Aloha Visitors to The Big Island. My name is Paul Kauffman. I was born and raised in Chicago. I am a CPA who specializes in taxes. I have traveled all over the world for both business and pleasure. I swim, snorkel, scuba dive, sail, paddle, hike, bike, and golf. I have been coming to The Big Island since 1981. My wife and I moved here full time in January, 2000. The Big Island has always been very special to me. I love the size and diversity of the Island (It is over 4,000 square miles and as big as Connecticut). It still has the ALOHA spirt and much of the Hawaiian culture has been maintained. It is quiet, peaceful, beautiful, and very relaxing. The Island has a wonderful balance between man and nature. It also has a positive, healing almost spiritual nature. Virtually all of my renters have been refreshed and rejuvenated by their visit here.

I have been here since 1981 and know every inch of this beautiful island. I have always been attracted to The Mauna Lani Resort. It has a quiet and understated elegance. The grounds and the landscaping are beautiful. The 7 white sand beaches are exquisite. You can eat, shop, golf, play tennis and go to the spa. I love 'turtle beach', the ancient Hawaiian fish ponds, the turtle pond and the shark pond. You really never have to leave the resort. It is within 5 minutes of the best things to see or do on the island. The Fairways is the best subdivision at The Mauna Lani. The grounds are beautiful. We have a resort style pool and hot tub, lava rock waterfalls, koi ponds, and a state of the art air conditioned fitness center. The Town Homes are large, beautiful, and very well built with every amenity you could ever want or need. The price and value for these units is outstanding. I currently own two Town Homes at The Fairways at Mauna Lani.

What makes this townhome unique

I love to cook. I enjoy the electric cook top range, oven, microwave, and Viking gas bbq. I much prefer to eat at home and enjoy wine and a cocktail. I also enjoy saving at least 90% on the cost of eating out at the restaurants. The viking bbq is great. It includes a rotisserie and a smoker. It is on the wrap around lanai with a wet bar and native ohia posts. I enjoy the great sunsets and the peace and quiet of the resort. I have views of the waterfalls and Mauna Kea (White Mountain) which is snow capped for much of the year. I love to sit outside and read while I listen to the waterfalls. I generally take an unscheduled nap. I also love the pool, hot tub and fitness facility. It is all right there at no additional cost. The beaches are great. I often go to the owners only Beach Club and take my grand daughter for a swim. It is beautiful, protected from the surf and has great snorkeling and scuba diving.

Perfect for Ironman Hawaii 70.3

Great location for Ironman Hawaii 70.3 race week. Five minute walk to hotel for athlete check-in, orientation, expo shopping and shuttle to Hapuna Beach race day morning. Well appointed kitchen. Paul even bought us a rice cooker! Grilled some steaks our first night there. Poor cell signal but phones worked fine on Wi-Fi. Plenty to keep supporters busy -- nice pool and hot tub, walk to beach, shopping at nearby malls, or just relax at the condo. Beautiful. Definitely want to come again.

Excellent, didn't want to leave, perfect for our family of 5 (me, wife, three little girls)

Overall, just great. Paul is awesome, relaxed and helpful. The unit is clean, big, location is convenient to lots (shopping, Queens market, etc) but gated and safe and quiet. Access to beach club is wonderful, and plenty of beach toys you can use in his garage. Can't wait to go back, will definitely be looking for availability at his place when we decide to return. We had three girls (ages 7 to 3) and it worked perfectly well.

One concern my wife had initially was the air conditioning was set to a minimum temperature, she thought she'd be hot and need it lower and that we'd have to contact Paul to ask to lower (at a cost I think), but after the first day she was perfectly comfortable with windows cracked and fans going. Can't think of any way it could have been better, thank you again Paul!

WHILE IT IS FAR LESS HUMID IN HAWAII IN THE SUMMER THAN THE MAINLAND IT IS CERTAINLY MORE HUMID THAN A LOCATION LIKE ALASKA. AIR CONDITIONING IS INCLUDED IN THIS RENTAL UNIT AT NO ADDITIONAL COST. I HAVE HAD THE A/C UNIT COMPLETELY CLEANED AND OVERHAULED AND IT NOW BLOWS COLDER AND WITH MORE FORCE. I HAVE ALSO REDUCED THE MINIMUM SETTING SO THAT IT IS COMFORTABLE FOR ALL GUESTS. I DO PROVIDE BOTH CEILING FANS AND LARGE FLOOR FANS IN EVERY ROOM SO PEOPLE WHO DO NOT LIKE TO USE A/C CAN BE COMPLETELY COMFORTABLE AS WELL. PAUL

Five Star Big Island Aloha

There’s a reason this place has 90+ Five Star reviews. Booking Paul’s VRBO was the best decision we made on our recent vacation. After weeks of research we settled on Paul’s place at Mauna Lani. Everything about Paul exudes aloha spirit. Paul doesn’t leave any stone unturned, ensuring that everything is in order before your arrival. I was in contact with Paul at least a half dozen times before we arrived and he was always eager to help. After our flight was delayed three hours in Seattle, we didn’t touch down in Kona until after 1 AM. Thanks to Paul’s explicit directions, we had no trouble stumbling sleepy eyed into his beautiful home at Mauna Lani. We awoke early the next morning to bird song and the sweet scent of hibiscus. Mauna Lani is THE perfect getaway in every way. This unit is clean and well appointed, the beds are comfortable and Paul’s aloha spirit abounds. Mauna Lani is a very quiet gated community. The location couldn’t be beat. With the nicest Foodland I’d ever been in only a five-minute walk down the road along with The Shops at Mauna Lani, everything’s right there. It’s less than a ten-minute drive to the Waikoloa Beach area and King’s Shop. Beach access: Some of the best beaches in Hawaii are within ten minutes A-Bay, Hapuna and Mauna Kea. It’s only thirty minutes up to Hawi Town and historic Kapa’au (the birth place of King Kameamea). We drove into Kona each day so I could lap swim at the Kona Aquatic Center. Working with Paul is like having your own tour guide as he equips you with everything you need to enjoy your stay. In the garage you will find that Paul has stocked it with all the beach necessities that a local would have for a day at the beach. With beach chairs, binoculars (humpback whale watching), boogie boards and more, you’re ready to hit the beach. We didn’t eat out for one dinner the entire seven night stay, picking up the fish of the day at Foodland, bringing it back to Paul’s fully equipped kitchen and grill for fresh, local fair in the comfort of our VRBO. There’s a phenomenal ocean access just down the street where we watched the sunset each night. The private beach access is not crowded, and is THE perfect spot for an early morning swim and provided terrific snorkeling with a profusion of fish life in a safe protected cove. We wouldn’t hesitate to book Paul’s VRBO again. Paul is a gracious, welcoming and terrific host. This was our best VRBO experience yet. Mahalo nui loa Paul! A hui hou…

Wonderful experience!

We loved this home! We will definitely be back. The home was very large, steps away from the pool, and a nice walk to the nearest grocery store and coffee shop. Every morning we got up and walked for it to get coffee, came back home and put our five month old down for a nap, and got ready for the day. Paul has supplies for babies and toddlers. We had access to the private beach as golf was so close. We can't wait to return.

Best location to stay on the Big Island

Paul's condo at the Fairways is in the perfect location. The private beach club access offers as good snorkelling as you could want. The grounds of the Fairways are well kept and we enjoyed our time at the pool. This unit had a lovely lanai where we spent many hours. We enjoyed morning sun on the lania, and appreciated that large trees shaded this area for later in the day.

The set up of the condo is perfect for two couples, offering separate bathrooms and privacy by being on two floors. My husband and I tend to be up early, and we could start coffee without worrying about disturbing the other couple.

Great, fast, reliable Wifi in the unit, and a bonus to have Wifi available at the pool! We haven't encountered this at any rental in the past.

Comfortable furnishings, well set up kitchen (love the coffee grinder!), very comfortable beds (which is hard to attain with a rental unit King size), and I particularly loved the sheets on the Queen bed. Appreciated having 4 comfortable beach chairs, and a few boogie boards as well.

Paul was helpful and available if there was anything we needed. I have no hesitation in recommending this rental to anyone, and hope to return soon!

Nice spot for our vacation

This 2 BR townhome is an excellent spot for a Kohala coast trip. The location in the Fairways at Mauna Lani is the quietest we've ever experienced. The grounds are well maintained as is the pool and small workout room. As with all rentals, it had both its positives and negatives - the positives FAR outweigh the negative.

Nicely appointed and tastefully decorated 2 BR - 1 downstairs and MBR upstairs. The very well equipped kitchen and laundry, nice outdoor propane BBQ grill, beach accessories were very much appreciated. Several reviewers mentioned the small garage - true, but our Hyundai SUV fit in easily and having a garage is nice.

Owning any rental, particularly a vacation rental, is tough. Many renters don't take care of the property as well as we future renters would appreciate. This unit is showing a little of that deferred maintenance/wear & tear (blinds missing a few slats; skillets and knives have been abused, etc.) around the edges but is in generally very good shape. The unit is also well stocked for towels (bath, kitchen and beach) and we even found soaps and a few condiments. A small detail, but nice when renting on VRBO - there were even extra rolls of TP...something not every owner thinks to provide.

The only negative I will mention are:

We needed to do some real cleaning in the kitchen...prior renters obviously didn't rinse before using the dishwasher and we needed to hand clean dishes, cutlery and glassware to remove "gunk" before using.

Neither negative nor positive, but things to know:

The owner, quite understandably considering power costs in Hawaii, locks the thermostat at 78 degrees. If you're someone who prefers it cooler, there's a surcharge, but he does allow lower temps. The unit does have both ceiling fans and several floor fans that kept the unit comfortable for us.

We were contacted by a real estate agent while there who informed us the unit is for sale and he wanted to show the unit. Not what we'd planned for on vacation, so we politely declined. I'd suggest clarifying.

The rental experience:

With the exception of the confusion about the for-sale status, I can only say that dealing with Paul was a real pleasure. He communicates well and clearly. His directions and instructions for arrival were well thought out and clear. His welcome materials in the unit were helpful (how to turn on AC and use BBQ, for example) and his checkout instructions outlined exactly what he needs from renters.

I GUESS THE FACT THAT IT WAS WRITTEN BY AN ATTORNEY IS THE REASON. HERE ARE SOME ITEMS FOR YOU TO CONSIDER. THERE ARE TWO SETS OF VERTICAL BLINDS AT THE SLIDER DOORS. THERE ARE ABOUT 30 BLINDS EACH AND 1 ROD. WHEN I INSPECTED THE PROPERTY AFTER CHECK OUT THERE WAS ONE BLIND AND ONE ROD ON THE FLOOR. I AM NOT SURE HOW THEY GOT THERE BUT THEY WERE UP BEFORE THIS RENTER. THEY EASILY SNAP INTO PLACE. IT TOOK ME LESS THAN 10 SECONDS TO FIX. THIS IS NO ISSUE. THE SKILLETS AND KNIVES ARE REPLACED ON A PERIODIC BASIS. THE SKILLETS HAVE NO SCRATCHES AND IF THEY DO THEY ARE REPLACED AT COSTCO. THE KNIVES ARE ALSO FULLY FUNCTIONAL. THESE TWO ITEMS MAY NOT BE TOP ON THE LINE BUT THEY WORK FINE. REGARDING SOME KITCHEN WARE THAT WAS NOT TOTALLY CLEAN. MY CLEANING STAFF AND I INSPECT AS MUCH AS WE CAN IN A SHORT PERIOD OF TIME AFTER EACH CHECK OUT. HOWEVER, THE KITCHEN IS VERY WELL SUPPLIED - PROBABLY OVER SUPPLIED. WE SIMPLY CAN NOT INSPECT 300+ ITEMS AFTER EVERY USE. PRIOR RENTERS SOMETIME PUT THINGS BACK THAT ARE NOT TOTALLY CLEAN BUT IT IS NOT FEASIBLE OR POSSIBLE TO CHECK OUT EVERY ONE. MY CLEANING STAFF AND I WILL TRY TO BE EVEN MORE DILIGENT IN THE FUTURE. ELECTRIC IN HAWAII IS 10 TIMES THE RATE IN THE MAINLAND. EVEN WITH THE THERMOSTAT AT 78 DEGREES THE MONTHLY BILL IS AT LEAST $35.00 PER DAY. MANY PROPERTY OWNERS CHARGE $35.00 TO $75.00 PER DAY. I CHARGE NOTHING. HOWEVER, I DO LIMIT THE FREE AC TO 78 DEGREES. SINCE MY NIGHTLY RENTS ARE ABOUT $100.00 PER NIGHT LESS, I SIMPLY CAN NOT AFFORD UNLIMITED FREE A/C. ALL OF THE HOTELS IN HAWAII HAVE RESTRICTIONS INCLUDING THE AMOUNT THE THERMOSTAT CAN BE SET; THE AC TURNS OFF IF YOU OPEN A WINDOW OR LEAVE YOUR ROOM. I BELIEVE MY POLICY REGARDING A/C IS ONE OF THE MOST GENEROUS FOR MY RENTERS. THE A/C RULES ARE ALL FULLY DISCLOSED IN THE VACATION RENTAL AGREEMENT. I AM NOT SURE WHY AN ATTORNEY WHO SIGNED THIS AGREEMENT WOULD COMPLAIN ABOUT THIS PREVIOUSLY AGREED TO PROVISION IN THE CONTRACT. SINCE THE RENTER WAS HOSTILE WE DID NO INSPECTION.
