Roseneath Apartment is the perfect base to enjoy the Edinburgh International Festival and Fringe Festivals. Suitable for families, groups or corporate clients, this spacious, Victorian period apartment is perfectly situated to explore Edinburgh and Scotland or to be your base while you are working here.
The flat can sleep four people, two in a double four poster bed in the front room and two in single beds in the back room. A sofa bed in the living room and a single bed in the study can extend capacity up to six people. However, for longer "short lets" (between 1 and 4 months) we recommend that the flat is ideal for two (or possibly three) people or a family. A travel cot and high chair is also available on request for babies/toddlers.

The bright, spacious and sunny living room includes period decoration such as cornicing and ceiling rose, a decorative fireplace (traditional fireplace but not in working order and fires are not permitted), and a bay window overlooking Roseneath Place/Marchmont Crescent and Warrender Park Road. In Winter, the castle can be seen from the bay window, through the trees separating Roseneath Place and Marchmont Crescent. Two large sofas and an arm chair provide ample space for up to six people. There is also a coffee table and TV with digital box for free view and DVD player.
The fully fitted kitchen gets the morning sunshine and has a warm, homely atmosphere year round. The sink at the window overlooks the rear shared gardens. The dining area includes an oak table with extendable leaves so it can comfortably seat six people, chairs, a bookshelf and wine rack and also two wooden rocking chairs. There are ample cupboards, along with a walk-in store cupboard at the back of the kitchen. Features include a radio/CD player, tall larder fridge, freezer, gas cooker (hobs), electric fan oven and grill, microwave, washing machine, iron and ironing board, and a ceiling clothes pulley for drying washing if required. The combi boiler is neatly placed inside a fitted cupboard and provides instant hot water automatically, while in winter, central heating can be on timer. There are two small fire extinguishers and a fire blanket and the hall has a smoke detector/alarm.
The spacious and bright front bedroom overlooks Roseneath Place and Marchmont Crescent, and the bank of trees separating the two streets. The four poster double bed has a luxuriously comfortable 10 inch (25cm) deep pocket sprung mattress and a king size duck feather and down duvet. (A non-allergenic duvet may be provided instead on request). A wardrobe, chest of drawers and dressing table provide plenty of space for your personal belongings during your stay. The traditional fireplace adds a period touch to the room, while thick velvet curtains keep the light and cold out of the room when required. (Please note, the fireplaces are decorative only and fires are not permitted.)
The twin room quietly located overlooking the rear gardens also features a decorative traditional iron fireplace and thick velvet curtains along with a blackout blind to keep out the very early morning sunshine in summer. The room is furnished with twin single beds, a chest of drawers and a wardrobe.
The study opens off both the living room and central hallway and is furnished with a large black desk, supportive "office" chair and shelves, making Roseneath Apartment ideally suited to anyone visiting Edinburgh for work. There is now a single bed in here too., though please note the room is small and has no external window.
The bright, newly refurbished bathroom includes a white suite, including a shower over the bath.

About Marchmont Self Catering, Roseneath & Gladstone Apartments
I created Marchmont Self Catering in 2008, when my partner and I moved in together and we kept both our flats in Edinburgh. Roseneath Apartment had been my home for about 8 years, while Gladstone Apartment had been Pete's home for about 20 years! We have both loved living here and hope that you will also love staying in the flats during your visit to Edinburgh. The area is lovely, just on the edge of the Meadows, walking distance to the city center and with an excellent bus service to get to the center quicker and to all destinations around Edinburgh, whether you are here on holiday, visiting family and friends, or for work.

Guests love staying here because the location is very convenient, close to the action but in a lovely residential area. The living room is bright and sunny all day (when the sun shines!). The flat is spacious, and comfortable to stay in, close to the open spaces of the meadows and bruntsfield links, the oldest short hole golf course in the world. You have the option of a pleasant stroll to The Royal Mile and Princes street, or catch a bus - the nearest stop is only a minute from the flat.
What makes this Apartment unique
The flat has period features including gold-leaf on the cornicing, and traditional fireplaces (not in use, the chimney is not safe).

Wonderful flat in a great location
Our family of 5 thoroughly enjoyed our 3-day visit to Edinburgh and a big part of that was our very convenient and comfortable stay at the Roseneath flat. The rooms were bright and spacious with lovely high ceilings. The kitchen was well appointed with everything we needed and the shower was lovely! The flat is well located and within walking distance to the locations we wanted to visit. Having a Scotmid co-op across the street and other shops near by was an added bonus. We would definitely stay here again!

excellent apartment in an excellent location
We have had many happy holidays in this wonderful apartment. We like the village-feel of the local area and its excellent facilities, and we always enjoy the short walk across the park to the city centre. Having found it, we have never stayed anywhere else on our annual trip to Edinburgh. Highly recommended.
Wonderful location, hospitable owner, lovely apart
This apartment is a block away from the Meadows and so within easy walking distance of the University, old Town, Princes Street and gardens, as well as wonderful neighborhoods in the immediate vicinity. It is just around the corner from a key bus line and one block from another. There is a small grocery across the street, several veg and fruit stores around the corner along with one of Edinburgh's best fresh fish stores. Larger groceries within minutes' walk. It is not possible to detail all the advantages of the location! The apartment is full of light, spacious, and with all modern conveniences. It is beautifully kept up, the beds are comfortable, and the heating works well, should you need it. Sue is fantastic--a great guide to the city and region as well as wonderfully reliable in regard to the business side. I lived here for a month in September 2015 (the site won't let me go back that far) and could not have been happier. Hoping to go back soon!
The appartment is clean, well looked after, well equipped and well situated. The bus into town is right round the corner and takes 10 minutes to get you to princess street. Walking takes 20 minutes. Could not have asked for anything better. Home away from home.

Amenities for self-catering within about five minutes walk include a co-op, off-licence, newsagent and probably the best fish shop in Edinburgh, three or four fruit & veg shops and other grocery shops, and various take-aways covering Indian, Thai, Chinese, pizza, fish & chips and Italian/pasta. There is a taxi rank on Warrender Park Road and metered on-street parking if you are driving (Monday to Friday 8:30am-5:30pm). Marchmont is a popular area to be based in Edinburgh, due to its close proximity to the city centre, frequent bus service and many amenities combined with the open spaces of Bruntsfield Links and the Meadows. Recently, more cafes with pavement tables have opened, giving the community a somewhat continental feel (there are about 8-10 cafes within five to ten minutes walk from either Apartment!). When you are tired of visiting the many interesting and varied visitor attractions or festival events in Edinburgh, the Meadows and Bruntsfield Links offer plenty of opportunity opportunity to relax outside with a book, picnic or glass of wine. Its also the perfect place to play with friends and the family - from frisbee to football, tennis at the Edinburgh Leisure courts where you can hire everything you need, children's swings and multi-activity compounds, or golf on the short 36 hole links, where you can play for free and you need to bring your own clubs. Alternatively, walk about 20-30 minutes south, to Blackford Hill, where you can feed the ducks at Blackford Pond, walk up the hill (or drive to the car park at the top!), visit the observatory or explore the nature trails at the Hermitage of Braid. Further afield, Roseneath Apartment is a perfect base to explore the surrounding countryside, as it is so easy to access the city bypass. Between half to three quarters of an hour's drive brings you to fabulous beaches along the east coast, where you could walk all the way from Aberlady via Gullane to North Berwick, or discover hidden beaches near Tantallon Castle, or learn to surf at the glorious sandy expanses of Belhaven Bay. To contrast, explore the local Pentland Hills, less than half an hour's drive to find varied walks - whether by a reservoir, up steep hills with panoramic views or in the valleys, or learn to ski or snow board at Hillend Dry Ski Centre. Cultural visits that are also a short drive include Rosslyn Chapel, Crighton House, Borthwick Castle, Dalmeny House, and Hopetoun House. Please contact us to request our full terms and conditions for rental, which are also sent to you when you book. No smoking and no pets allowed. Rental includes use of bed linen, broadband wifi, and all equipment in the flat. Rental includes reasonable use of power - up to £8 during winter and up to £5 per day at other times. Power usage is based on meter readings and excess use is charged at cost in addition to the rental. The security deposit is refunded after your visit, assuming all is well - no breakages and the flat is left in a condition where it does not require more than usual amount of cleaning.
