1 bedroom flat in a fantastic area in London near transport and shops
The flat is on the first floor of a typical London Victorian building. We live in the ground floor flat.
The big Victorian windows let in lots of light. The flat overlooks all the neighbouring gardens so is really quiet, despite being on a road with restaurants, bakery, and shops - including a 24 hour mini supermarket. It is very close to Tooting Bec and Balham stations and a number of bus routes.
The whole flat is yours. It is accessed via a communal hall, up stairs to the first floor, where it has its own front door.
There are 3 rooms - a large kitchen/diner/lounge, a bedroom with a double bed and lots of storage and a shower room with toilet.
The bedroom is quite small but perfectly adequate. It has a double bed and big mirrored built-in wardrobes so has a lot of storage. It overlooks the gardens and is very peaceful and quiet.

We are Laurent and David. Laurent looks after our holiday let. He is French and has lived in London for 25 years already. David is English and is a film maker. We both enjoy outdoors activities, like hiking, skiing, kayaking, cycling... We also very much enjoy eating out and discovering new restaurants around London.

Delivered on its promises + comfortable & convenient
This was an excellent experience, as I felt completely at home as soon as I arrived at the apartment. There was a thoughtful and practical welcome basket awaiting me and it was clear that the place belongs to caring and responsible people.
I chose the property based on its proximity to public transportation and also on the description & photos on the homeaway site. Everything is as presented on the site, except maybe even better. The apartment is upstairs and has a beautiful view out the large windows. The rooms are comfortable & well-equipped, plus it's nice and quiet there & feels very secure. I was there for 48 days and really, I hated to leave!
Balham is a lovely residential area of South West London, with easy access into the centre of town and all the tourist attractions. We're also near Wimbledon and Chelsea. Balham is full of cafes, restaurants and bars to suit all budgets. It has many little independent shops and 2 big supermarkets. We also have a 24 hour mini supermarket at the end of the road and 2 restaurants and a fantastic bakery/cafe on our street. A few minutes walk down the road and you'll find all the curry houses that Tooting is famous for. And from september 12th, the underground will be running 24 hours a day on Fridays and Saturdays! Until then, and for all the other days, the night bus 155 runs all night from Trafalgar Square to the end of the road.

You will need a parking permit to park outside the flat (no allocated space). You can buy the permits from me. They cost £7.50 a day. It's free to park from Friday 4.30pm until Monday 9.30am and everyday after 4.30pm and before 9.30am. Transport is excellent in Balham. A few minutes walk are the underground stations of Balham and Tooting Bec (Northern Line) which take you to the centre of town in 20 minutes. Balham also has a mainline station with trains to Victoria (for the Gatwick Express) and Clapham Junction (trains to Gatwick, Brighton, Wimbledon, Richmond...). Bus number 319 from Tooting Bec station takes you to Chelsea and the King's Road. We provide bed linen and towels. The flat is very well equipped. The coffee machine (Nespresso type pod machine), the dishwasher and the washing machine are very easy to use. There is no smoking inside the flat. No extra guests allowed.
