Two bedroom apartment with spa and wonderful country outlook for any season.

A truly unique base for your holiday, elevated above, and bordering Brading Marshes and the river Yar, the lovely, private, apartment of Foinavon has wonderful green views over a RSPB wetland reserve and Culver Down beyond, from it's main spaces to the rear.

Foinavon really is a year-round place for you to stay. You have two Full-sized bedrooms and a cosy lounge with balcony – as well as the huge conservatory / sunroom (with spa!) which gives you plenty of space to spread yourselves out, even in the depths of winter

Your own private, lawned garden is a great sunbathing place on a sunny morning, too.

Full central heating runs throughout the house, the conservatory has efficient portable heaters. We have, in fact, held our last two family Christmas dinners in there, without any need for heating!

If the weather happens to be against you, or you simply want to shut yourselves in together - away from the world - you won't feel crowded at Foinavon. There's always enough places to find a quiet spot all to yourself. Both bedrooms are each the same size, whereas, in so many places the twin will often turn out to be cramped. The 2 deep settees in the cosy sitting room have equally good views of the TV and the countryside. Table and chairs in the kitchen are not only for eating, but they're good for kid's activities also. The conservatory offers not just the spa, but plenty of casual seating, dining table and four chairs and even a dartboard! This area is ready for you to use at almost any time of the year.

Brading is well positioned to explore our beautiful Island, situated on the main road from Ryde, and only a little over a mile to the resort of Sandown, then on to Shanklin and so to Ventnor and the more open countryside of the West Wight. Also, the scenic road from Brading, over the ridge of the chalk downs, with it's fantastic views encompassing Sandown Bay, half of the Island, and even back to the mainland, takes you to Newport - the Island's capital, or on to Cowes - the sailing capital - or the West Wight, allowing an easy round-the-Island trip.

Park in your allocated space on the private drive and walk down the easy-going steps to Foinavon's secluded front door. You arrived on a busy road, but now, all of that, and the cares of the world are behind you; you are in your own private place, no-one can see you, or interrupt. You're on your own. The steeply banked front garden with it's mature planting forms the outlook from the front windows, the road is out of view. This little outside area is a nice sheltered spot to sit for a smoke, too. Here, you'll collect your key from the coded box.

Through the door to the welcoming hall, central heating throughout the house according to season, mirrors bouncing the daylight around, access to all rooms. On the shelves you will find plenty of reading material as well as games and a few dvds/cds, also local maps and flyers for various attractions around our lovely Island.

There are 2 large bedrooms, one with quality twin 3' divans, the other a matching kingsize (all hotel grade, as well as the bedding). Each room has matching wardrobes, drawer and bedside units, sensible size mirrors, dressing top and a seat.

An east facing, cosy lounge overlooking the RSPB reserve, with 2 deep settees and swivel wall-mounted Sony flatscreen tv with all Freesat channels also a dvd player and a digital radio. Patio door to the elevated balcony with 'bistro' table and chairs – for a sunny breakfast? - and views ranging from Bembridge Harbour to the north, round to Dunnose point in the South. There are binoculars to hand so you can view the geese, ducks, moorhens, herons, sparrowhawks, buzzards, owls, waders and even the occasional egret.

Bathroom – with a view! (but not overlooked) 'P-shape' bath with glass screen and powerful, instantly hot, twin head shower (no waiting for hot water in this place), vanity basin, large illuminated mirror and concealed-cistern toilet, heated towelrail that actually works throughout the year! Plenty of shelf space for your toiletries and stuff!

Kitchen: recently fitted; high-gloss units, almost new stainless steel oven and hob, also a microwave, Bosch dishwasher and a fridge-freezer. And a sink with a view! A small table with 2 chairs is handy for breakfast for a couple, or perhaps for feeding the children. Well provided with all the crockery, glasses and utensils you'll need.

Through to a utility room / porch with Bosch washing machine. There is an outside rotary line as well as a folding airer. (we'll happily do your tumble-drying if asked). Iron and ironing board are kept here, too.

Now, down a half flight of steps to Foinavon's hidden secret – the huge roofed and glass enclosed space – with a large in-ground spa heated, ready and waiting for you to use!

Here, you'll also find the dining set for four, as well as plenty of casual seating for your whole party, some of which can also be taken out to the private rear garden, over two levels, laid to lawn, or the decking, under a pergola (which affords more privacy from the side neighbours).

Plenty of unbreakable plates and glasses supplied for use in this area.

All delightfully private – the closest anyone can actually see any windows of the property is over 200m away!

The nearest visible buildings are ¾ mile away, and, as it faces the due east, where there is absolutely no artificial light, there are some truly dark skies to be enjoyed.

The river Yar passes so close that it is possible to stand in your garden and throw small stones into the water, (but not when there are people on the path please!)

The Island's own public railway runs, just below your view, past the end of the garden, the trundling sound of the little vintage (1939) two coach trains muffled by the steeply sloping bank beyond the lawn.

The property was originally built as a bungalow in the 60's, before an independent upstairs apartment was recently added. Foinavon was then brought fully up to date with all new plumbing and wiring, new kitchen and bathroom and redecorated. It had no alterations to the original bungalow layout, other than adding the new large conservatory/sunroom, which means that it retains it's 'open' feel, rather than that of the usual 'basement style' garden apartment conversion.

You should always be comfortable at Foinavon, with it's varied choice of places to relax or play, whatever the season or weather.

About Sue & Rob Greenfield

We - Sue & Rob - both grew up on the Island and have always stayed our side of the water. We moved to Foinavon with our small daughters in 1991, drawn by it's situation and views. We've spent many happy years here, the girls attending the local schools before leaving for university. As teachers, one still lives and works on the Island, the other having moved to live and work on the mainland with her husband, whose work took them away.

Rob has recently retired and partly looks after the property, while Sue continues to work part-time at the local hospital.

We chose to buy Foinavon (a bungalow at that time) as our home, some years ago primarily for it's location, it's outlook and ease of transport and travel. More recently we had the opportunity to invest in building a new home for ourselves, but, not wishing to lose our glorious views, we chose to build ourselves an independent apartment above Foinavon, which is where we now live.

Our guests now benefit from the spa, the large conservatory, stylish kitchen etc that we created originally for ourselves. We can't, of course, take the credit for that view!

Where else could you find these facilities, convenience, open outlook and, yet, privacy?

We really can't see ourselves moving from here; we'll continue to share our outlook with you, our guests.

What makes this apartment unique

Even after dark, Foinavon's views go on giving! Facing due east, with no development between us and the sea, we get some fantastic dark skies. You can watch the moon and stars rise over Culver Downs (and the Sunrise, if you're up that early).

There are so many countryside walks that you can start from Foinavon that it'd take you a week just to do the easiest ones. (and still have enough for your second week).

Do you want to walk to the sea? Barely over a mile. The full length of the Island to the Needles? About 25 miles, footpaths most of the way (there's a sponsored walk each spring).

A wide range of walks for everyone, all starting on your doorstep, level or energetic. In fact, if you're keen, you could be 400 feet up within a mile of your front door!

For drives out, you have quick and easy access to the whole of our beautiful Island,with few traffic hassles.

Lovely break

We had a week here at Easter and were not disappointed. Very clean, fresh and well equipped, there was everything we could have wanted and more. Friendly and accommodating, Sue and Rob have gone the extra mile to ensure their visitors have everything required for a great break on the IOW.

Fantastic views, relaxing and rural but with access to all amenities with a large TESCO less than 3 miles away, take aways that deliver and many good pubs within as easy stroll that serve great food.

A thoroughly great holiday home away, couldn't have asked for more!

Great property. Lovely owners. They've thought of everything!

We've returned today from at week at Foinavon. We loved it. The owners provided arrival essentials of bread milk butter beans. Perfect! The hot tub was fun! My boys loved it. Great location too. 5 mins walk to local shop pub and chippy. 5 mins drive to the beach. We'd happily return.

Modern, well equipped and excellent attention to detail

This is a two bed apartment with the fantastic bonus of a big family space including hot tub on a separate floor, and a secluded garden.

The owners' attention to detail is impressive - they do seem to have thought of everything in terms of a holiday cottage.

Decor is modern, there's plenty of seating and enough crockery and cutlery to ensure washing up doesn't have to be done on the hour every hour!

The view from the back of the cottage is over fields and faces east so breakfast on the balcony off the living room was an indulgence - on fine days!

There's plenty of storage, comfy beds and a good shower (we love a good shower!).

The location is good - near enough to Sandown, Shanklin, Ryde, and Brading's amenities to walk. The rest of the island is easily navigable - even without a sat nav!

We are happy to recommend this property to others.

great weather.....great view........and hot tub

we loved our stay at this property with the great garden view towards the hills and the cows. very good facilities within the house with small balcony adding to the sunny daze. handy location for bus and train travel throughout the island but we enjoyed the garden most with our walks and beach visits adding to our enjoyment.

did i mention the hot tub and great outlook.........ok.

At the Nerve Centre of the Island

Comfortable for two because we could eat in the kitchen when the balcony was wet or windy; having to carry food down to the conservatory would be less convenient for 3 or 4 people .

The hot tub was an intriguing experience, very relaxing in the evening after a strenuous day.

Facilities were generally excellent. Anyone having difficulty with steps should avoid Foinavon.

Brading is in an excellent start position for day trips to all the different coastlines and resorts.

Parking is a bit tricky with so much traffic passing on the road but the temporary roadworks contributed to this. Better to leave the stretch limo. at home!

Sue and Rob were very helpful and welcoming.

Owner's Response: We thank you for your kind comments, and are glad you enjoyed your stay. We put in a lot of effort to give our guests the experience they hope for, and it's pleasing to hear that it is appreciated. We're glad to say that the nearby roadworks are finally finished and that traffic is flowing properly again, making access to the parking space easier. The sloping site that gives Foinavon its lovely views does mean that there are steps, but they are wider, easier and safer than normal domestic stairs. It does, unfortunately, mean Foinavon is not so suitable for less mobile guests, and we're sure to make that clear in our description. Typically, many of our guests are, like yourselves, keen walkers, coming here to enjoy the lovely countryside that the Island has to offer, so it's rarely a problem. We are now buying a 'one handed, swinging' tray for carrying drinks and plates to the conservatory. Thank you for prompting the idea, guests will find it very useful. We hope we may be able to welcome you back to Foinavon in the future.
