rockwell and Pyle original art displayed in an amazing house. We shopped at the Clement Market, half a mile up the road; there is also a country market stocked with local fruits, vegetables, milk and cheese at the intersection of 138 and Fairview, the turn-off to the rental.
This house is a worthy rental, we highly recommend it. We will miss the morning coffees on the beach and nighttime stargazing. We will miss watching gulls drop conch shells on the beach. We will miss the incredibly friendly neighbors who made us feel welcome. Thanks so much to the owners for providing a home that helped make our vacation a delight!
This is really a lovely cottage, well-maintained, nice and clean, and well-equipped with all the amenities and very comfortable furniture. The serene views out over the river, especially at sunrise, are a real highlight of this special property. It's a great place to relax! When we return to RI we hope to stay here again.
