THE PROPERTY: (CASA ELIZA)
A typical 19th century Karst house (Casa Carsica) of stone and wood strategically positioned on the hillside at the edge of the small village of Slivia, only two km from the beautiful beach resort of Sistiana.
An ideal solution for those looking for privacy combined with the romance of a country house, surrounded by nature, with magnificent views yet only a few minutes drive from the beaches and resorts. This carefully restored historic house has stunning sea views and views over the Karst (Carsica) hills and over Duino castle, the estuary of the Izonzo, over Grado, over the Friuli and Veneto plains towards the Belluno and the Cortina ski resort. On clear days guests can see across the Gulf of Trieste to the higher Alps, up to 150 km from their bedroom window.
The house is located within a courtyard partly paved with local stone + garden areas.
Inside the house there are three levels.
On the ground floor there is a hallway, a large, cool living room (including sofabed), the kitchen/dining room and a bathroom with toilet and shower, all exploiting the beauty of the exposed restored wooden beams and stone walls.
On the first floor is the master bedroom with double bed and a second bedroom with double bed, both with beautiful sea views.
In the 2nd floor attic there are 2 further bedrooms with absolutely stunning sea views. Both are more than 20 m2 large and each bedroom contains 2 single beds - ideal for up to 4 children..
The courtyard and garden has space for parking 2 cars. Shade is provided by nut trees and a substantial vine trellis providing ideal shelter for outside dining & relaxing on hot days/evenings. One area is planted with local flowers, roses, lavender bushes and a small fruit tree.There is also an old stone basin with water tap, handy for watering the garden.
Attached to the main house are two typical small stone buildings. The first 20 m2 building has been converted into a children's playroom downstairs and a peaceful study/office for reading/working upstairs. The second is a little storehouse.
To the side of the house is a substantial terrace also for outside eating with views onto the beautiful Karst (Carsica) wooded rolling hills.

About James A. G. Mackintosh
I am British but live and work mainly in Austria. I live near Vienna and this happens to be the nearest sea resort (4.5 hrs drive) from my house. I can leave work on a Friday at 18.30 and at 23.00 I am sipping the neighbour's wonderful white wine on my balcony in Slivia looking out over the sea and all the lights to Venice and beyond.
