Beautifully Appointed 1876 country house with sweeping lawns and an expansive, enclosed bluestone patio that is perfect for BBQs or roasting s'mores in the fire pit.

The house itself is spacious & loaded with charm. The kitchen is well-equipped with a butler's pantry formal dining room that seats 12 and overlooks the landscaped garden. A screened-in porch overlooks the lawns in front of the house. The large living room features a dramatic wood-burning fireplace, flat screen TV and comfortable seating. The master bedroom offers wonderful views of the woods and the occasional deer behind the house where acres of private hiking trails begin. The large barn, situated by a stream, has been converted into a game room complete with pool, ping-pong, foosball, air hockey, a basketball game, darts, etc. This insures that even if the weather is bad, there is always something fun to do!

The house is situated between Phoenicia & Woodstock and a short drive from local shops & farm stands.

Hiking Trails: The carriage trails are extensive. We border state land which is approx 150 acres and misc. neighboring land of 600 acres. the use of ATV vehicles might be available.

Charming house, beautiful setting, a perfect weekend getaway!

We had a lovely time at Jim's! The setting was perfect for seeing the leaves change as there's a beautiful mountain view from the front yard. The entire house is very well appointed with all the supplies you could need for making dinners, fires in the fire pit etc. My kids also loved all the activities in the game room. Jim was incredibly responsive. We booked the house last minute (literally 24 hours before check-in) and not only did he accept the reservation but accommodated an early check in. All in all a fantastic weekend upstate!

Fall Weekend Getaway

My family of 5 spent the Columbus Day weekend at this fabulous home! We particularly enjoyed early morning coffee on the screened porch, watching leaves drifting from the trees chipmunks dashing back and forth, listening to the rain; afternoons in Adirondack chairs on the large rolling front lawn looking up at the changing leaves on Mt. Tobias; evenings outside around the fire pit looking up at the stars; watching deer leap across the meadow behind the house in the morning from luxury of our bed, and playing shuffleboard and ping-pong in the unbelievable game barn. Would love to be here in a snowstorm and get a chance to use the massive stone fireplace in the timbered living room and the wood burning stove in the barn. Jim is a pleasure to work with - responsive, flexible and considerate - and property has so much to do no matter what the season, the weather or the number or age of people in your group. The pictures, the description of the property, and the glowing reviews are all accurate.

Lovely Upstate Home for a Getaway

Recently stayed here for a long weekend getaway with two other couples. The house itself is gorgeous, as well as the surrounding property and hiking trail. Unfortunately we came too late in the season to enjoy the pool, which had to be closed for upcoming winter. But we enjoyed ourselves immensely regardless. Jim, the owner, was a pleasure to work with - very responsive, helpful and friendly. I would highly, highly recommend for anyone looking for a house in the Woodstock area. The house is well maintained, clean, and kitchen is well stocked for all your cooking needs. The only caveats I would mention though, my husband and I use AT&T as our service provider (the other two couples are Verizon) and we did not have any cell phone service whereas the other two couples did. More of an FYI, it didn't affect us, but had we been expecting an important call, it's just a good thing to be aware of. And while pool is not available once the weather turns cold - as it needs to be covered for the winter - the hot tub is always available though. Oh, one other thing, the entrance to the bedroom with double beds is above a flight of steps from the main living room, but there is no door at the top of the steps. As we had some toddlers sleeping in that room, we were unable to enjoy the living room below that bedroom at night as there was no way to prevent sound coming from the downstairs living room to waking up the kids sleeping above. The other two bedrooms this was not an issue. Overall, 10/10 would recommend to anyone.

Perfect Getaway !

We unexpectedly had to bring our kids with us to celebrate our 15th Anniversary and this was the perfect solution. All 4 of us had a great time! Many many hours were spent in the game room before and after kids went to bed. Pool and hot tub were great. Making s'mores by the fire pit at night was a nice end to the day. Hiking trails are right outside the back door. Inside of house was very nice as well although we were rarely there. Great mini vacation in a really nice area of the Catskills with plenty to do nearby. This house really has it all. Thank you Jim!

Mountain bliss!

We (family of four, 2 sons) stayed here Labor Day weekend, and it could not have been better! Perfectly situated and secluded, the house exceeded all expectations. It was unseasonably cool, but the heated pool, hot tub and fire pit was enough to keep us warm. The property itself has a great hiking trail, which my sons and I used extensively. The game room, huge selection of board games and enormous TV kept us all entertained. Woodstock was a short drive away, as was the Boiceville IGA market and numerous farm stands. We will certainly be staying here again!
