Villa Carolina is a private and serene slice of paradise located in a prestigious area of Coral Bay known as Upper Carolina. Its highly elevated perch is nestled in the hillside bordering the Virgin Islands National Park. The bars, restaurants, and quaint shops of Coral Bay are just five minutes down the hill. The famous North Shore beaches of St. John are less than 10 minutes away. Francis Bay and Maho Bay are the closest. Several beaches toward the East End, like Vie's and Haulover, are also about a 10 minute drive. The incredibly pleasant sands of Salt Pond are maybe 15 minutes away. It's the perfect spot to enjoy both sides of the island.
THIS EXCLUSIVE, GATED LOCATION AFFORDS UNINTERRUPTED, 225 DEGREE, PANORAMIC VIEWS over the Carolina Valley, all of Coral Bay, out the East End of St. John toward Norman, Peter, Salt, Cooper, Ginger, and Beef Islands, and all the way to Virgin Gorda. That's 30 miles! Directly to the northeast is Drake's Channel and West End, Tortola. Spectacular sunrises on the deck are a sight to behold and star gazing evenings are out of this world. It's unforgettable 'postcard' scenery.
Relax on the expansive pool deck. Sit back in the fully reclining lounge chairs, or retreat to the comfortable wicker furniture in the shade. Float the day away in the infinity edge pool. Read a book and watch the sail boats dance the aqua blue Caribbean. Bring the blender outside and mix up a 'Painkiller'. Fire up the barbecue and enjoy a meal of local fish or lobster at the outdoor dining table. Decisions. Decisions. Decisions.
Wireless internet access is available throughout the house and poolside, for those of you that just can't seem to leave the real world behind. Shame on you.
The spacious Great Room with cathedral ceilings invites you to relax on the plush Tommy Bahama furniture. Five sets of mahogany French doors flow to the sunny pool deck to make for easy outdoor living. Arched breezeways allow the refreshing trade winds to circulate the villa. Ceiling fans abound, and Mexican tile floors are just another touch of class. The gourmet kitchen has everything you need to prepare fantastic meals in style, and your chef will have plenty of room to get down to business. We haven't overlooked a thing; gas range, dishwasher, microwave, large refrigerator with ice maker, coffee maker, toaster, and a kitchen island with an additional bar sink.
Two bedrooms are located on opposite sides of the Great Room for complete couples privacy. They are similar sized master suites and both have French doors overlooking the pool deck. Identical bathrooms have spacious closets, tiled double vanities and open-air stone grotto showers. An internal staircase leads down to the third bedroom with a private deck and a full bath with stone shower. All bedrooms have queen size beds and the third room has an extra daybed. All bedrooms also have A/C, but it's rarely needed because of the great breezes and ceiling fans.
Villa Carolina is extremely popular and has many repeat guests, so we recommend booking early (6 months advanced) to reserve your week in paradise. If for some reason we are not booked within 30 days of your desired vacation time, please contact us, as we often provide discounts for rentals on short notice.
WE APOLOGIZE, BUT BECAUSE OF LEGAL ISSUES WITH THE POOL, WE CANNOT PERMIT CHILDREN AGES 8 MONTHS TO 8 YEARS TO STAY AT VILLA CAROLINA. SORRY. We do occasionally make exceptions. Just ask.

About General Manager
I have been visiting St. John for about 30 years. This sublime and spectacular island grabbed a hold of me on the first visit, and I had hoped to one day have my own piece of paradise. I've been fortunate enough to make that happen, and lucky enough to share it with others.
General Manager purchased this Villa in 1988
Why General Manager chose Estate Carolina
We chose the Coral Bay area to be 'on the quiet side' and we chose the home site for the view and elevated location. We also considered this a very easy and convenient spot to enjoy both sides of the island. While looking at the property for a possible purchase back in 1988, we had to climb a tree to see the view. We almost fell out! When we had the home built in 2000 and 2001, we made sure to leave that tree, and it is right at the top of the driveway now.
What makes this Villa unique
The location of the property provides for some of the best views on the island. There's just no way that any picture can do it justice! Sunrises are truly amazing. The villa borders the National Park and is totally private. There is no through traffic. A true escape.

Sharon, What a magnificent home you have; the views, the location, the views, the comfort, the views, the layout, the views!! It wasn't easy to return home, which we did in a snowstorm. In fact we didn't think we could get up our driveway through all the snow and drifts. We did, and now we have wonderful memories of our time in St. John. We throughly enjoyed all the island had to offer, but really your home was the star attraction. To wake up in the morning to those gorgeous sunrises, sit on the patio overlooking the pool and beyond was a dream.
Beautiful house, fantastic location and amazing views!
We just left Villa Carolina after spending eight days there. The house was perfect! It was very well appointed and comfortable and had everything you could possibly want or need. We woke up each morning to an amazing sunrise over the BVIs. Sharon the owner was very responsive and checked in on us to make sure we were settled and content. We were! While hurricane damage is eveident on the island we were suprised at how far the Island has come a long- and the snorkeling and beaches were perfect. Plenty of places were open too. We saw a ton of sea turtles in Maho bay and an octopus in salt pond! We hope we are lucky enough to stay at Villa Carolina next year!
Paradise NOT Lost
I don't even know where to begin! We've stayed at Villa Carolina several times and our most recent visit was even more special than the last. We were unsure of what to expect returning to the island after Hurricanes Irma and Maria, but the villa owner, Sharon, assured us that we'd be pleasantly surprised at the progress the island has made since the storms. It's apparent that the island was devastated by these storms, but the vegetation is becoming lush again and crews have clearly been working hard - it truly is amazing. Upon arrival to the villa, we were thrilled to find our little slice of heaven has been repaired and refreshed. It's just as perfect as it was in years past - beautifully decorated, clean, comfortable, and has everything you could possibly need on vacation. Stepping out on that veranda and seeing the breathtaking view, we were quick to remember why we've returned year after year. We spent more time enjoying the beautiful pool this year than any other. As promised, we were excited to find that, while different, the beaches are still as beautiful and many of our favorite restaurants and shops in Coral Bay have reopened. St. John continues to be our island paradise and we can't wait to return to Villa Carolina next year!
Spectacular view and beautiful home
My husband and I spent the week at Villa Carolina with our 2 adult children. The view from Villa Carolina can't be beat! We loved the location in Coral Bay as we were close to many snorkeling spots (Haulover and Watermelon Cay were favorites) and close to great restaurants and grocery stores. The house was the perfect setup for us with 3 bedrooms each with its own bathroom and the kitchen was well equipped. We snorkeled every morning and spent afternoons lounging by the pool. Sharon, the owner, was very attentive to our needs. We will definitely come back to Villa Carolina on our next visit to St John.
If I designed an island villa, THIS would be my blueprint!
We just returned from a week at Villa Carolina and can't wait to go back! The villa was beautiful with absolutely stunning views. We honestly had to fight the urge to just lounge on the pool deck all day. The villa is very well appointed. For beach days, there were beach towels, beach bags, beach chairs with carry straps, coolers of different sizes, etc. For dining-in nights, the kitchen was fully stocked. There was a fantastic grill where we cooked steak and chicken. There was even a bar cabinet with a collection of liquors left from prior guests.
In the main living area, we kept the beautiful patio doors open until 11pm most nights. There are a lot of fans inside and on the deck, so it really didn't get as buggy as I thought it might. At bedtime, we locked the doors which also fastened with pins at the top and bottom. Though honestly, I had no safety concerns!
The bedrooms were perfect. Each room had a fan and a remote control A/C unit with different fan speeds to pick your degree of white noise. After long humid days, it was really nice to sleep in a cool room at night. All three rooms were great, so in our family of four, no one felt they got the dud room. The pool was bigger than we envisioned and even had cool multi-colored lights for night, operated by a switch on the wall.
Everyone I spoke with during, and while arranging our stay was so nice and helpful. The property manager replied to my email about car rental with a lot of helpful information. The owner, Sharon, emailed me before our trip and gave me her cell number. I even spoke with her while I was there as she was checking on our stay, and then on our return home. The greeter who led us to the house emailed and texted with me during our stay when I had random questions. It's apparent that the Villa Carolina team is very attentive to their guests!
We shopped in Cruz Bay at Dolphin Market for groceries since we had heard the selection was better. However, we found the Dolphin Market in Coral Bay to be just fine! LOVED the quiet of Coral Bay and especially loved Indigo Grill. Of all the bays we tried, we preferred Cinnamon since we could rent paddle boards and grab a snack. The nights on the pool deck were the best though. Frogs chirping and faint caribbean music drifting up while watching the twinkling lights down in Coral Bay. Oh! And the telescope was awesome when we had a full moon! It was our first time in St. John and Villa Carolina really made our trip. We'll be back!
A beautiful peaceful retreat with unbelievable views
If you are looking for some peace and quiet overlooking beautiful Coral Bay and the British Virgin Islands, this is the place for you. Our family of 5 arrived on a Saturday in early June for a 5 night stay. When we arrived at St. John's we had lunch at the Beach Bar - great food and views - and close by the ferry. We also food shopped before heading to the villa; Keara, our villa greeter, couldn't have been nicer and agreed to meet us at the Starfish market when we were ready. Prior to our arrival Beth, the villa coordinator, answered all the questions we had regarding the villa and the area surrounding it promptly; she gave us some great tips on where to rent snorkel equipment (Crabby Shack in Coral Bay), eat, food shop, etc.
The villa was so beautiful and peaceful it was hard to leave. The beaches were within a 10 to 20 minute car ride. One beach was more beautiful than the next - Trunk Bay, Cinnamon Bay, Francis Bay, Maho Bay, Leinster Bay and Haulover Bay. An FYI, Leinster Bay is a great spot for snorkeling around Waterlemon Cay. It's a good mile walk, though, from the parking lot to the actual beach so travel light if you plan on going. Haulover Bay is where we found Angel's Rest, the floating bar. If you can find the time this is definitely worth an afternoon to meet Captain Pete and people from all different areas. We bought sandwiches at Pickles in Paradise and stopped at Colombo's Smoothie stand on our way to the beaches. Both worth the it. While we mostly dined in Coral Bay (roads are tricky to navigate at night), we did head to Caneel Bay for lunch one day and Cruz Bay for happy hour at Woody's and the Quiet Mon Pub. In Coral Bay we had dinner at Lucy's one night (beautiful views) and Skinny Legs for a burger another night. We also stopped for a drink and appetizers at a few places along the water on Coral Bay - Aqua Bistro, the Oasis and Shipwreck. Our other 3 nights we headed back to the villa and grilled out on the patio. It was perfect after a day at the beach to head back to the villa for a swim in the pool, shower and relax outside.
One day we lost power and water briefly; we contacted Sharon, the owner, and within the hour she had someone over to the villa to fix the problem. She is extremely nice and easy to reach. This was the first time we rented a villa with our family, and we couldn't have asked for a more relaxing and beautiful place to spend the week.
