This condo is also available as a 1BR/ 1,5BA condo by simply closing off the guest bedroom. You will have access to the Master bedroom, all common areas and also the 2 patios.

Loved the beaches! Condo was great! View superb Marks Place - Best Ribs, Snorkeling - excellent. Baie Rouge, lollipops taste better in SXM.
We have been traveling to St Maarten for over 10 years and this was our first stay at this property. Everything about the facility was perfect. The overall property is relatively new, was well maintained, very secure, with beautiful grounds. It has a clean and well kept outside pool that overlooks the ocean. There is access to the beach below via a set of stairs. On the ground floor there is a fully equipped gym and indoor lap pool all surrounded by glass with a steam room and sauna ( mens and ladies). The gym and the lap pool also overlook the ocean. All of the equipment was clean, and in great working condition and the views while working out were beautiful.
All of the living area in the condo we stayed in has an open floor plan that adjoins a large balcony that looks out over the ocean. From the balcony there are great views of Mullet Bay and Maho. We were there for New Years Eve, so we also had the bonus of being able to watch the fireworks at Maho right from the balcony.
The bedrooms overlook Simpson Bay Lagoon, with views of the Lowlands, Marigot, and Anguilla. You can even see Creole Rock from this balcony. This unit was well appointed with comfortable furnishings, the beds were very comfortable and there were all new appliances including as washer & dryer. The owner provided a manager that was only a phone call away who was very helpful and gave us an excellent orientation of the property and a very nice complimentary bottle of wine.
A few little pluses; the Owners provides a Chippie phone which provides phone access all over the island, free incoming calls, and reasonable rates for calls back to the States. There is outside parking, but we really liked the underground garage with the assigned spot right next to the elevator.
If you have never visited St Maarten, we like staying in Cupecoy because it is close to many other beaches including Baie Longue, Baie Rouge, Mullet Bay to name a few, it is short ride to Marigot, you can walk to Maho, it is close to the airport and a lot of the best restaurants.
On a rating of ten we would rate our stay here as a 12.
