This is a beautiful luxury family holiday villa perfectly located within a few minutes drive of Ste Maxime which boasts some of Cote d Azur s finest beaches. Nestling in the hillside above the town, within walking distance of Ste Maxime s new golf course, the villa has the most wonderful, panoramic views of the eastern part of Ste Maxime resort and to the west, the famous St Tropez bay.

There is a certain grandeur to this South of France villa facade with Roman pillars and arches, as well as a balustrade balcony from which you can take in the stunning sea views of the Cote d Azur.

The pool side terraces are south facing offering plenty of space to relax by its magnificent crescent shaped infinity pool (very large - 13m and can be heated). Mediterranean shrubs and plants grow in profusion in the garden.

The villa is open plan in design with spacious, light interiors and a glorious marble floor throughout and the bedrooms are air-conditioned. Built to a high spec and furnished to a high standard it is an ideal holiday location to explore Ste Maxime, St Raphael, St Tropez and all the other Cote d Azur resorts in this beautiful part of the South of France.

Spacious South of France Family Holiday Villa in Ste Maxime sleeping 8

The holiday villa is set on two levels and boasts space along with elegance and comfort. A flight of stairs from the main entrance hall leads up to the first floor and two of the four bedrooms.

Ground Floor:

Entrance hall

The main entrance and hallway lead into the large spacious living and dining areas, as you step into the living area the fabulous views are facing you! A real wow factor. The lounge has comfortable seating, a feature working fire place (electric), English Satellite TV, DVD and CD player.

The dining area has a rectangular dining table to seat 6 - it is more likely you will be eating outside during your South of France holiday!

From the living and dining areas there are huge sliding doors opening on to the terrace and infinity pool.

Marble floors throughout the property which is such an advantage in the summer.

Kitchen

The light, spacious American kitchen - contemporary and fully equipped, opens to a covered dining patio, with bar, full oven and 4 burner hob and extractor fan, microwave, two toasters, liquidiser, coffee machine, stacked fridge and freezer, dishwasher, combination washing machine/dryer.

Ground Floor Accommodation:

The hallway from the living area leads to the ground floor bedrooms:-

Bedroom 1 - Twin beds, built in wardrobe and chest of drawers. French windows opening to front terrace, air-conditioning

Bedroom 2 - A room with flexible sleeping - a single bed with pull out bed underneath gives the option of a single bed, two single beds or a double bed. Air-conditioning. French windows lead on to the terrace and overlook a palm tree and affords views across to the Gulf of St Tropez. The corner desk allows this room to be used as a quiet office if required.

Independent bathroom - light and airy with green coloured tiles has a full sized bath with shower and twin sinks - this is shared between bedrooms 1 and 2.

First Floor:Stairs to upper level leading to 2 bedrooms suites .

Bedroom 3 - The Master Bedroom has a king size bed, two single built in wardrobes and a chest of drawers. Air conditioning. French windows open on to the shared balcony (with bedroom 4) with fantastic views over the valley, the golf course and the bay of St Tropez.

The en suite bathroom has a large walk in shower cubicle, full size bath, wash basin and wc.

Bedroom 4 - King size bed, large fitted wardrobe and a chest of drawers. Air conditioning. French windows open on to the shared balcony (with bedroom 3) and enjoy the stunning panoramic views.

Outside Details

This South of France family holiday villa stands in the hills above Ste Maxime with a commanding view of the St Tropez bay to the West.

Private, very large, crescent-shaped infinity pool (18m x 4m x 1-2m deep. Heating is available at an extra cost of EUR 100 Euros per week) has lots of pool-side terrace space. Roman steps and a safety alarm are its other features.

The terraced garden is apprx 1300m2 and has a lawned area, as well as mature Mediterranean shrubs and plants including palms, Cypress and olive trees, oleander, lantana, pampas, bougainvillea, lauriers, roses and rosemary adding splashes of bright colour.

There is garden furniture both on the patio kitchen and pool-side including 4 full length sun loungers, plus a selection of deck chairs, garden chairs, outside sofa, arm chairs and parasols. All you could want to enjoy the South of France experience.

There is an outside dining table on the covered patio seating 8 to 10 for those alfresco lunches and dinners with views of sea, pool and golf course.

Nearby Attractions & Activities

In the heart of the French Riviera, Ste Maxime lies at the foot of the Massif des Maures in the bay of the Gulf of St Tropez in one of the most famous holiday spots in the South of France. The town has fine sandy beaches, a marina and pretty cobbled streets where you can find many restaurants, bars and shops selling holiday items and Mediterranean artefacts.

The stunning stretch of the South of France coastline between St Maxime and St Tropez boasts breath-taking scenery with sea water of azur blue against the backdrop of the craggy Cezannesque pines. To the west is the Presqu ile de Giens, an isthmus extending far into the Mediterranean from Hyeres-les-Palmiers, originally the gateway for the 13th century crusaders.

This part of the South of France offers some of the Mediterranean s best beaches (well-maintained with superb beach front cafes and restaurants) as well as some of the most picturesque resorts.

Local vineyards, colourful markets, reasonably-priced restaurants as well as some reputed Michelin star gourmet ones, stunning scenery and splendid sunsets there is never enough time to explore all the delights this region has to offer. apprx 17 km Gassin - panoramic views from this medieval hilltop village - wander round the ancient streets and look out for the old well and a street called l’Androuno - claimed to be the narrowest street in the world.

apprx 18km La Croix-Valmer with its seven naturally sandy beaches, it is reputed for the quality of its swimming waters. (Gigaro beach is one of the greatest, and famous). In addition the town has 220 ha. of nature reserves and is a great place for walking in the woods and along the coast from Gigaro beach to Cap Lardier (the Sentiers des Douaniers).

apprx 16km from St Tropez - great beaches including Nikki Beach - if you want to watch out for celebrities - or get the Ferry from Ste Maxime.

Ste Maxme centre is only 3km from the holiday villa, which takes less than 5 minutes by car, and for the very intrepid apprx 30 minutes by foot (uphill on the return!), where you will find:

There Owner says there is a really excellent Pizza place at the entrance to the estate. The guy who makes the Pizzas also owns it!

Ste Maxime has around 70 restaurants - you can choose from the top gourmet to a family pizzeria!

The golf club is 5/6 minutes walk from the house and is under 1 km with a restaurant and bar open to the public. It has an excellent putting green. (There is another one locally at Beauvallon).

Tennis courts and bike hire locally.

All types of water sports available along the coast.

Local Markets:

Ste. Maxime on Sunday mornings with food, drink and crafts

St. Tropez, Saturday and Tuesday 9am - 1pm (really great!)

Why not get the ferry to St Tropez from Ste Maxime port (and back) - every 15 mins or so throughout the season - takes about 10 minutes to centre of St Tropez and avoids parking and traffic!

Beaches at Ste Maxime, apprx 3km/3-4 minutes drive to the beaches, and all along the coast.Good hiking trails through the wooded hills and shaded river valleys surrounding Ste Maxime.For children - Aqua splash is located at the rear of the town.

Arrival & Departure

Changeover day is Saturdays. Arrival at 5pm. Depart at 10am. Late arrival (6 - 9pm) possible only by prior arrangement. Please ensure that when you buy your aeroplane ticket, the flight time will allow for arrival before 9pm at the very latest.

Breakages

£1000 GB Sterling to be transferred to the owner two weeks prior to arrival, returned, in the same manner, less deductions for any breakages within 10 days of departure. Please liaise direct with the Owner for Bank Details and ensure you give your Bank Details for the return transaction.

Telephone

Wi-Fi available. Neither the Owner nor the Agent can be held responsible for interrupted internet service/slow speed or for loss/disruption of incoming signal for Satellite TV –Sky–Freesat–Apple TV etc. When applicable to the property.

Electric

Up to 100 kwhrs per week is included in the rent. Thereafter chargeable at €0.15/kwhr. Pool heating available at €100 euros per week. Pool temperatures are dependent upon external weather conditions and cannot be guaranteed.

Gas / Oil

Central heating oil consumption is charged at €0.50 per litre. If you would like to use the fireplace logs and kindling can be provided at €40 per week

Bed Linen & Towels

Bedlinen and towels (one set) is included in the rent. Please bring your own towels for the beach. There is a mid stay change of sheets for 2 weeks bookings along with a 2 hour light clean.

Cleaning

End-of-Stay cleaning charge is included in the rent. End-of-stay cleaning charge is to cover "normal" cleaning throughout the house. However, while you are therefore not expected to hoover and mop everywhere, you are expected to leave kitchen appliances (i.e. oven and fridge), crockery, kitchen utensils and bathroom appliances clean, and not to leave litter in the garden. If the house is left in an unacceptable state, further monies may be retained from the breakages deposit.

Pets are not allowed.

Party Sizes

The owner is entitled to ask you to leave the property without any refund if the number of occupants exceeds 8. The rent is for up to 8 People. NB: Owners prefer babies and children over 7 years - who must be supervised at all times due to marble floors and stairs, terraced garden, infinity pool and ornamental ponds.

Additional

Fire: This is a region which has a high fire risk. It is forbidden to start fires anywhere in the property grounds. Only light BBQs in the area designated for this purpose. Swimming pool Safety: The owner is not responsible for any bodily injury next to or in the swimming pool. Children must be surveyed at all times. It should be noted that the condition of the pool is subject to variations in the weather and therefore no guarantee can be given to the status of the pool on any particular day. Heated pool temperatures are dependent upon external weather conditions and cannot be guaranteed, particularly with infinity pools.
