Bodrum Retreat is the owners dream come true.
The location is awesome and when you first arrive, it will take your breath away. The views are unparalleled and from the property you can see from Yalikavak Marina to the west, Samos Island in Greece, 45km away north and Gundogan to the east. While we have 3 suites for rental, we are definitely not like a hotel and in no way do we resemble anything else but a very private home.
If you decide to come, without any prompting, you will immediately feel at ease. The location is marked by twenty, 75 year old Italian cypress trees in which the birds sing and rare squirrels have their early morning breakfast.
Days are balmy, generally breezy and at least 5 degrees C. cooler than what you see below near the sea.
Evenings are perfect for outside dining and the sunsets are always different and magnificent.

The suites are also ideal for Fall, Winter and Spring visits to Bodrum as, in those seasons, heating is included in the pricing and warm bedding duvets provide exceptional comfort. Most restaurants have fireplaces and without crowds of tourists, the cuisine is at its best. Scores of historical sites are uniquely yours for the day. Flights from NY, and European counties are at their lowest and Bodrum is just a 55 minute flight from exciting Istanbul.
We think Bodrum, out of season, is truly the best kept secret in the Aegean region.
This farm house, consisting of 2 floors, with separate entrances, was built years ago by master stone builders. 50 cm. thick walls. Windows are antique, carved, latticed wood, circa Ottoman Empire 1850. One can rent the top floor, called Labranda, or, the ground floor, called Herakleia, or book the entire house.
The 3rd suite, named Iassus, is located 50 meters away from the farmhouse. It is private and somewhat larger than the other two suites and opens onto a small private rose garden. The views are exceptional.
All of the suites are perfect for couples, or an extended family, if one decides to book more than one suite. Each year, we have several requests to book all three suites for family and/or close friends.
HERAKLEIA Residence: (Ground floor)
One enters the Herakleia residence via a 19C Ottoman door, from the extensive stone patio surrounding the house.
There is also a three meter wide sliding door (with screen) that opens to the courtyard.
Facing the sliding door, on the patio, is an enchanting small decorative Ottoman marble pool, now transformed into a planter.
Double queen bed in Japanese tatami style, with orthopedic mattress, is tucked into a Roman alcove within the room.

LABRANDA Residence (second floor)
One enters the loft style residence via stone stairs from the extensive stone patio surrounding the house.
The East facing wall, has small triangle, colored glass windows, that play the effects of the morning sun on the interior walls in a pleasing moving display. Double queen bed.

This cottage was built years ago by master stone builders. 50 cm thick walls. The cottage has, in addition, a large natural pine wood and glass room that lets in good natural light for dining or just reading a book. The view from this room is North and West which is the direction of the surrounding countryside, the Aegean and the Greek Islands. On a clear day you can see Samos Island in Greece. Immediately below the cottage is a large field of lavender. The intimate outside dining area hosts a dining table and all around, is rose garden.
This house is perfect for a couple (we have had families of 3 and 4 stay here) or joined with Herakleia and Labranda, presents an opportunity for a large family reunion. It is the largest of the 3 suites.
The Iassus residence is quite private. One enters the residence via an antique, Bodrum, pine carved door, from the extensive stone patio surrounding the house. Through this door, one enters the pine wood/glass room. This room is made from recycled, accordion style, pine wood doors mounted with clear glass in the upper half of each door. There is good light in this room. Antique early 20th C. rosewood dining table with 2 (or more) antique chairs and a sofa/day bed, fitted with pillows on the other side. Overhead fan and a large original, trompe l'oeil painting from Goa, complete the picture.
There is also an antique lounge chair and reading lamp. All doors open to the North or to the West, which also harbors a small intimate rose garden and a Japanese oak dining table made from a hot tub circa 1850.
At the south end of this, all weather, room and up 2 stone steps, one enters the loft style stone cottage residence.
To the left of the entry door is the pine wood and tiled kitchen. The kitchen is large when compared to the size of the residence. All necessary tableware and cooking accessories are in place. Midsize fridge, toaster, grill, 4 burner gas stove, electrical oven, etc.
Good lighting and antique food art prints. A delight for food people.
The ceiling of the inside room is low, but the owner is 6 ft, 2 ' and has no problem walking in this suite.
To the right of the entry door, is an antique Indian day lounge bed with pillows, then a queen bed, both of which face the flat screen TV.
DVD, satellite TV, international and local channels and Wi-Fi.

Lastly, a delightfully modern bathroom equipped with rain shower. Wonderful original 19th C. lithographs of old Istanbul and an old map of Turkey decorate the walls.
House is furnished with top quality furnishings and antiques.
Iassus price is slightly more and you must ask about this specifically, if you are interested.
All of the above residences are the perfect family getaway, or join many couples who have booked with us for their honeymoon.
We can host small wedding parties or reunions, complete with catering, for up to 50 persons.
When available, all suites can be booked.
Truly, a romantic and magic area
The pool, 20 meters from the house, is unique in style and is surrounded by a small mandarin orange orchard.
The pool is a salt water pool.
Quality teak chaise lounge, stone tables, etc., strategically placed throughout the area.
There are a number of spots for dining outside on this large 5000 meter property (approx. 50, 000 sq. ft.).
The owner’s stone house is also on the property.
The view from the villa is north-west, looking over volcanic rock shapes and catacombs in the valley, the new, spectacular, Yalikavak Marina to the west and then 180 degree, unobstructed, views out to the Greek islands. There are many walking trails in the area. The village of Yalikavak offers shops and a large selection of restaurants along the water’s edge. There is a fantastic selection of shops and cafes at the international marina. Sailboats and windsurf can be rented. 10 - 20 minutes takes you to neighboring villages and 20 minutes to the lively town of Bodrum. Ephesus is a two hour drive and the ancient Mausoleum of Halikarnas and Castle of St. Peter are both in Bodrum City.

This property is high and above the city. It is a perfect getaway. Even in high season there is tranquility. The suites are furnished with high quality and unusual furnishings and art.

We just loved this beautiful place. It was just perfect. Frank and his wife Berna have built a lovely haven high in the hills overlooking the greek islands. Your units are built around the main house so there is plenty of privacy but the hospitality of this wonderful couple is subtly present just when you need something. You have a little kitchen so can cook a simple meal and if you're lucky enough to be there if Berna decides to cook dinner, take up the offer and enjoy the other guests. Francis used to be a baker and we had the most delicious cake on the terrace one afternoon. This place feels like you're staying with lovely friends and the tips on what to do and see that take you on the road less travelled is full with lovely surprises like the couple down in the village who serve the most exquisite brunch in their home.
Francis had a passion for antiques in a former life so the place is decorated with gorgeous pieces mostly from Asia. The units are great with lots of room and there plenty of nooks and crannies to relax in around the gardens and pool.
We sat every evening on the terrace and had a sundowner and just chatted with our neighbours or had Francis stop by for a catch up on our day.
The big bonus of this place is that the temperatures are about 5% less than the villages and you are in fact far away from the hustle and bustle of the tourist areas although only a short drive to anywhere on the peninsular. We found the whole place so much more developed than 7 years ago so in our opinion a place like Frank and Berna's is where you want to be. It's quite and peaceful.
It is just a perfect place to enjoy and see the Bodrum Peninsula from.
My two sisters and I rented this wonderful retreat for a week in June as a quiet getaway and respite with nature. The property is beautifully situated on the top of a hill and meticulously constructed of old limestone with beautiful Asian architectural details. An artists paradise. Our hosts Frank and Berna were delightful and attended graciously to every request. This is a perfect retreat for a romantic getaway or a writers seclusion...perfection!
Recommended Limon Cafe is a delightful hip cafe nestled among the hills with a breathtaking view of the sea and the Bodrum Marina is world class sophistication.
This is definitely a return to place for a restful holiday.
We arrived hot, tired and bad tempered after an over crowded flight full of all-inclusive holiday makers. Frank and Berner opened the door to their extraordinary home and all was instantly forgotten. We lay by the salt water Balinese pool with no need to go out as Berner had thoughtfully provided a welcome plate of delicious treats and Frank provided an accompanying bottle of his own Cabernet Sauvignon. Vedat the groundsman appeared with a plate of freshly picked figs and we were convinced we'd died and gone to heaven. The suites are perfect, private from one an another and beautifully decorated with Frank's eclectic collection of antiques. Frank is a mine of information and effortlessly organised car hire and a boat trip in a guluk from Torba for a day's excursion as well as endless and patient directions to excellent food and wonderful sight-seeing. Berna's boundless generosity means good recommendations for beaches with children, the best hamams and wonderful dinners. If you're lucky enough to be there when they host one it'll be an unforgettable experience. We were lucky enough to be there for not only a dinner but in time to give Frank a hand with harvesting grapes for making his wine. Having a car is essential. Say hello to your inner adventurer and gourmet and goodbye to cares and worries for as long as you're in their hilltop heaven.
We stayed 4 days during a driving trip through Turkey. The location, high on a hillside, provides spectacular, almost 180 degree views of the Aegean and distant Greek Islands. A large terrace, framed by huge Cyprus trees, beautiful gardens, and the pool make this the perfect place to unwind, relax, read a good book and smell the roses. The constant sea breeze kept everything temperate. Photos cannot do justice to the surroundings.
There are 3 separate well appointed suites with high ceilings all with small kitchens for breakfast or lunch if you are not out touring the area. The suites were spotless and had everything you might need for a 3 day or 3 week stay. A large supermarket is 5 minutes away.
Frank Marciano and his wife, Berna, live on the property and you are treated like a member of the family. They have prepared an extensive (25+ page) guide of the areas sights, attractions, and restaurants and are always available for recommendations and directions.
Yalikavak, 10 minutes away, with it’s world class marina is truly a playground for the ultra wealthy and has all the amenities, shops and restaurants you might expect. Frank sent us to some seaside seafood restaurants just past the marina that were outstanding. The area is a photographers dream.
We would stay again without hesitation.
We stayed for a week in late August and enjoyed the peaceful, quiet atmosphere. There was always a nice little breeze so it wasn't too hot. The shade of the old trees is very agreeable. The atmosphere and all the beautiful little places and tables and chairs and the great view of the garden made us stay up there, read and relax most of the time. Beaches and towns are easy to reach. Berna and Frank are very nice, helpful and considerate hosts and interesting people, they gave us great advice on dining out and finding nice beaches and places and we had a truly great dinner both of them cooked for us and the other guests staying. That was a very enjoyable evening, wonderful food and great company. We stayed with two children, 13 and 16 who loved it. The suites are very pretty and clean and quite special. We'd all love to return.
This property is gorgeous: beautiful gardens and view, refreshing pool, space and privacy and impeccable rooms. These accommodations are truly original and the staff and owner were very kind and helpful. The owner, Frank, was eager to ensure that our stay on the Bodrum Peninsula was pleasant. He suggested a couple of excellent restaurants that were memorable experiences. After an unsuccessful day of exploring the Peninsula for beaches, I realized that Bodrum Retreat was superior in setting and tranquility. It was a glorious afternoon under the lime trees and a cool plunge in the pool to remedy the heat. Also, Yalikavak is a charming town fifteen minutes away.
