The Cote d Azur family holiday villa is well located just a short drive from the A8 motorway, close to the village of Les Adrets de l Esterel and just a few hundred yards from the Corniche d Esterel.
This spacious villa of 250m2, is situated in a elevated position and as such has stunning views across the Esterel hills. On the approach to the property from the access road within the domaine you will be taken with the panoramic vista again across the Esterel hills to the beaches and bays of the fabulous Cote D Azur.
The property is situated towards the top of a large gated domain and just a short drive from the stylish and famous resorts of Cannes, Antibes and St Raphael with easy access to the rest of the Cote d Azur and beyond to Italy.
Inside, the property is simply but tastefully furnished with spacious open plan living, a dining area with seating for eight and a well equipped kitchen with additional dining space.
The property will sleep 8 people comfortably in four bedrooms. The Master bedroom is located at first floor/mezzanine level with a spacious private balcony with commanding views across the Esterel hills and the other 3 in a bedroom wing on the ground floor.
The 1500m2 of garden includes lawn to four aspects of the property with a gravel driveway to the principal entrance and garage.
The swimming pool area is fully enclosed offering extra safety and peace of mind for families with children. There is a large sunbathing terrace which shares the same amazing views as the villa. A dining table and chairs with sunshade provides a casual alfresco area at the poolside.

A spacious Provencal style villa, offering 250m2 of open plan living area and four bedrooms:-
Entrance hall The main entrance hall has patio doors leading to a small outside garden feature before the lawns. In one direction the hall leads to the lounge, dining and kitchen area and in the other direction leads to a short stairway to the hall of bedrooms 2, 3 and 4. A feature stairway leads off the hall to the mezzanine level and the principal bedroom.
Independent wc situated in the hall in the centre of the house by the front door.
Large, open lounge, dining and kitchen dining area, which lead on to outside terraces and/or lawns. The open kitchen has a long counter which serves all these areas. The lounge area is double height with extra high level windows giving a very light Atrium feel. A large and comfortable L shaped sofa faces onto a feature stone fireplace and the dining table has seating for eight. people.
Provencal style kitchen units provide comprehensive storage facilities in a galley style kitchen which is open to the lounge and dining area. Large electric hobs and double ovens provide plentiful cooking facilities, together with an American style fridge/freezer and dishwasher. The utility room off the kitchen area houses a washing machine and a tumble drier and provides general storage for luggage, wine etc.
The mezzanine level has comfortable seating, a number of bookshelves and an entertainment area with TV some UK satellite channels, DVD and radio. There are views internally to the hall, lounge and into the Atrium with its own windows to the hills beyond. The Master bedroom suite leads off the mezzanine so it is independent of the other sleeping accommodation. It is simply furnished, but has a king size bed, bedroom furniture and double aspect doors to the private balcony with stunning views across the Esterel valley. The spacious en-suite has double washbasins, a walk-in shower, separate wc and bidet.
Bedrooms 2, 3 and 4 are accessed from the entrance hall and bedrooms 2 and 3 also via the footpath and lawns outside.
Bedroom 2 A simply furnished double bedded room with a double built-in wardrobe and a chest of drawers. The en suite facilities include double washbasins, a walk-in shower and a wc. Glass patio style double doors and a single glass door make the most of the views to the lawns and to the hills beyond.
Bedroom 3 Another double bedded room with double glass patio style doors with magnificent views and access to the lawns. This room has a large built-in wardrobe with storage facilities.
There is shared bathroom and wc facilities with Bedroom 4.
Bedroom 4 This twin bedded room has a built-in wardrobe with storage facilities. There is shared bathroom and wc facilities with bedroom 3. Shared bathroom Accessed from the bedroom hall, this has a washbasin, bath with shower attachment and separate wc.
Each bedroom has reversible air-conditioning/heating.
Wheelchair access would be to beds 2 and 3 via the path and lawn, (not internally) and to the kitchen, dining and lounge from the outside via the footpath and terraces.There are several dining and seating areas outside to enjoy the views and to cool off at the end of the day enjoying a well earned aperitif depending on how the mood takes you.

Situated in a gated domaine this holiday villa is elevated and affords amazing views across the Esterel valley and on to the beaches and bays of the fabulous Cote d Azur.
The access roads within the domaine are tarmac with well maintained landscaping.
The property is enclosed with an electric remote controlled gateway. The 1500m2 of gardens include terracing, lawn and landscaped areas with mature trees and plants.
The terrace outside the dining area is covered and provides an informal and relaxing seating area. A great spot for a well earned aperitif as the sun goes down on the South of France.
The private pool is 10m x 5m, with a shallow end of 0.70m and gradual deepening to 2.2m, it is fenced and has an alarm.
There is a pool awning provides shade from the South of France sunshine and has garden furniture and a small pool-side fridge. There is an area at the poolside for sunbathing, relaxing and alfresco dining. There are recliners and sun loungers and 2 outside dining tables.

The South of France Cote d’Azur area is packed with art and culture. Picasso (Antibes), Matisse (Nice), Chagall (Nice), Renoir (Cagnes) all have major collections on permanent display. There is Rock n Roll contemporary art at Foundation Maeght (St Paul de Vence) and Musee d’Art Moderne (Nice) as well as a superb new Musee at Mougins with an eclectic mix of ancient and modern art.

Apprx 15-20 minutes La Napoule. Driving along the coast from La Napoule in the direction of Cannes, beautiful beaches line the route, including Le Sweet (private).
Water sports are available in many places and there are numerous pontoons to swim out to.
As you get closer to the centre of Cannes (apprx 24km) there are more private beaches where you can hire sun beds and dine in a range of good beach restaurants. Shopping on Rue d Antibes and designer boutiques on the Croisette. The annual Firework Festival - check with local Tourist Board for dates - is an amazing spectacle.
21km apprx to Frejus where there is an amphitheatre that hosts many concerts.
30km apprx West to Agay. Beautiful beach in a wide bay, with a couple of restaurants. Sailing School.
Just beyond Agay are the larger beaches of St Raphael (18km) and Frejus. These are very much seaside resorts with plenty of bars, beach cafes and beach shops, which are less expensive than Cannes.

Monaco (apprx 1 hour), Nice (apprx 40 minutes), St Tropez (apprx 1 hr 15).

Arrival & Departure
Changeover day is Saturdays. Arrival at 5pm. Depart at 10am. Late arrival (6 - 9pm) possible only by prior arrangement. Please ensure that when you buy your aeroplane ticket, the flight time will allow for arrival before 9pm at the very latest.
Clients are required to advise South France Villas of their Credit Card details, 14 days in advance of their arrival date. The Keyholder will liaise with clients direct on the morning of departure to discuss any breakages/deductions necessary. Furthermore, please forward a copy of your Personal/Third Party Liability Insurance cover to South France Villas in advance of your stay.
Mobile Reception is good. Wi-Fi available - Password in the house manual. Neither the Owner nor the Agent can be held responsible for interrupted internet service/slow speed or for loss/disruption of incoming signal for Satellite TV –Sky–Freesat–Apple TV etc. When applicable to the property.
Up to 100 kwhrs per week is included in the rent. Thereafter chargeable at €0.15/kwhr.
Gas / Oil
Wood fire - logs can can be provided at an additional charge.
Bed Linen & Towels
Bed linen and towels (one large and one small) and some beach/pool towels are included in the rental.
End-of-Stay cleaning charge is €200 Euros in cash to be handed to the Keyholder on arrival. Please ensure you empty the rubbish bins regularly in the bins provided on the Domaine, if full bins are left in the house at the end of the rental €25 Euro will be charged. Maid service during your stay may be possible, subject to availability, at €12 per hour to be arranged locally with the Key Holder. End-of-stay cleaning is to cover "normal" cleaning throughout the house. However, while you are therefore not expected to hoover and mop everywhere, you are expected to leave kitchen appliances (i.e. oven and fridge), crockery, kitchen utensils, and bathroom appliances clean, and not to leave litter in the garden. If the house is left in an unacceptable state, further monies may be retained from the breakages deposit.
Pets are not allowed.
The owner is entitled to ask you to leave the property without any refund if the number of occupants exceeds 8. The rent is for up to 8 People.
Fire: This is a region which has a high fire risk. It is forbidden to start fires anywhere in the property grounds. Only light BBQs in the area designated for this purpose. Swimming pool Safety: The owner is not responsible for any bodily injury next to or in the swimming pool. Children must be surveyed at all times. It should be noted that the condition of the pool is subject to variations in the weather and therefore no guarantee can be given to the status of the pool on any particular day.
