Craig and I love to entertain and we love overnight guests. We’ve always wanted to open our very own bed and breakfast, but life has pulled us in different directions, as can happen when you have careers, family, and children. In August of 2007 we began our search for our second home here in the Newport area, a place we love everything about and hope to eventually retire to. On our first day of touring potential homes, we came across this one and three weeks later it was ours! We are so happy we can share our home with you. Knowing that it is being enjoyed, taken care of, and celebrated thrills us. Enjoy!

Three Beaches enjoys a large enclosed yard with large above ground pool. Guests can enjoy the oversized outdoor hot water shower under the stars.
We absolutely love the house. it was so unique and perfect for what we needed. The best location -- so close to beach, downtown, Cliff Walk and more. We hope to be back another time.
The house was a short walk to the beach and a quick ride into downtown Newport. The setup is great especially for larger groups.
Overall, the space worked for us as we had 8 adults and 5 young children so we had all three apartments; gave everyone someplace to retreat to and some good places to gather. The pool was a big hit; made the days more enjoyable for everyone.
Here were the challenges and why I believe the property could be better and needs to be better, especially when you are topping $6K for a week. When we arrived we took the first floor 3 BR apartment; its the original part of the home and as such, the rooms are smaller. When we entered there was no power to the three bedrooms; first order of business was to reset breaker #16 (because we got good at this) and this brought that part of the house back to life. Next was the stove; rear burners wouldn't work. Found the connectors were pulled out of the holders and since there was no light bulb in the exhaust hood, I couldn't see it. We fixed it and worked fine. Next was bedroom selection: room with an a/c that squeals, or an a/c that hums, or an a/c that whirs. While each is annoying, none of it kept anyone awake. It's just that you would expect not to have that in this home. For the kitchen, there were very few utensils and glassware; it all ended up on the second floor because that's where everyone before us (and us) would gather for most meals as it had the largest dining space and was the coolest place to be. The utensils and glassware should be redistributed at the cleaning, not by the guests. There were times we had to negotiate with tiny ants in the kitchen on whose turn it was to eat off the counter. They usually lost. REALLY annoying but not a deal breaker.
Yes, there is wifi; no, it did not work. Turns out the cable to the modem had been messed with and lost its connection. I replaced the connector, reset the router and it worked fine for me; not well for others, but overall just fine. There are DVD players in each apartment but none of them work. My granddaughters were bummed, so we punted and went in the pool. Yes there are bicycles! No, you won't ride them. Rusted chains, loose hubs, low tires and one set of twisted handlebars. All fixable; I didn't bring tools. You get the idea. The good news: the house was clean and it worked! Second floor is awesome and the studio is excellent!
Nancy, the owner, is a gem; she was helpful, kind and responsive. We left punch-lists, which I hope got to Nancy. The place is good; to not make it great would be a shame.
This is a great Property Very close to all that Newport has to offer. Bonus is a large pool and walking distance to many places to eat and drink. Lots of rooms and great location for big or small families. When we go to Newport again we will be staying here. Owner is very easy to deal with and you will not be disappointed
We have been enjoying coming to Three Beaches for 5 or 6 years but each year we are more and more discouraged by the deterioration of the property in general.
We will not be returning to this house next year as we have booked another house that has a pool in the same neighborhood.
I hope that this house/property will get the upkeep attention that it needs as it is such a great location and the pool is what drew us in the 1st place.
What a wonderful week we had at this house! My top three things about this place are:
1. Location: You can walk to the beach, restaurants, the Cliff Walk, and more depending on how far you're willing to walk. The neighborhood is quiet which is great for a family vacation and any neighbors we met were really friendly. All in all it was a great spot.
2. Pool: While it may seem unnecessary for a beach vacation, having the pool was really nice. The beach can get windy so it was nice to come back and swim in a more calm environment. Very relaxing.
3. The setup for multiple families or groups of friends: We used this for a family vacation and it was really nice to have the separate units. It's very easy to get between units but if you have some late sleepers or early risers it is nice to have a little separation so no one wakes each other up.
Friendly renters, wonderful house, and amazing memories! We hope to return in the future.
Three Beaches is a wonderful place for a large family to take residence for a summer vacation. Located just outside Newport and a short distance from the beach it is easy to enjoy summer at it's best. Clean and well maintained the house is set up with 3 separate apartments which allowed our children and their families privacy. The large upstairs suite was a great gathering place when we all got together. As an added bonus the 4 ft. pool was excellent for the small children to relax and splash around after a long day.
Easton's / First Beach (5 min walk) famous for its carousel, is a great family beach with snack bar, bathrooms, outdoor showers, parking lot (fee), free concerts in evenings, discovery museum, playground and skate park. Second beach (Sachuest) is 15 min walk or 1 min drive, with a concession, parking (fee), surfing, great swimming, windsurfing and kite surfing! Bustling Newport Harbor and its activities are only an 8 min drive. Walk to nearby restaurants: the famous Flo's Clam Shack, Atlantic Beach Club, Island Pizza, KJ's Pub, Atlantic Grill, Tickets Rest& Bar. Plus convenience, sports and liquor stores.
Quiet neighborhood close to the beach and many wonderful restaurants. Perfect for families and groups who seek a quiet beach vacation.
