I live in the Philippines which is 13 hours ahead of Cancun's time. I respond as quickly as possible.

The Salvia condo building is Located at 9.0 Km Kukulcan Blvd in the Hotel Zone in Cancun Mexico. See the map in the photos.

We are not a hotel, and as far as bookings, only I make the reservations. There are no rental payments at the condos such as through an on site credit card service. The reception desk asks for a cash deposit of $50.00 for small mishaps, like a broken blender.

This is stored in the safe, a receipt given, and returned on cleared departure.

The penthouse condo faces the Caribbean ocean, so you get the ocean sounds. There is just one condo in the building that has a roof top deck, a unique feature of my PH3A.

It has two separate floors with 2 queen beds in an upstairs bedroom, next to the roof top deck with chairs, as seen in the photos, and a full bathroom with shower. Downstairs there is a full bathroom with shower/tub, a full kitchen with bar top and bar stools, a queen bed, and a sofa bed , a TV with additional seating, and outside seating on the other balcony,

There is a bathroom on each floor.

The condo is allowed up to 6 people. The rates vary per time of year. I book year round. Email me about rates at any time. I live in the Philippines now, about 13 hours ahead of Cancun.

This full penthouse condo faces the beach of the Caribbean. It does not face the lagoon.

It is not a hotel room or studio. It is a full size condo with a full kitchen, living room area, and balconies facing the ocean.

We are ideally located in the center of the hotel zone at the point, called Punta Cancun, where you have restaurants, entertainment, the center of the Hotel Fun Zone. Walk to many interesting clubs and night spots. Get tours to all the fascinating locations throughout the Mayan Yucatan Peninsula.

From the terrace you can look directly at the Caribbean, watch the sun rise over the water, and view directly the ocean's allure.

In PH3A there is one completely separate bedroom, 2 balconies , overlooking the ocean, a kitchen with bar and tv area with another queen bed and 2 bathrooms.

The Beach is within a few steps.: The water is inviting and pleasant, warm year round. The sand is powdery and soft. The point has snorkeling along the protective rocks. Mexico has only public beaches here so cruise the coastline without restriction and establish a new beach head every day. Wake up early or stay up till dawn and watch the sun rise out of the ocean from the balcony or from the water edge camera in hand.

Within a very short walking distance are a Hard Rock cafe, Hooters, Carlos and Charlies, Chilis, Argentinian steak house, Señor Frogs, lobster restaurant on the beach, Mexican restaurants, even a McDonald's, etc.,

Nearby there are Shopping centers like Caracol and the full Market, Chedraui's , The Forum, the Coral Beach Flea market. Restaurants like Señor Frogs, Mexican restaurants, convenience stores, shops and mini markets, and ATM machines for $ or pesos. A short distance by bus are other shopping areas and other beaches, with boat trips to Isla Mujeres, a nearby island with snorkeling, zip lines, golf cart rentals for sight seeing trips around the island.

Excursions can be booked at the hotel, taxis and buses are available outside the entrance, with trips to the Mayan ruins in Tulum and Chichen Itza, golf at Pok de Pok, and the Hilton, with other golf in the area, snorkeling at Xcaret, Xel-ha , with a ferry at Playa del Carmen to Cozamel. A boat trip to Isla Mujeres to see the sleeping sharks!

Want to go shopping?: Stroll down the Boulevard Kukulcan to various shops for gifts and remembrances, jewelery, and souvenirs. Take a moment to walk to the Caracol shopping area, stopping for a beverage or bite to eat at the outside restaurants. This multi-level shopping center has many shops with clothes and jewelry and souvenirs of Cancun to remember your visit. There are ATMs and banking facilities here.

Would you like some pampering?: Book an appointment at the spa with Rosie at Salvia for a wonderful massage, have a facial, or get your toenails refreshed. If you forgot to get you hair trimmed you can do that too.

Relax by the pool with a tall cool one and regain some energy for the coming evening festivities. Work out in our new gym with tread mill, stationary bicycle, ab machine, and weights.

Just out front is Main Street, Kukulcan Blvd, near the point of Cancun.

We stayed here again and all I wrote in the previous review is still very much true. We absolutely love this place and the owner is very nice and helpful. The beach was fantastic. We walked quite a way down the beach and by far the area in front of the Salvia was the best that we saw. The staff was just as wonderful as ever. We highly recommend the Salvia, and this unit in particular (PH3A with the rooftop terrace). A friend came with us for his first trip to Cancun and is already trying to figure out how soon he can get back there! Sunrises over the ocean, sunsets over the lagoon, warm water, soft breeze, great massages from a very, very nice woman on sight. We're already having withdrawals! Enjoy!

Awesome location, awesome view, at a great price

Stayed here for 5 weeks Feb-Mar 2015, and didn't want to leave. This condo has a million dollar view of the beach and ocean. I spent many hours sitting on the balcony working on my laptop, having a drink and enjoying the view.

I was in PH3A for the first 4 weeks and PH3B for the last week. Both units are very similar. PH3A has a rooftop deck, which is 100% private, so great for nude sunbathing (my daughter and friends took advantage of that), and for viewing the stars at night. But just sitting on the deck, you can't see the beach or ocean due to the surrounding walls. The balcony is where you want to be for enjoying the view.

There is a big new 2-floor grocery store just up the street called Chedraui, which has everything you need including beer/wine/liquor/pharmacy and is stocked just like a North American grocery store. It's a 5 minute walk from the condo, and if you need a $10 taxi ride back, the taxis are always waiting outside the doors.

This is Cancun, so the restaurants get expensive, but are a nice break from cooking every day.

Condo is walking distance to everything in the Cancun hotel zone... lots of clubs and restaurants to choose from. Perfect for groups like my 19-yr-old daughter and her 3 friends who loved the club scene, as some people could just go back to the condo while others keep dancing, without having to pay for taxis.

Safety was never an issue. I always felt safe walking around the Cancun hotel zone/club area, even alone, as there are always hundreds of tourists on the streets at all hours. The condo is also very strict about not letting anyone in without a bracelet, which I appreciated.

A few reviewers complained about the noise from nearby clubs. There is a Mandala Beach Club that throws a beach party every few nights, which are the only nights I could hear thumping music until 3am. If you have your windows open, you can also hear the Fat Tuesday club across the street. I fell asleep regardless, but others might be more sensitive. I found the occasional honking horns and sirens on the street to be more annoying in the middle of the night. For me, it was all a non-issue.

I needed high speed Internet to keep tabs on my business, and was not disappointed. My laptop had some quirky connection issues that required me to reconnect occasionally, but my cellphone had no issues at all.

Ron was also great. A few questions by email were answered within minutes. I would highly recommend this condo.

AFFORDABLE

We stayed at this condo for a a week. When we first started looking for a condo we really like the pictures Ron has posted. I contacted Ron via email and phone and he aswered promptly. My husband and I were kind of worry since this was the first time using vrbo and did not what to expect. Ron made us feel comfortable answered all the question we had about the condo. Not to mention the price for the condo it was affordable!!! and and apacious. My daughter loved it since she had the uptairs bedroom to herself. We slept with the balcony open and listen to the waves rellaxing!!! ,the balcony view spectacular. We would definately stay there again. thank you Ron

Home away from home

This was a very relaxing place to spend our vacation. We enjoyed the easy access to the beach. The rooms a very clean the maid service is great. We felt safe because there was always a smiling face at the desk to great us. We could open the window and enjoy the sounds of the beach. This was the best way to get away.

View and Location are its best attributes

I stayed at the property for 5 days in Aug 2013. The location and view of this property are great. It's right next to Hard Rock cafe and across street from Fat Tuesday bar. However, the building is not well kept. There were tons of ants running around in the kitchen and mosquitos in the lobby. Make sure the owner disclose all the rules and restrictions before you consider renting it. Once the payment is made, you can't back out for any reasons. I was taken by suprise when I was handed a list of restrictions upon checking-in. For instance, you are not allowed to bring any unregisted guests to your room or have glass bottles in the room. The owner will be sitting in the lobby everyday like a night owl to make sure that only registered people going into his properties. Additional guests will be charged per day even though the occupants are well below its room capacity. There's also additional fee/day for wifi usage.

Owner's Response: This particular renter was upset because I wouldn't allow an additional guest to stay for free. I gave him a fantastic rate for his three people. When he showed with a fourth it was explained to him that there is a charge for an additional person of $10 per person per night. This is to cover extra towel use, sheet use, water use, and electrical use. This guest said to me that he had no problems like this staying at the towers. I suggested he book A condo there by himself and then bring his 3 guests there for free. I never got a response to that. There are tiny little ants everywhere in Cancun. We have a exterminator and at any time some are noted they spray here for them. Anyone being sloppy with there food will encounter these tiny ants. We clean our rooms with our own maid service and welcome any comments. Please note that others have remarked about how clean our building is, not just my condos there. I don't stand guard out in the lobby watching for unwanted guests, we have a secure building with 24 hour security and a bracelet system. This guest might have thought that another owner who lives there full time might have been me. I spend a few minutes at the condos during check out and check in of guests to make sure everything is ok. I ask our front desk people about any complaints. There were none from this guest. This person after getting a very good deal from me tried to bring in an extra guest. That is not allowed in any rental situation I am aware of. He was not happy about that, its part of the policy. I ask in my confirmation letter to be informed if there will be any additional guests, this person conveniently FORGOT his confirmation letter. This is what was handed to him a Copy that was sent to him. If I had the space I would send the full confirmation letter. It is not about rules and regulations but about Info. CONFIRMATION LETTER 9/23/13 Dear Vacationer. This is your confirmation letter. Please print it. You will be on the registrar, just as a precaution . Thank you. Location of the building is 9 km Kukulcan Blvd Cancun Mexico the hotel zone. Tell your shuttle or taxi driver it is the Salvia Condominiums. An excerpt from this letter Please advise if this number has changed. Adding extra people after this confirmation is ok. The condo will sleep 7 adults, however due to additional costs there is a $10 per person per night additional charge needed. Not the full letter Thank you Ron

Leisure Vacation with friends

There were 7 of us (ages 24-27) vacationing and we stayed in PH3A. It met our expectations and the location was great. We wanted a place affordable, clean and easy access to the beach. This condo has all of those! Ron was great to work with and communication with him was always prompt. The condo staff was friendly and very helpful as well. 3 people did sleep out in the living room each night on their own separate futons and extra bedding was provided. The air worked great-which was much needed in June! The only negatives I could point out were minimal water pressure in upstairs shower and a few ants on living room floor (which were not problematic). We would definitely stay here again!

Perfect place!!

All in one word WONDERFUL, this is the best option to stay un Cancún, just 2 steps to the beach, one block to the clubs, restaurants, and all you need to have fun in Cancún, a beautiful pool, the apartment is so cool, with a full kitchen, 2 bathrooms one with jacuzzy, the best view to the beach i dont have nothing wrong to say about this place!!!! Thanks Ron for all we enjoy the place i hope come back soon and stay there again.

Do you need a place for yourself, you and a friend, your family, two families, the condo can accommodate any number of people from one person to six people in the Salvia Condominiums, at Blvd. Kukulcan 9 Km, right on the beach, overlooking the water, steps to many restaurants such as the Hard Rock Cafe, Senor Frogs, Rain Forest, Carlos and Charlies, the Argentinian Steak House. If you like to bargain the Flea Market is across the street where you can haggle over prices, encouraged, or you the have The Forum By The Sea Shopping center right out the property next door for the Starbucks coffee if you like. There are many quaint places to get some real Mexican style food, and of course a McDonald's nearby if needed. A larger shopping area with several floors, The Caracol shopping center, is just a few minute walk along the Lagoon.

The building is so close to the water,you can be in the water in a minute, with the beach just a few short steps off our patio. We have a beautiful pool just to the front of the building as there is not room on the beach side for our pool. The condo has a kitchen so a short distance, a few minute walk, takes you to a large modern super market.

We are in the center of the action with clubs, bistros, music, restaurants and clubs all within short walks in the hotel entertainment zone, you don't need a car or even a cab!

The whole of the Cancun vacation area is within short walking distance, and excursion arrangements can be made from the condo complex. Snorkel or go diving, take in the jungle zip lines, the Mayan ruins in Tulum, or take the ferry boat to Cozumel, and visit another world of underwater fascinations.

There is the upper roof top terrace of PH3A. There is a massage and spa located at the patio for various massage and spa amenities. There is a tour information and booking service located at the entrance to help with tours and excursions. There is a snack bar next to the pool for breakfast lunch and afternoon beverages and food. You can get internet in the lobby and outside on the beach patio and by the pool and snack bar and in the room for a small service fee.
