LOTE 8, APARTMENT 008, QUINTA do MORGADO is a terraced town house split over three floors with a central staircase. It is registered with the local council, in Tavira, registration number, 24647/AL.
THE ACCOMMODATION COMPRISES:
• Two bedrooms; one twin and one double both with built in robes. The double bedroom has a large south-facing balcony.
• Two bathrooms
• Combined living and dining area; with comfortable sofa bed provided in the living area, (newly replaced sofa bed 2016).
• Kitchen with breakfast bar
• Large & private, south facing roof terrace with sea view over rooftops.
• Small private grassed and hedged south-facing garden.
PROVIDED WITHIN THE ACCOMMODATION:
• All bed linen and towels, (except pool/beach towels), cooking equipment, crockery, cutlery etc. for six persons
• Cleaning equipment, iron and ironing board, drying facility.
• Additional baby cot, strap-on highchair, and two stairgates (no additional costs). BABY COT/CRIB IS APPROPRIATE FOR A CHILD UP TO 89cm IN HEIGHT or 14kg.
• Additional furniture for outside living: tables, chairs, sun-loungers etc.
• The kitchen is equipped with a breakfast bar and 2 stools, oven, hob, microwave, washing machine, dishwasher, fridge/freezer, kettle, toaster etc
• The property is double glazed throughout with external security shutters and internal fly screens to all doors and windows
• Air con is provided in the living area and bedrooms. Central heating is provided for winter use.
• The living area is equipped with cable TV and DVD Player
• Wi-Fi is provided throughout
• Security combination safe in main bedroom
• Pool passes for six persons
The property is cleaned with new linen provided at arrival and will be similarly cleaned after your departure. It additionally includes, change of towels twice per week,sheets once a week, pillow cases, and kitchen cloths three times per week. DAILY CLEANING IS ALSO INCLUDED IN THE COST.
Any problems with the property can be dealt with via Reception at Quinta do Morgado or by contacting the Owner.
ACCESS TO THE PROPERTY WILL BE PROVIDED BY RECEPTION STAFF AT QUINTA do MORGADO. CHECK-IN 14.00. CHECK-OUT 12.00.

TAVIRA and LOCALITY:
Tavira is an ideal place to stay and to use as a base to explore the East Algarve area. Quinta do Morgado is just 35 minutes’ drive from Faro airport, and 25 minutes’ drive to the Spanish border.
The condominium is set within beautiful landscaped gardens with many sub-tropical plants and old olive trees. The grounds are cleaned and tended daily with security patrol at night.
Tavira is one of the most charming & unspoilt towns on the Algarvian coast. It has so many different aspects to offer, sightseeing in both Portugal and Spain with towns steeped in history, all set in spectacular scenery. An endless choice of activities includes golf, fishing, horse riding, sailing, windsurfing, scuba diving, cycling etc. Many of the blue flag beaches are minutes from the villa. There are many quality golf courses to choose from, the nearest is the prestigious 18 hole Benamor golf, 5 minutes’ drive from the house.
Tavira town is unspoilt, with cobblestone streets and many restaurants, shops bars and terraces straddling the Gilão river, it is regarded as the Algarve’s prettiest town, and exudes an authentic Portuguese charm. Big hotels are few, churches are many, fishing boats crowd the river and everyone has time to dawdle. Our house is approximately 10-15 minutes walk into the old town centre.
The ‘Gran Plaza’ is a modern covered shopping precinct just 5 minutes walk from our house. There are numerous quality contemporary shops and stores, a large ‘Continente’ supermarket, good selection of eating facilities and a cinema. All with free covered parking and climate controlled internal environment.
Tavira beach is 12 km long and forms part of the Ria Formosa National Park. It is located on Tavira Island and is accessed by a short, and regular river ferry ride.
TRAVELLING and GETTING AROUND:
Most people collect a hire-car at Faro airport; driving is safe and car hire is good value.
Alternatively it is easy and cheap to get around using local transport. A taxi from the Airport to Tavira will cost approximately 60 euros. Taxis around Tavira are safe, clean, numerous and good value.
A local bus takes a circular route around Tavira town and its outskirt throughout the day; the bus stop is close to the entrance of the condominium, on the opposite side of the roundabout. Additionally buses also stop outside the condominium that travel daily along the coast in both directions.
A good train service runs throughout the day along the Algarve coast, allowing you to explore many more places of interest further along the coast at a reasonable cost.
A VARIETY OF DAY TRIPS ARE AVAILABLE TO BOOK VIA RECEPTION, for examples, SLIDE & SPLASH and AQUALAND.
USE OF THE PROPERTY:
We request that guests respect our home. We understand that accidents happen and we would hope that any breakages are reported to us to enable us to provide a complete facility for the next guests.
Towels within the accommodation must not be used at the beach or around the pool. Beach/pool towels can be purchased locally at reasonable price.
We request that no smoking takes place inside the house.
We have been visiting Portugal for a number of years, usually staying in Lagos, Western Algarve. However, our friends who also have been a regular visitor to Portugal for over fifteen years told us about Tavira, Eastern Algarve. We were invited to stay with them in their beautiful home, Nov 2013, and we instantly fell in love with the area. Tavira and its surrounding area have a lot of charm and is away from the hustle and bustle of busier towns. Everyone is friendly and you are greeted with a warm 'Bom dia/boa tard/boa noite.

We found the property to be very clean and have every facility we wanted. The owner had made it clear that there are central stairs in the house (we counted 5 split-floor levels). However we liked this as there were plenty of areas for the family to relax without getting in each other’s way. The condominium has a very friendly and safe atmosphere. It was away from the main road and very quiet. The on-site pools were not crowded and were cleaned every day. The supermarket at the entrance to the condominium is excellent, all food is fresh and very reasonably priced, bread is baked there daily. We had a hire car so it was easy to get around the local area. However we walked into town most days (about 20 minutes) and occasionally we caught a taxi back. The main local beaches are fantastic, we loved the ‘Isla Tavira’ and the fact that you have to take a water taxi was definitely part of the enjoyment. We also hired bikes whilst we were there and found some easy off-road and flat routes to cycle; once to Cabanas (the next town along the coast) and another time to a local, smaller but clean beach. It was the first time we had been to Tavira and we loved the mixture of the old town and modern facilities. Everything seems very relaxed, the local people are very friendly and it was easy to get about. We liked that fact that Tavira is the working capital of the region and it was enjoyable to be mixing in with the local community. We visited a couple of very friendly and reasonable restaurants in the town, however we also tried the on-site restaurant which was also excellent and seemed very popular with the locals. The link regarding ‘Tavira and Locality’ on the owner’s website (at the end, after ‘Facilities’) is actually the ‘Tavira Algarve Tourist Guide’ and is very useful; we referred to it for local information and timetables whilst we were there. We will certainly think about returning soon and would definitely recommend it.

This not so little house is spotlessly clean and provided everything for a comfortable stay. A real find. The balcony was perfect for breakfast, and there is a wonderful view across to the sea from the roof terrace. We enjoyed lounging there or at one of the two pools. The complex is set in very pretty gardens with flowering shrubs and trees, and even topiary! The supermarket at the entrance was very useful, and twice we had good meals at the restaurant on site when we didn't want to go out further. We played golf on two courses very nearby and only needed to spend the minimum time in the car. Tavira turned out to be a picturesque old town with small cobbled alleys and restaurants galore. We would particularly recommend the Tavira Lounge near the old bridge. We would highly recommend this property whose owners could not have been more pleasant besides.
Everything about this apartment was of the highest standard. Great space, all the facilities needed, everything works as expected. There is a very nice balcony on the third floor that gets sunshine for most of the day. Apartment was cleaned every single day that we were there and we had regular changes of towels and a couple of changes of sheets.
Good restaurant on the complex with friendly service and a good menu. Also a bar that is popular with the residents.
Town centre is about 2km away, a nice walk if the weather is not too hot, but it is very easy to order a taxi from the complex reception and it never costs more than €5 each way. The taxis were still running at 2:00am and perhaps later.
Tavira itself is a fantastic town. Lots to see and do. Great choice of restaurants and pubs. A very high % of Portuguese people compared to other towns on the Algarve. The eastern Algarve is well worth exploring - we did quite a few trips
this property was well maintained but everyday cleaning was not appreciated as they came overtime we wanted to sit down to lunch. I would say thatches is a good place to stay if you have children but if you are elderly and want peace and quiet then rent an individual villa that is not on a complex
We have been visiting the Tavira area for the last 5 years.We have stayed in many areas and in different types of accommodation, This property turned out to be the best we have experienced.
The house is equipped with everything you will need for your stay. The daily visit by cleaners means no worries about removing rubbish, bottles etc. The house is cleaned, discreetly, every day. The beds are comfortable and the balcony from the main bedroom, which is south facing, is excellent. The house has 3 separate areas for sitting out, the private garden at ground level, the main bedroom balcony and the roof terrace. The 3 areas means holidaymakers can sit out independently or all can sit out on the roof terrace and enjoy the sun.
The nearest swimming pool is excellent and even in early May was warm enough to swim in. The property is located in a very quiet complex which is well maintained. The location is brilliant for access to Tavira. It is a short drive or a pleasant walk to the centre. The nearest supermarket Minipreco has everything you will need including a nice cafe and it also has an ATM.
We have tried many restaurants over the years but our favourite this year was Rive Gauche. It is a little more expensive than the regular Portuguese ones but the menu is a step up from them.
We intend visiting Tavira again in the near future and will be hoping to stay in No.8 Quinta do Morgado.
The property was very well kept. Everything was as advertised. The daily arrival of friendly cleaners was great, and unexpected. Wi-Fi in house was very good.
We had worried about having to cross a fairly busy road to walk to the mall and downtown, but it was no problem.
Too chilly (mid-February) for swimming, but the pools looked great.
Genettee was very helpful during our booking and checked that everything was OK during our stay.
Aquasul restaurantant was an excellent find, also there is a bookstore run by an English speaking Swiss lady. Books were good and she was very helpful.
pretty little house, very clean, great kitchen, three patios to relax, washingmachine, nicely furnished. Wifi worked fine (important with three kids) Great garden and pool area and friendly staff. Supermarket and a bar/cafe just round the corner.
Tavira is just a 8 min. drive.
Just one minus. The sofabed should be replaced.

TAVIRA-OUT OF SEASON
For those visitors who are unaware, the difference between the Algarve in high-season and out-of high-season is considerable; Tavira is no exception.
In the high-season, the town and locality is buzzing with family holiday-makers enjoying all the facilities that the area provides.
Out-of high-season, a quiet and laid-back mood descends on the town. The vast majority of tourists have left. Those tourists that do remain are there to enjoy the quiet atmosphere.
The weather remains reasonably sunny and warm throughout the year and attracts northern Europeans escaping the harsh winter months.
With its historic architecture, varied wildlife, vast beaches and friendly locals, the area takes on a very different ambience and makes an ideal base to relax and explore at leisure.
