About the property
Quinta da Mota II is a newly built detached house erected on the ancient walls of an old farm barn implanted in the middle of the Portuguese Silver Coast. Its generous 80m2 are distributed between a spacious living / dining space, two bedrooms (sleeps 5 people) and 1 bathroom. It is modern / brightly decorated with a touch of 'Mediterranean'. The living room with open kitchen has patio doors leading to a south-facing spacious terrace and balcony where you can enjoy the beautiful views over the exterior gardens, contemporary swimming pool and a fragrant apple tree orchard. Despite its rural setting, the location is very convenient, with the nearest beach (Sao Martinho do Porto) only 7 minutes away by car, and Alfeizerao's International Equestrian Center (CEIA) within walking distance where you can find a great restaurant serving a three course meal (lunch) for 6.50 euros! The food is great and it's a 5 minutes walking distance from the property.
The garden, shared with the main house (Quinta da Mota I) has well distributed shady and sunny areas, including a hammock under the palm trees and a barbecue area.
The brand new outdoor swimming pool has a salty water new technology that takes less chlorine therefore gentle to your skin. It is also a generous size 9mx4m.
There is the possibility to rent both properties for a bigger group. Quinta da Mota I is also a two bedrooms, living room, a bathroom and a kitchen.
Both properties could accommodate up to 9, 10 guests. If you are interested in renting it both, please mention this in your booking.
Overview of the area
Sao Martinho Do Porto: Retaining its Portuguese charm and character, Sao Martinho do Porto, where the nearest beach is located, is a remarkably picturesque seaside town. The town is built around the sheltered bay that provides for safe bathing away from the strong Atlantic currents. The bay also benefits from warmer waters thanks to its sheltered location which are ideal for practicing a variety of water sports available. There are life guards on the beach during the summer and the beach is cleaned most days showing off its beautiful iridescent silver sand which is where the area gets its name from. Surrounding the bay there are numerous cafés and restaurants where the majority of the food on offer is typical Portuguese (superb seafood), though there is also a very good Italian & also a Swiss restaurant along the front of the bay too (with English translation on their menus). We can recommend:
Acasa – Excellent service & fresh fish you can choose.
Carvalho – In Main St – Old Town centre. Level with the back of Hotel Atlantica. Very good value.
O'Farol - located on the beach itself with the best views and good value.
If relaxing on the green is what takes your fancy there are a number of excellent well established golf courses in the surrounding area, and more are planned.
There are a few small supermarkets in Alfeizerao and Sao Martinho, which also has larger supermarket (Intermarche) for the weekly shop. Alternatively, another large supermarket – Modelo – located in Caldas da Rainha is very well socked with fresh local produce, meat and fish, as well as covering all other shopping needs.
Climate & vicinity
Sao Martinho do Porto enjoys an idyllic climate that tends not to reach oppressive extremes of hot or cold. Daytime temperatures mid-summer tend to range between 26ºC and 34ºC. Mid-winter daytime temperatures typically range between 14ºC and 18ºC.
Within the vicinity of Sao Martinho is the beautiful historic town of Obidos (approximately 10 min drive) which overlooks the Obidos lagoon (the largest lagoon in Europe). Similarly to Sao Martinho, the lagoon provides safe bathing away from the strong Atlantic currents. Sao Martinho's other neighbouring towns include Nazare and Peniche, typical Portuguese seaside towns which offer a good number of cafés, bars and excellent restaurants.
Suggestions for exploratory days out:
You must visit the beautiful medieval castle of Obidos with its quirky little streets, only 10 minutes by car, were you find a range of fine Portuguese restaurants and experience fine dining at its best.
The exquisite Berlangas archipelago is also a must. It is a naturl reservation with fantastic opportunities for bird watching and there is also an amazing beach between the cliffs. To get there you must catch the boat from Peniche that is 15 minutes' drive from the property.
Peniche is also fantastic for its fresh fish market and surfing. The beaches of Peniche and Baleal are considered the best in Europe for surfing.
If golf is your passion, then Royal Obidos Golf Resort, Golfe do Bom Sucesso and Praya del Rey, with its immaculate greens, great location and beautiful private beaches, will offer you a great experience.
And don't forget that beautiful Lisbon is 50 minutes' drive away. This is an amazing city waiting to be discovered: do include the characteristic Fado (traditional portuguese music) and regional cuisine in a typical Bairro Alto taverna, a visit to Sintra palace (amazing views over the city) and also some time in the Alfama area (Mosteiro dos Jeronimos), where most of the old architecture is centred.
How to get here
Lisbon Airport is recommended as it is an easy drive along the A8 taking between 40-50 minutes depending on traffic. Use Alfeizerao as your destination on your GPS, leave the A8 motorway at junction 20 and head north on the N8 for 4 Km. You'll find Quinta da Mota on a left turn off the N8, just before the building where CEIA (Centro Equestre Internacional de Alfeizerao) is located.

We are a couple with two little girls living in the UK. We have visited this area of Portugal before and fell in love with it: the silver coast is a beautiful location with lots still waiting to be discovered. Recently we purchased these two cottages, both for our family use and as holiday lets when we can't be there ourselves. A lovely quiet location for a relaxing break .
Very cozy and private house, really good place for a family holiday with car.
The house was as promised, everything matched the description, the pictures gave the right impression. We spent there a week with family (kids of age 10 and 15) and all of us enjoyed it very much indeed. Obviously it is a place where you need a car but this makes it also a very good stopover when you are travelling in Portugal with your own car. The house is well equipped, everything is topped up with welcome drinks. The "check in" is easy and handy, everything is intuitive. It can get a bit humid if you are there not exactly in the middle of the season but it is not a real problem. You can always make a fire in the fireplace if you feel like it. We could enjoy the pool even in mid October without any obstacles (nice lights in the garden and in the pool when it is dark). In addition to that you can barbecue outside, eat on the balcony etc. The kitchen is well equipped, if you are above average when it comes to skills in kitchen you might miss some quality knives though. Nespresso machine is your good friend in lazy mornings. If your kids or yourself need to wash clothes during your stay (or dry shoes which might become necessary...) then you have all you need in the separate room on the same level with the pool in your backyard. If you like to sleep with open windows you might hear some of the noise from the highway but it is not really disturbing. With windows closed you can't hear anything. In case you like cats there are few friends sneaking around (our son called them Henry and Lawrence). As for the surroundings there is lots to discover (do your homework, take a day for the monasteries, another for the coastline, Obidos, "crutas" etc.). The places we went to eat out were all good, feel free to choose according to your taste and mood. If you want to prepare something yourself you can find all you might need nearby (smaller shop few hundred meters from the house and bigger few kilometres away). And finally, it is not far away from Lisbon, Sintra and other typical Portuguese destinations. However you might find out after one week that you really had no time to go to far from the surroundings of the house. And, if you need to return your rental car to the airport in the early morning hours, it takes slightly more than an hour driving. We recommend this house and will return there very likely ourselves as well.
Great Find. Off the beaten track.
We are just back from a really great week in Quinta da Mota II, would highly recommend this place and area.
Only one hour from Lisbon Airport and well situated for visiting all the local attractions. The walled town of Obidos is a must visit and is only 15 minutes away. Other recommended places are Alcobaca, Nazare and Sao Martinho do Porto with its sheltered bay. Although further away, the beaches north of Nazare and in the region of Sao Pedro de Moel are stunning. The ones we visited were practically empty, but manned, with perfectly clear waters. Watch out for the waves though!! We would have liked to visit Berlenga Grande and also Lisbon Centre but with only one week there the pool was too enticing to venture much further afield so a return trip at some point could be on the cards.
Seaood is excellent in this area, too many restaurants to recommend, but be sure to try the closest and best value option, which is at the CEIA (Equestrian Centre), virtually at the top of the driveway. 3 course lunch menu for €7.50 including a drink!
The house is well suited to families and thanks to the extremely comfortable travel cot provided and shuttered windows, our daughter slept perfectly, a real bonus! Its also very well equipped, spacious and comfortable.
Will definitely recommend Quinta da Mota to others and hope to return in future.
Beutiful House and Location
The house was a perfect base, close to beaches and shops but still in a rural location. Well equipped with everything and very comfortable. I would recommend it 100% on all levels, will definitely be back.
Fabulous place. Beautiful setting.
The villa, gardens, pool and views were all immaculate with much attention to detail. Useful and friendly welcoming notes, decent WiFi, and all mod cons. Couldn't have felt more welcome. A few mins drive to a sheltered harbour / beach, shops and other amenities. Walking distance to Equestrian centre with excellent, large and very inexpensive restaurant. Numerous other beautiful beaches within 25 mins drive, including the North beach at Nazare which holds the world record for the tallest wave ever surfed. We were on holiday with a baby and two young children and had a wonderful time.
Excellent family house in a beautiful surrounding
We stayed in August with our 2 kids (age 8 and 7) in Quinta da Mota II. After reading all the reviews and staying there for 2 weeks what more can we add to the wonderful reviews Quinta da Mota II got.
It is a beautiful place and the cottage is great. There is enough space for the whole family and the cottages is fully decorated.
The surrounding is beautiful, we enjoyed the piece and quitness. The cottage is not far from beautiful cities like Alcobaca, Nazare, Obidos and Caldas da Rainha.
About 100 meters from the cottage is a lovely restaurant that serve a really good Portuguese lunch. Be sure to check that out when you are there.
In the second week of our stay we were welcomed by the owner of Quinta da Mota II. These people are so warm and friendly and realy introduced us to Portugal. It was a pleasure to meet you and your family!
