Beautiful Home! Great vacation

The house was a perfect get-away (aside from the heat of July, of course!). The home is beautiful and completely stocked. I was amazed at how well prepared the home was- nice shampoos/conditioners/body washes in each shower. Paper towels, toilet paper, cleaning supplies, plates, etc. -Not to mention crock pot, blender, coffee maker, and anything you'd need for a fully functioning kitchen. We did run into a minor issue with a cord getting overheated in the theater room, but it was replaced immediately the next morning, fantastic and immediate service. The house did not have cheap furnishings like I was expecting for a rental, the furniture and fixtures were beautiful and it really seems like a family's home.

The other reviews complaining about the low lake levels wasn't an issue anymore because of all of the Texas flooding this year. Also, the black lab and other large dog from the neighbor's house did drop by- but they are very sweet and loving dogs. They got along wonderfully with my 3 year old and my 5 year old nephew. I would highly recommend! Oh, but be prepared that a grocery store is about a 15-20min drive away. But the BBQ place close to the house (it's famous, but I am forgetting the name) completely made up for that- it was so delicious.

All in all, it is perfect for a relaxing and secluded family vacation. It isn't the place if you're looking for a wild nightlife. The marina was about 20 minutes or so away and we rented a boat for an afternoon very easily. We loved this home! (But if you're not accustomed to the heat of Texas, July is VERY hot and the outdoor space wasn't used as much as I would have wanted to)

Overall great stay and Home

Place was awesome. Media room was a nice touch! Once we got the music turned on outside we pretty much stayed out there for the majority of the time! Putting green was awesome as well.

Beautiful home

My friends and I (10 total) chose this location for our small, school reunion we have every couple of years. The house is amazing and due to all the rain earlier in the year, we were lucky enough to actually have a lake in the back. The location is quite out of the way from a Walmart or regular grocery (thank you GPS!), so prepare before hand or just make a 30 minute trip one way. I think we were very pleased with the comfortability this home provides: the bedding, furnishings, the swimming pool, luxurious showers, and the spaciousness of the kitchen (with 2 fridge/freezers!). There's even an impressive selection of board games, if you get tired of the pool, putting green, or playing horse shoes.

The only things that perhaps alarmed us (at first) was upon arrival, there is an abandoned, derelict house right next to the main house that was not depicted or mentioned in any of the descriptions/pictures. Like I said, it was alarming at first, but then became a point of intrigue and curiosity. Lastly, this property is not in complete isolation. The neighbors are situated VERY closely, which I'm sure there were reasons when building but just find it odd since the property is so large (or whoever built last). By no means did we ever have a problem with the neighbors (or their sweet dogs) or the surprising historical house right next door, but I think it's worth mentioning. The property and home is truly beautiful, and we had a great time!

The house is as beautiful as the pictures but is only prepared for renters on the inside. Like many other reviews we read, there was a problem with the pool. Green as could be and fixed after 24 hours. Nate took care of it with small agreeable refund but I would suggest you make sure that you ask for everything to work before you get there. Wasps restricted us from dock usage as well as campers at the bottom of the property on both sides. surely if we called Nate it might have ben taken care of. By the time we realized on Friday, we did not want the intrusion. My suggestion is you require him to walk the property before you get there rather than you letting him know what is in need of fixing when you get there- renting a boat is way to difficult and to far. yes we had the dogs visit us but it was not a bother. A/C is hard to figure out. Rooms are awesome.

Awesome House!

The house is great! There are only a couple of downsides to the house, which in the long run are not the end of the world. I'll knock those out real quick...

1. The house is a solid 45min from downtown if you plan on going.

2. You are 45-50min from any part of Lake Travis with water.

We had one issue with the A/C upstairs, I texted Nate and within an hour an A/C repair man was there to help. No problems for the rest of our stay!

We arrived to a very clean and well maintained house. GREAT kitchen, with tons of space to hangout and cook. There is a TON of fridge space at the house; there is one in the kitchen, large fridge in the pantry and an in-bar fridge on the outdoor patio.

The pool and spa were perfect, great to spend time in. This group loves to eat, so we took advantage of the grill as well.

Go to the grocery store on your way in, get everything you think you might need food wise. The HEB is a solid 25 min... The house has all the kitchen utensils you could need and some spices, so if you need something specific buy it. There is a general store about 5 min from the house if you need something last minute.

Some people in other reviews complained about the neighbors dog coming to the pool. He came over once and I told him to go away and he did, never came back again... No big deal. Also, people complain about no lake behind the house anymore. True, there is no more lake behind the house. But you would be hard pressed to find ANY "lake" house on Lake Travis anymore. Do your research, the is about 45ft lower than average right now. IT'S LOW.

All in all, a great house and a great weekend spent at The Ranch!

*WARNING VERY BAD EXPERIENCE*

1) If you are looking for a waterfront home to rent, this one is not for you! I understood, somewhat, I am not from around the Austin or surrounding area, that the water level was low. This was relayed to me by disclaimer on the house description, and on the email received by the owner before arrival. So, I emailed the owner Nate, and told him we were bringing a jet ski and boat, was there somewhere that we could dock and launch them. He returned my email with the name of a marina...so when we were close to the property and looking to dock we called the marina and were told that it wasn't in use, and hadn't been in use for some time, and there wasn't a marina anywhere around that would be. This could have been better explained, it looks more like a dessert house than a "waterfront"! The pictures are TOTALLY misleading. Not only can you not "use the boat ramp and dock at this time due to low water levels", you need snake boots, and a chainsaw to get to it!

*When I confronted the owner, his reply was "I said you could RENT watercraft", total lie, I saved all the emails!

2) The house is very pretty, but not as clean as I would have liked (considering the amount of money it cost to rent). Example: dirty dishes, food on the silverware in the drawers, coffee still in the pot, leaking fridge, floors needed to be swept/mopped, and there were several bugs including live scorpions.

*When confronted the owner says "if there is a problem you are suppose to call and report it immediately, so I can send someone out to fix it". I was staying with children in this home, without my husband for part of the time, the last thing I wanted was strangers in the home with us, very unsafe. The owner should come out and check his property before guest arrive, I didn't pay to be the home inspector!

3) Last but certainly not least, what you don't see in the VERY outdated pictures is the neighbors house that was built RIGHT beside the pool, at least a couple years ago. When you're laying out by the "private" pool, they can see you through their widows! That's not even the greatest part, their black lab comes and swims in the pool whenever he likes!

*When confronted the owner had NO comment about the house, all he said was he could have called and had them put the dog up, but I feel this should have been done before we got there. I didn't call and report it, b/c I was alone with children, and didn't feel a confrontation with neighbors was safe.

Owner's Response: We take feedback and reviews very seriously and do know that not everyone will be completely satisfied. Unfortunately this guest didn't enjoy the home for several reasons, but the biggest challenge we had was we weren't aware that she experienced any issues until after she had left the home. We make it very clear to every guest that they need to call us immediately if they have any issues and we have a crew of folks standing by to fix issues. We have to know about the issues to remedy them. It's unfair to think otherwise. In response to the water levels, we make it very clear on the main page of the house description that due to water levels that are out of our control, the dock and ramp are sometimes not available. This guest knew this when she booked, signed the contract which clearly stated this, and when the instructions were sent the week prior to her stay we mentioned it again. We were very surprised to hear her mention this in her review like it was a mystery to her. We must emphasize that of the 100+ reviews we have gotten over the years, a review like this is the minority. If you have any questions or concerns about this review, please don't hesitate to call us prior to booking.
