Beautifully Appointed 1876 country house with sweeping lawns and an expansive, enclosed bluestone patio that is perfect for BBQs or roasting s'mores in the fire pit.

The house itself is spacious & loaded with charm. The kitchen is well-equipped with a butler's pantry formal dining room that seats 12 and overlooks the landscaped garden. A screened-in porch overlooks the lawns in front of the house. The large living room features a dramatic wood-burning fireplace, flat screen TV and comfortable seating. The master bedroom offers wonderful views of the woods and the occasional deer behind the house where acres of private hiking trails begin. The large barn, situated by a stream, has been converted into a game room complete with pool, ping-pong, foosball, air hockey, a basketball game, darts, etc. This insures that even if the weather is bad, there is always something fun to do!

The house is situated between Phoenicia & Woodstock and a short drive from local shops & farm stands.

Hiking Trails: The carriage trails are extensive. We border state land which is approx 150 acres and misc. neighboring land of 600 acres. the use of ATV vehicles might be available.

Perfect Getaway !

We unexpectedly had to bring our kids with us to celebrate our 15th Anniversary and this was the perfect solution. All 4 of us had a great time! Many many hours were spent in the game room before and after kids went to bed. Pool and hot tub were great. Making s'mores by the fire pit at night was a nice end to the day. Hiking trails are right outside the back door. Inside of house was very nice as well although we were rarely there. Great mini vacation in a really nice area of the Catskills with plenty to do nearby. This house really has it all. Thank you Jim!

Mountain bliss!

We (family of four, 2 sons) stayed here Labor Day weekend, and it could not have been better! Perfectly situated and secluded, the house exceeded all expectations. It was unseasonably cool, but the heated pool, hot tub and fire pit was enough to keep us warm. The property itself has a great hiking trail, which my sons and I used extensively. The game room, huge selection of board games and enormous TV kept us all entertained. Woodstock was a short drive away, as was the Boiceville IGA market and numerous farm stands. We will certainly be staying here again!

Amazing Oasis - every amenity you could ever need.

We stayed here with two couples and our dogs. The property exceeded all expectations. Really unique and the amenities were all amazing! Owner was super responsive to all our needs with great communication. So many activities to keep you entertained, its really astounding - games like shuffleboard that you just don't find anywhere (except here). The salt water pool and hot tub, with outdoor fire pit and tons of comfortable seating and table space made you never want to leave the property. Giant TV with surround sound, and a great collection of dvd's as well as being wired for internet/netflix made for some great relaxing evenings. Really can't recommend this place enough, if you are looking for a getaway in the catskills, you can't do any better than this place.

Six stars!

Four of us shared another wonderful week at this outstanding property while our kids were away at camp at the end of August - this was our second visit and we’ve already booked again next Summer! Although we spent most of our time moving between the saline pool and the game barn, we did take the quick drive into Woodstock for provisions – great farm stands, butcher, pizza, gift shops and Bread Alone for coffee and a scone! Recommend the hike along the trail off Zena Road – considered “The Spot” by local artists. One week is not enough to explore and enjoy everything this home has to offer. This Fall, we are returning with our family for a long weekend for some leaf-peeping, stargazing, apple picking, hiking the many private wooded trails, shuffleboard tournaments in the game barn, and snuggling up by the stone fireplace watching movies on the new large curved-screen home theater system. The description and the pictures are 100% accurate as are all the glowing reviews by other guests – clean, comfortable and very well-appointed. Jim and Sara are engaged and responsive to any questions and ready with helpful tips on how to enjoy the many wonderful nuances of this fabulous property. Six stars!

This House Has It All

This house really has it all: beautiful mountain view, lots of land and privacy, hiking trails right off the property, great pool, fantastic game room, charming furnishings, and a very nice and responsive owner. We had no internet or phone service when we arrived, and the owner knocked himself out to get it restored within 24 hours, not an easy accomplishment on a weekend. The house is so comfortable and has so much to do, that you could easily pass the time without leaving the property, but it's also well located for exploring. There are some spectacular walks nearby around Cooper Lake (just up the road) and the Ashokan Reservoir (about 20 minutes away). Woodstock is an easy 10-minute drive. And if you have a sweet tooth, try the Ice Cream Station in nearby Phoenicia. The only caveat is that like most historic homes, this one has a quirky layout. The bedroom with two beds opens directly into the master bedroom and is directly off a staircase from the living room with no door, so if you have people going to bed on the early side, the rest of the group will have to do their socializing in the back part of the house. The house is spacious with multiple sitting areas, and there are two ways into the master bedroom (either through the double room or through the master bathroom), so it's really not a problem. It's just a quirk that you need to bear in mind if you have kids All in all, though, this is a beautiful, comfortable, charming house, and we would gladly stay there again if our travels bring us back to the area.
