OVERVIEW - Charming and functional apartment in the heart of the historical centre, nested just beetween Ponte Vecchio and Palazzo Pitti. Excellent position to visit Florence and walk to all the most elegant streets, the main points of tourist and cultural interest, such as museums, churches and historic buildings.
Recommended for 2 people (double bed), but there are 3 additional beds in the living room (sofa bed and pouf-bed).
LOCATION - Entrance from Via Guicciardini and views of Via of the Yoke of the corner of Via de 'Ramaglianti.
FEATURES - Apartment on the first floor (lift available) renovated and decorated with very functional furniture. It comprises: entrance hall, living room (sofa bed, armchair, double sofa bed, TV cabinet, table), kitchenette (hob 4 burner gas stove, oven, microwave, refrigerator, toaster, dining counter), bedroom (double bed with bedside tables, chair, ottoman, wardrobe, mirror) and bathroom (sink, toilet, bidet, shower and washing machine).
TECHNICAL DATA - 51 m², very good condition, parquet floors, wooden window frames, Internet access-Wi-Fi, heating and air conditioning independent, energy class F (EPg 122.08 - 38.62 EPI).
CONDITIONS - Only small pets allowed. Utilities included (water, gas and electricity).
My husband and I stayed 6 nights in the apartment. We loved the location...we didn't feel like tourists and enjoyed having the Ponte Vecchio and Pitti Palace only minutes away. The Santo Spirito neighborhood has a great vibe to it and we enjoyed exploring the area...great restaurants and places to hang out and watch the world go by.
Giulio always responded quickly to our emails/texts and ordered our taxi for us when we had to leave to get to the airport.
The bed and pillows were very comfortable and it was nice having end tables and lights next to the beds.
We hope to one day return to Florence and we would absolutely stay at this lovely apartment again.

Our first experience with Gemma's quick response to us crazy tourists was her telephone call to the taxi company asking them to please bring my husband's man bag to the apartment, as in the excitement of arrival we jumped out to greet Gemma and the bag inadvertently got left in the back seat..........within 5 minutes the taxi driver returned with bag in had, grazie mille from me and our adventure had begun..........
Gemma answered all questions that we had and communicated with us easily via email and accommodated us with a coffee maker even though there was a moka and a French press...........the kitchen is well equipped and is a nice size for cooking meals...........the bed is very, very comfortable and the seating in the living area is very nice for two.........The apartment is bright and cheerful and the pictures depict it accurately and it is perfect for two people.......
We stayed a month in the apartment and the location is fantastic.........we enjoyed looking out every morning at ditta Artigianale and seeing all the action with Florentines getting cappuccinos and croissants.........
The restaurants in Santo Spirito were exceptional as were many in the Oltrarno..........this side of the Arno, while still touristy, seems to have more of the Florentine shops and people.........
The only thing we missed (and that's because we were there a month) was an English speaking channel so we could get the news once a day............we did catch up online every day, but as this is an election year it would have been nice to have that..........we would have been more than happy to pay extra for that channel..........
We look forward to our next stay in Firenze and our continuing love affair.......

I stayed here for 9 nights. The people handling the management of the apartment were very nice! The apartment is just as advertised. I found the urban location to be overall a plus, considering that you can walk to all the tourist attractions and that all commercial needs (groceries, coffee, restaurants, lots of retail, ATMs) are within 200m. Because it is located inside the ZTL, a garage is a must if you have a car (which I did), and there are two garages within easy walking distance. The garages handle all the ZTL paperwork (mine did). The apartment is in a bustling urban area, so there will be city noise, which I personally did not find to be too loud, mainly because the white noise of the air conditioning cancelled out a lot for me (although the AC units rattled when the compressor was running). I imagine it will be even better if the windows are replaced as planned. I almost never heard the neighbors. I didn't use the dishwasher or the stove, but the clothes washer worked fine. The refrigerator about equal to a large one from a U.S. university dorm room. The bedroom mattress is medium firm. The living room windows let in a lot of light, but the bedroom window is largely overshadowed by the neighboring building. The wooden electric shutters will keep out all light and some noise. Especially for travelers who will be spending a nice amount of time in Florence proper, this is a nice place to stay.
The team at House on Florence is really great, especially Gemma. We experienced timely and clear communication about every aspect of renting and staying in the apartment. We were there for one month so got to know it quite well. The apartment is very comfortable. The size was perfect for two adults. Everything worked well and looked in person just as the pictures do on line. We made breakfast often and a few dinners. There's a wonderful market just around the corner that made you feel like a local to shop there. Great wine dept. at good prices. The apartment is well located, possibly a little too well located. Very busy streets around the apartment and noise from a coffee / bar directly across from all of the Windows. The street the bedroom faces is what we would call a back alley street. But it was used by loud motor scooters and taxis taking a short cut. Noise stopped around midnight and started up again around 6:00am. I hate to say we had to buy earplugs to sleep soundly after fun long days sight seeing. That said, the owner states he is putting in double panned Windows now based on our feedback and his knowledge of the bar noise. If this is done the apartment would be fine and I would give it a better rating. Rent with confidence if the window are changed.
The Guicciardini apartment is all the previous reviews promise; well furnished, clean, a pleasant and attractive space, comfortable in every respect and location, location, location. Staff could not have been more helpful or accommodating. Within an easy walk of everything and with any number of neighborhood resturants the apartment is perfect for couples. Easy one flight walk up. We could not have been more satisfied.
We enjoyed our two weeks in this cozy, well-appointed and well-maintained mezzanine apartment, just minutes away from the Pitti Palace and the Ponte Vecchio. The kitchen was well-equipped, including an oven and a dishwasher. The bathroom was spacious and the washing machine easy to operate. Living room and bedroom were both attractive and comfortable. We loved the location--it was an easy walk to anywhere we wanted to go in the historical center of the city. Convenient to Santo Spirito and Casalinga, an authentic family-owned trattoria with good food at reasonable prices. If you prefer to cook an occasional meal for yourself, there is a supermarket nearby. If you appreciate fine Italian wines, visit Le Volpi e L'uva near the church of Santa Felicita. We would happily recommend this apartment to anyone.
