This property is located on Berry Bay(part of the Ossipee Lake chain) in Freedom NH. Very quiet and private setting on 2 acres, this lake front cottage has 200' of sandy beach front and a 50' L-shaped dock. Flat property with easy access to the beach area and water. Ideal for 1 to 3 families and young children. Has very large screened porch, eat-in kitchen and large living room/dining area. Bright and sunny. Comes with canoe, kayak and small row boat and has mooring available for larger boat or can tie up to dock. Fenders on dock. Location is 30 minutes south of North Conway NH and 1 hour from Portland , Maine.
We rented this house two summers ago for my brother's bachelor weekend and it was great. There were 10 of us and we were pretty comfortable. Distance to the lake is ideal, loved the fire pit, and the grill got used a ton. I really enjoyed the screened in porch and the common eating areas. It was very quiet around us, so we could just relax and have a great time. One thing I would recommend is getting a bigger TV in the living room. It was tough watching Bruins playoff games on a very small TV. Otherwise it was a great time and we will hopefully rent again this summer.
The owner - David - is very easy to deal with, takes credit cards, and got the deposit back to me very quickly. All in all, a smooth process and definitely one I'd recommend!
We spent a week in this rental August 2014, - we had a great time. It’s a nice clean rental with tons of character on an amazing plot of land in Berry Bay. Im limited by characters so Ill try to make this brief!
Great location to North Conway
Amazing lake front land – privacy from neighbors, plenty of parking,
Lake Bottom is sandy, not weedy with a gradual slope
Location – Berry Bay doesn’t have a ton of lake traffic,

Owners were nice and responsive –
Shady land – on hot days house stays fairly cool
Firepit – beautiful lakeside firepit – and the owners provided wood which was a plus!
Great open concept layout was conducive to quality family time
Owner takes care of all trash removal – which is a plus when you are in an unfamiliar town
The bedrooms –Upstairs there are 3 bedrooms (a queen, a full, and two twins). Then off the screened in porch there are the other “two” rooms – both small. The first room has a futon. The second room (pass through futon room to get to) has bunk beds and a twin -- no dresser, nowhere to put your belongings so you need to put them in the room with the FUTON. It got cold a few nights and we ended up having to sleep on the couch in the living room – not ideal when paying 395 dollars a night. Also, I wouldn’t put children in these rooms due to how remote they are to the upstairs…teenagers it would be ideal!
The screened porch – the porch is really nice to be able to sit outside and enjoy the elements – this porch as no railings which is scary (you can see from the pictures no railing)– if you have small children it is not safe and you will spend your time nervous they would fall through – not relaxing. Even as adults it felt unsafe. Im sure it’s grandfathered for code – just feels scary.
Bathrooms –to clarify there is a ½ bath on the second floor and a ¾ bath on the first floor (shower stall). There is no tub.
Security Deposit – it took 6 weeks to get the security deposit returned, I had to reach out to the owner several times which was frustrating as it is $750 dollars – which is a decent amount of money for a weekly rental deposit. Finally I did get it back from the owner.
We had a great week spending time with our family –I would rent this house again BUT I’d take into account the makeup of the group Im renting with, the time of year (temperature wise) and if the sleeping arrangements work for all of us.
There weren't very many positive things that I could say about this Vacation house but, what really concerned me was the somewhat less than truthful description given on VBRO about this vacation home. I enjoyed the swimming area, there's a large sand bar that extends the entire length of the property and slopes gradually out into the lake 25 to 40 feet, it was good for both the younger kids and their grandparents. There is an ice cream shop and a good Diner near by, it is quiet day and night, the view from the beach was very nice and, it also goes without saying that the Lakes region of NH is beautiful and I would never discourage anyone from staying in the Ossipee area...
Unfortunately, the negative points far out number the good,,, the first observation we made was that this house was very rustic, slighly musty, and a little dirty looking, it was very disappointing. Upon closer observation we noticed that the floors were merely made of plywood with a coating of varnish on them, and the house itself was originally a much older small cottage with a somewhat shoddy and obvious money saving addition put on the cottage some years later, and forget about construction safety codes. The Grandparents had a very difficult time navigating the staircase to the bedrooms, the staircase is steep and turns a corner twice, the stairs themselves are narrow on one side and wide on the other, with only an open rail made of a 2" X 4" to hold on.
The untruthful claims begin with the number of bedrooms, FOUR bedrooms in this house, not Five, 3 bed rooms upstairs and the old cottage section was converted into one group bedroom. The bedrooms are cramped with the Master bedroom being the only exception, their idea of a King size bed is in reality a queen, and their Queen is actually a full size bed... The biggest exaggeration was that they claimed to have 2 full baths and a 1/2 bath, I looked all over for a second full bath and could not find one, I even looked for an outhouse or a shower mounted to the side of the house, and Nothing!!
Ultimately Yes, I think we all had fun but, I do feel that there should be more honesty from the owner when they rent their property out to unsuspecting families, we expect more from the owner and the home,,, there is simply no room for Sugar coated over exaggerations when it comes to someones vacation time... And lastly, It took over 10 phone calls and almost 3 months to have our security deposit refunded back to us.....
Just spent a wonderfully relaxing week at this house and can't rave enough about it! Clean and fully equipped. We went with 8 family members and I have to say it was an unbelievable experience. The house is beautiful inside and out. The owner was great, he really provided everything to make you feel comfortable and was very helpful!
Our favorite part was the lake which is beautiful. My 20 month old had a great time in the water, the sandy water was a plus. It is impossible not to relax here! Everyday, we swam, floated on the provided rafts/noodles, went on a night boat ride (provided), fished, sunbathed, read books and literally just stared at the lake. The house is private and you really feel away from it all.The porch over looking the lake is a great touch to the house too.
In fact, the dogs loved the property -including the yards and dock- as much as we did!
I have nothing bad so say about this charming cottage and it is charming. The house is located in a great location in New Hampshire, many places to visit and tour.
All in all, this was one of the best rental properties we have experienced. We would not hesitate to rent this property again and would highly recommend it to anyone!
