''Le Pech de Giroux" has an exceptional setting in a secluded hamlet between Domme and Sarlat. This delightful house stands on a ridge with spectacular views 8 miles across the valley. Private grounds of 3 acres comprise an enclosed alarmed heated swimming pool (10x5m) with Roman End steps, professionally designed and landscaped garden, meadow and woods. A large sunny south-facing terrace fronts the house. The terrace and the rooms have wonderful views. The house, over 200 years old built from the local golden limestone, has been carefully restored to a superior standard, retaining all original features with exposed stonework, inglenook fireplaces and beams. Air conditioning in bedrooms. Two comfortable living rooms each have an English satellite TV, DVD and video. Well equipped and tastefully furnished in sympathy with its traditional style and character.

2017 is our 23rd consecutive year of successful letting with over 210 parties. 17 groups have taken three holidays or more and 17% of our guests have returned.

Surroundings and pool: Exceptional location within easy reach of all the attractions of this most famous, historic and picturesque region of South West France. The region contains more listed architecture than anywhere in France except Paris. The swimming pool is a generous 5 metres by 10 metres. Fully enclosed by low sympathetic fencing, with lockable gates and alarm for the safety of children. Pool depth is 0.9 metres for the first 1.5 metres then slopes to 2.1 metres at the deep end for diving. At the shallow end are four 'Roman End' steps. Spacious decked and paved sunbathing areas on three sides afford superb views across the meadow and the valley. The pool is heated to 25°c free of charge and filters automatically needing no attention as it is maintained weekly. Sun loungers with arms and cushions.

Terrace large area fronting the whole length of the house laid to flower beds, paving and gravel. Large outdoor dining table and armchairs. Gas barbecue. Table tennis table and bike storeroom is in a shaded area of hard-standing beyond the terrace

Accommodation ground floor: Kitchen/dining room - with exposed stone walls, beamed ceiling and door to terrace. Equipped with dishwasher, microwave, fridge/freezer, electric hob and oven, wine fridge. Living room - has exposed stone walls, ceiling timbers and a wood-burning stove within the original inglenook fireplace, sofas. High-definition (HDTV) flat screen television coupled to a Free sat box, over 150 TV & Radio digital channels mainly HD and many other non-UK channels . DVD, Video with selection of music/video tapes, books and board games. Telephone for incoming/outgoing calls.

The roof has been beautifully restored with the original 'A-frame' roof structure exposed and revealed as a stunning feature, numerous beams and exposed stonework. There are far-reaching views across the valley. The living room and one bedroom are double-aspect.

Living room - 2 sofas.High-definition (HDTV) flat screen television coupled to a Free sat box. English and French TV channels available together with DVD & Video. Telephone. Internet broadband point for your own laptop.

Bathroom - vanity basin, toilet & small-sized bath with shower attachment.

Bedroom 4:

Built-in air conditioning, vanity unit with basin and twin beds.

Bedroom 5:

Within a traditional 'Pigeonnier Tour' with french windows affording great views down the valley. Built-in air conditioning and king size bed.

En-suite shower room - with toilet, vanity unit with basin and shower cubicle.

Air conditioning has reversible heating during cooler spells.

Utility room - washing machine and tumble dryer

Store room - 6 bikes

What is included? Water and electricity. Cleaning of house prior to arrival. Maintenance of grounds, garden and pool prior to arrival and pool during the holiday. Air-conditioning in four bedrooms. The living room on the ground floor seats 8 people and the living room on the first floor seats 4 people. 6 adult cycles all available free of charge. Tennis court down the road. We provide a house book giving more detailed information on all facilities provided, local services and everything there is to do in the region.

excellent property with superb view

we had planned to be hear fro 9 nights and ended up stopping for 11 nights , a great place and a super view . We eat on the wonderful patio each night as the weather was so good .

Fabulous Holiday

This secluded house shaded with woods has a fabulous view and provides a truly relaxing ideal base to explore the beautiful countryside and many interesting attractions of the Southern Dordogne region and the excellent food and wine in the Perigord.

The house is well-equipped and we had beautiful weather, so the pool was in use regularly. Richard and Anne provide a very extensive guide to both the guide and surrounding area, which is extremely helpful.

I cannot recommend it highly enough, for either a family holiday, which we had, or a quiet getaway.

We had a fantastic week in July in this superb property. We were 6 adults and two young children and the house couldn't have been better. I've rented properties for holidays all over the world and I can honestly say, none has been better than this.

Leamington Spa

Fantastic location,well equipped, idyllic!

I have just returned from one week holiday at Pech Giroux cottage and felt I wanted to write a review about this property as it was fantastic. The process of renting the cottage was well organised and we were provided with excellent information to make the best of our stay. The property itself is set in an idyllic location only short distances from all things you may want to see in the Perigord Noir, caves, Sarlat, canoeing, bastides, castles etc etc. The property was also extremely well equipped and has ample room, we were 2 families staying together and the fact there are 2 living rooms means that the children had somewhere to call their own area while we were away. I would thoroughly recommend this property and in fact we are seriously considering a return visit there next year. Many restaurants nearby, but as the weather was fantastic and we were in the pool til quite late we made much use of the fab gas powered barbeque!

Le Pech de Giroux is in the heart of the most sought-after area of the Dordogne region, rich with history and renowned for its unsurpassed Perigordian cuisine, fine local wines and stunning landscape and architecture. . The nearest town is Grolejac, one mile down the road where there is a restaurant, a post office, a floodlit tennis court and a large leisure lake with a sandy beach. A five minute drive to Grolejac brings you to the shops, the three other restaurants and the Dordogne river where you can enjoy the river's sparkling waters to swim, canoe or fish .

A cycle path of 10 miles in both directions through pretty wooded countryside starts in Grolejac and there is a golf course nearby. A short drive brings you to the famous medieval bastide town of Domme or picturesque Sarlat, and impressive chateaux and caves such as Beynac, Castelnaud and Lascaux. Whether your interests are cultural, sporting or gastronomic, the area will afford you a memorable holiday.

Travel details? Calais is 520 miles, almost all motorway or dual carriageway. Many of our guests fly CityJet from London Docklands airport on Friday, Saturday or Sunday to Brive only 27 miles away. City Jet also fly from Manchester to Brive. Ryanair fly from Stansted to Brive on Wednesday & Saturday. Ryanair also fly to Bergerac, 55 miles away, or Limoges and Rodez each 100 miles. Other companies fly from many UK and International airports to Bordeaux and Toulouse. Pre-booked car hire is available at all airports.

A 25% non-refundable deposit is required on booking. The remaining 75% will be payable 8 weeks before the start of the rental. If the booking is less than 8 weeks before departure, full payment is required. A security deposit of £500 against damages, refundable within one week of end of holiday subject to checks, is required with the final payment.
