Hello beach and water lovers!

Welcome to my info site.

Please note. I have some new photos of improvements that I'd be happy to send to you. They don't fit the site's pixel size requirements here, so I was not able to download them.

My Rates are based on the season. There can be up to 6 people in my condo PH3A.

The condo' management has a security deposit of $50.00 cash which is fully refundable. It is left at reception upon arrival and returned at check out. I do not handle that.

Now I live in the Philippines, after spending 3 years of my first years of retirement in Cancun, and here I'm about 13 hours ahead of Cancun's time. I respond as quickly as possible.

The Salvia condo building is Located at 9.0 Km Kukulcan Blvd in the Prime area of the Hotel Zone in Cancun Mexico. Check out the maps. It was built in the late 1980s and we are constantly adding and improving to the site. On March 2018 we added a 7/11 convenience store at the front of our property for your easy access

We are not a hotel and I make the reservations.

There's a 24/7 reception desk that I send your reservation to, and on arrival they check you in, register you, give you a bracelet for security and give you the keys. I’m located as The Blue View Condo, PH3A

The penthouse condo faces the Caribbean ocean, so you get the spectacular views and ocean sounds. There is just one condo in the building that has a roof top deck, a unique feature of my PH3A.

This unit can have 6 people, so it's listed as a two bedroom, but it's really two separate sleeping areas, a bedroom upstairs with two queen beds and a downstairs living area with a queen bed and a sofa sleeper too.

I have made some improvements recently.

These include blue and white tile on the kitchen bar and changing the stove top there from an old style with electric burners to a glass type. No burners. For climate control, there are lower and upper level ACs and ceiling fans. Also in mid June 2016, new drapes were placed in both lower and upper levels. In 2017 new glass enclosures for both the lower and upper bathrooms shower/tub. The floor in the lower bathroom was replaced in November 2017. New balcony and roof top deck outside furniture. A new sofa sleeper and new headboards and comforters for the 3 queen beds. A new tv stand in the lower level.

I have photos if you'd like to see them.

There is a complete bedroom with bathroom and view upstairs, and a sleeping area in the lower level next to a balcony.

There are two separate floors with 2 queen beds in the upstairs bedroom, next to the roof top deck, along with chairs, as seen in the photos, and a full bathroom with shower. Downstairs there is a full bathroom with shower/tub, a full kitchen with bar top and bar stools, a queen bed, and a sofa bed , a 40" flat screen TV with additional seating, and outside seating on the lower balcony.

There is a bathroom on each floor.

Please note I list this condo as a 2 bedroom as there are two separate sleeping areas, with privacy by closing the dooor at the top of the stairs. There are other one bedroom sites but they can only sleep 4, and this unit can have 6. I didn't think it sounded quite right to be a one bedroom for 6.

Beautiful views from the balconies with seating.

This full penthouse condo faces the beach of the Caribbean. It does not face the lagoon. Both balconies face the ocean.

It is not a hotel room or studio. It is a full size condo with a full kitchen, living room area, and balconies facing the ocean.

We are ideally located in the center of the Hotel Zone at the point, called Punta Cancun, where you have restaurants, entertainment, the center of the Hotel Fun Zone. Walk to many interesting clubs and night spots. Get tours to all the fascinating locations throughout the Mayan Yucatan Peninsula.

The condo faces East. From the terrace you can look directly at the Caribbean, watch the sun rise over the water, and view directly the ocean's allure.

In PH3A, there is one completely separate bedroom upstairs, 2 balconies overlooking the ocean, one for each floor, and downstairs a kitchen with bar and tv area with another queen bed.

The Beach is within a few steps.: The water is inviting and pleasant, warm year round. The sand is powdery and soft. The point has snorkeling along the protective rocks. Mexico has only public beaches here so cruise the coastline without restriction and establish a new beach head every day. Wake up early or stay up till dawn and watch the sun rise out of the ocean from the balcony or from the water edge camera in hand.

Within a very short walking distance are a Hard Rock cafe, Hooters, Carlos and Charlies, Chilis, Señor Frogs, lobster restaurant on the beach, Mexican restaurants, even a McDonald's, etc.,

Nearby there are Shopping centers like Caracol and the full Market, Chedraui's , The Forum, the Coral Beach Flea market. Restaurants like Señor Frogs, Mexican restaurants, convenience stores, shops and mini markets, and ATM machines for $ or pesos. A short distance by bus are other shopping areas and other beaches, with boat trips to Isla Mujeres, a nearby island with snorkeling, zip lines, golf cart rentals for sight seeing trips around the island.

Excursions can be booked at the hotel, taxis and buses are available outside the entrance, with trips to the Mayan ruins in Tulum and Chichen Itza, golf at Pok de Pok, and the Hilton, with other golf in the area, snorkeling at Xcaret, Xel-ha , with a ferry at Playa del Carmen to Cozamel. A boat trip to Isla Mujeres to see the sleeping sharks!

Want to go shopping? Stroll down the Boulevard Kukulcan to various shops for gifts and remembrances, jewelery, and souvenirs. Take a moment to walk to the Caracol shopping area, stopping for a beverage or bite to eat at the outside restaurants. This multi-level shopping center has many shops with clothes and jewelry and souvenirs of Cancun to remember your visit. There are ATMs and banking facilities here.

Would you like some pampering? Book an appointment at the spa with Rosie at Salvia for a wonderful massage, have a facial, or get your toenails refreshed. If you forgot to get you hair trimmed you can do that too.

Relax by the pool with a tall cool one and regain some energy for the coming evening festivities. Work out in our new gym with tread mill, stationary bicycle, ab machine, and weights.

This location in Cancun is a Great location for the beach and easy access to night clubs, restaurants, snorkeling, water sports, excursions, etc.

There are lots of things to do inside and just outside of the property, steps to the sand and water.

What makes this condo unique

You can step out of the lobby on to the beach!

All beaches are public access.

Just out front is Main Street, Kukulcan Blvd, near the point of Cancun.

Use the exclusive roof deck for private sun bathing.

My cancellation policy is as follows.

1).  All time reserved that gets re rented is refunded in the amount of rental within these guidelines.

       A) Cancelling within 24 hours a full refund is given.  

       B)  If a refund is requested after 24 hours, within one month (30 days) of booking, then all re rented time a full refund is given of all time re rented.

       C) If a refund is requested after one month (30 days) has past  any re rented time is refunded at 80% and there's a $25.00 handling fee. 

2). Last minute cancellations, with no rebooking,  in most cases credit is given for a later stay, for 80% of the amount paid, less a $25 fee, against the going rate for the new time, credit is good for within one year of the cancellation date. Subject to availability.

3) A credit can be substituted for the refund for the cancellation using the above parameters instead of a refund of re rented dates. Subject to availability and applying to the rates of the new time. 

4). I suggest trip insurance in case of possible unavoidable trip cancellation.   

5). A weather warning that causes flights to Cancun to be cancelled a credit is given for a future stay.  Example. 7 nights at $125.00. $950.00 is credit for a new stay. Any more expensive dates the balance will be added.  

6). Mandatory evacuation of Cancun credit is given for the nights missed, of equal value.  Example.  3 dates missed at $150.00 per night a credit of $450.00 is given.

We stayed here again and all I wrote in the previous review is still very much true. We absolutely love this place and the owner is very nice and helpful. The beach was fantastic. We walked quite a way down the beach and by far the area in front of the Salvia was the best that we saw. The staff was just as wonderful as ever. We highly recommend the Salvia, and this unit in particular (PH3A with the rooftop terrace). A friend came with us for his first trip to Cancun and is already trying to figure out how soon he can get back there! Sunrises over the ocean, sunsets over the lagoon, warm water, soft breeze, great massages from a very, very nice woman on sight. We're already having withdrawals! Enjoy!

Notes:
There is the upper roof top terrace of PH3A. There is a massage and spa located at the patio for various massage and spa amenities. There is a tour information and booking service located at the entrance to help with tours and excursions. There is a snack bar next to the pool for breakfast lunch and afternoon beverages and food. You can get internet in the lobby and outside on the beach patio and by the pool and snack bar and in the room for a small service fee.

Amazing views high above the sands

A breath taking view from both balconies! Ocean winds surround you from sun up to sun down and overnight. The wind keeps the temperatures down and no mosquitos 😉? Rooftop balcony was amazing but very windy. View was post card perfect.

Condo was more than sufficient for our needs. A bit dated, yes, but perfectly acceptable. Water pressure was not ideal but not an issue, all in all. The two bathrooms was a great feature.

Condo has 2 air conditioners, which is key. The upstairs one was not adjustable but the downstairs one ran like a charm.

Condo had every convenience provided. Dishes, cutlery, appliances; everything you'd need. A new coffee maker would be amazing as the one there was pretty challenging as to having a timely pot of coffee in the morning. I suppose we didn't know the trick.

Very pleasant pool out front; pool side snack bar/bar was outstanding. Went there several times and was treated very very well by Chris. We shared a parting margarita with him the night before we left. A real treasure place.

Beach chairs and umbrellas available but not in "prime real estate" areas of beach. Those chairs had to rented from a local vendor even though the beach front is directly in front of the condominium building. There is an area for lounge chairs on a secure cement terrace area. With the heat of the day, that terrace got very hot. Much cooler pool side but more windy.

Reception staff were very peasant and accommodating. Had no issues with them what so ever. If needed, they provide towels, but we took our own.

Caution: Be very aware of when you go. We arrived on the tail end of spring break and that was more than we bargained for. Noisy young tenants, bar noises and general college behaviour; some being a little unsavoury. This is in no way a fault of the condo management but it's wise to determine what's happening during your holiday time.

Location is awesome. On major bus route in the middle of the Hotel Zone. Easy access to most everything you should wish to see. Just 12 pesos each for the bus.

The upstairs ac remote was taken by a previous guest by mistake. Unable to replace. I don’t live in Cancun anymore, in the Philippines now, or I’d do the leg work to try to get one. I liked staying in my condo in Cancun for many years, but being almost 70 I tried to avoid spring break time. I like having the beach to myself. I know it’s not 2018 remodeled, but I like the ambience so it’ll probably not get changed much. I did put in a new bathroom floor. I’ll check on water pressure too. Thank you again for staying! Amazing view and location! Clean and comfortable

The views from this condo are incredible. The layout was perfect for my family of 4 with plenty of room. It was clean and comfortable, and an exceptional price. The location was great as well. Ron was more than helpful with instructions and we followed some of the tips others left behind in reviews. Thanks for a memorable get-away!

Not Quite What It Seems.........

Interesting property. Like all properties in the hotel/party district, it had it's good and bad features. If you stay during spring break, be prepared! There is loud music coming from the bars/beach until 4 am (no listening to the ocean sounds so close the door) that you can kind of hide with the AC. The people in the unit next door were heavy smokers so it smelled like smoke in our unit ALL night every night. People are supposed to be quiet after 10 pm but good luck with that. This is a one bedroom unit, not two, so the second bed is right in the middle of the living room off the kitchen. If there is any wind blowing, the ceiling tiles in the bathroom blow around which is an interesting effect. The water pressure is not consistent and the hot water is spotty. There are ants and there is NO way around it unless you keep ALL your food in the fridge. The stairs leading to the second level would be impossible for senior citizens or persons with a disability. The unit is, as listed, dated and the appliances sketchy. On the other side, the view off the balcony was great. The people at the front desk were polite and helpful. Ron the owner, is quick to respond to any inquiries you may have and had useful suggestions for us. The location is perfect for restaurants and bars. It was nice to have their beach towels to use everyday. The new grocery store down the road is one of the nicest I've ever seen anywhere. If you are young and just need a place to crash, this unit works just fine. The price is probably in line with what you should expect the unit to be.

Great Location!

Beautiful beach. Hotel staff very nice.

Steps from everything. No car needed. Beautiful views from terraces. Secure. Large pool with a cabana where you can buy good food beer, drinks and soda right in the pool area. Kids stayed upstairs parents downstairs. 😀

Everything was terrific!

This was our second time staying here and we loved it again! Location is perfect and the condo was great. Loved the view! Everything was complete. The staff was courteous and helpful.

Wonderful view with a great location,

Only complaint is the water pressure was weak, and was cold. Other than that we enjoyed our stay very very much and would stay here again in a heartbeat

My condo can have from 1 to 6 people, one sleeping area downstairs combines with a living area. Upstairs is a complete private bedroom with 2 queen beds a bathroom and your private roof top deck. Do you need a place for yourself, you and a friend, your family, the condo can accommodate any number of people to six people in the Salvia Condominiums, at Blvd. Kukulcan 9 Km, right on the beach, overlooking the water, steps to many restaurants such as the Hard Rock Cafe, Senor Frogs, And Carlos and Charlies. If you like to bargain the Coral Negra Flea Market is across the street where you can haggle over prices, or you the walk to The Forum By The Sea Shopping center right out the property next door for the Hard Rock Cafe. There are many quaint places to get some real Mexican style food. There are some fast food places too. A larger shopping area with several floors, The Caracol shopping center, is just a few minute walk along the Lagoon. There you can find a large super market for grocery shopping.

The Salvia building is so close to the water, you can be in the water in a minute, with the beach just a few short steps off our patio. We have a beautiful pool just to the front of the building as there is not room on the beach side for our pool. The condo has a kitchen so a short distance, a few minutes walk, takes you to a large modern Walmart like super market. Chedrauis

We are in the center of the action with clubs, bistros, music, restaurants and clubs all within short walks in the hotel entertainment zone, you don't need a car or even a cab!

The whole of the Cancun vacation area is within short walking distance, and excursion arrangements can be made from the condo complex. Snorkel or go diving, take in the jungle zip lines, the Mayan ruins in Tulum, or take the ferry boat to Cozumel, and visit another world of underwater fascinations.
