We have a recently built large (12 x 14) outdoor covered cooking pavilion with both a grill for your burgers/steaks and dual burner outdoor stove for boiling lobsters/corn.
Invite the whole family to enjoy boating, swimming, fishing and just relaxing. You can enjoy sunrises over the Green Mountains of Vermont, breath taking views of Lake Champlain, sunsets over the Adirondacks, and evening campfires in the large family fire pit.
The Lake Champlain House or the 'Life is Good' house is located on the peninsula known as Point Au Fer, which is on New York's shore of Lake Champlain. It is an easy drive to Montreal, the Adirondacks/Lake Placid, and Burlington, Vermont.
The beautiful Lake Champlain House was newly constructed in 2008 with 100 feet of private shoreline and a private 70 foot dock. A large 20’ x 20’ deck with picnic tables, a covered cooking pavilian (gas grill and ourdoor burners), an key west style Boat Shack/deck and large lawn area for kids to play games. Plenty of Adirondack chairs, and a large family fire pit (with fire wood) for everyone to fit around and enjoy nightly campfires.
In the water your family can enjoy a swim float, a mooring for your boat, or any of the boats provided: 3 sit on top kayaks, 2 canoes, 1 paddle boat, and a aluminum row boat with oars.
Inside is a spacious kitchen/family room area with great views of the lake and mountains and a large fireplace. 4 bedrooms (can sleep up to 14 in real beds, see below) and a loft, 3 1/2 baths. All linens provided along with kitchen and bath towels. Central Air Conditioning so your family can sleep on those extremely hot, muggy summer nights.
The Champlain House will accommodate the following sixteen (16) guests:

· Master Bedroom 2- King Bed (sleeps 2)
· Guest Bedroom- King Bed(sleeps 2), with 2 Full Bunk Beds (sleeps 4)
· Fourth Bedroom- 2- Queen Bed (sleeps 4)
· Loft- Queen Futon (sleeps 2)

Staying at the lake house was a great experience from start to finish. The owners are easy to work with and made the entire process seamless. The house is one of the nicest home rentals we've ever stayed at over the years - very clean and well appointed. It's a totally welcoming, comfortable and relaxing place to stay. The location is somewhat secluded and very peaceful with a spectacular view that can be enjoyed from most of the house. Fishing off the dock and kayaking/canoeing were a lot of fun...as was the fire pit and yard games. Great BBQ area and kitchen made cooking easy and fun to enjoy with family. Many areas to gather with family both outdoors and inside as well - the giant dining table was used many nights for games. We also visited the Ausable Chasm about 40 mins away - a fun day trip with hiking, rafting and beautiful sites. Being able to bring along the "furry" family members was the cherry on top - the dogs loved the trip. Would definitely recommend a stay here.
The Robinson's have everything in the house you could possibly want- a comfortable, big house facing King Bay, Sitting out on the Boat Shack deck, you watch sunsets. And if you are lucky, as we were, you see a double rainbow framing the bay.! The boat launch is literally across the bay from the house but, even though early in the season, Tom got the dock in for us! (THANK YOU!) We caught huge large mouth bass- 4-7 lb class as well as pike. Did not land an elusive walleye. Saw bowfin, eels, and gar swimming by. This place is one town away from Canada and an easy trip for brunch in Montreal. We lucked out with weather- 7 sunny days the last week of May ! We hated to leave....

We stayed in the LCH for 7 nights with a group of 16. It was so amazing! The house is beautiful and comfortable with plenty of room to spread out. The lake access for swimming and boating was perfect! Having all the small boats available was really nice too. There aren't even enough words to describe how awesome the "Boat Shack" was for Happy Hour and late night hang-outs. My favorite feature, which may sound weird to some, was the dining room table. Having our entire family around the same table for meals was just priceless to me. Thank you so much for everything!!
The Lake Champlain House (LCH) is centrally located to Montreal, the Adirondacks/Lake Placid Region, and Burlington, Vermont. The Rouses Point/Vermont Bridge and close proximity to Interstate 87 make all three destinations a quick, easy car drive.
The Lake Champlain House sits on the outskirts of the scenic lakeside Village of Rouses Point, in the northeastern corner of New York. The LCH is located on the peninsula known as Point Au Fer, which is on the New York shore of Lake Champlain. It is an easy hour drive to Montreal, 45 minutes drive to the Adirondacks/Lake Placid, and 40 minute drive to Burlington, Vermont.

Please Note: For our guests convenience we can accept payments via check, PayPal, or credit cards. For payments via Amex/MC/Visa add 3% for additional credit card fees/charges.
PET POLICY: Only acceptable Pets (dogs only) may be permitted and only with advance written (email) notice to the owner. Dogs must stay in the yard or be tied up. There is an additional $400 fee for any acceptable pet, to be added to the rental balance due 90 days prior to arrival. $200 of each pet fee will be refunded (less any damages) within 30 days after departure. (2 Pets = $550/$300; 3 Pets = $700/$350) Dogs must NOT be allowed on any furniture or beds and must be crated (if necessary) if left alone. Guest is responsible for cleaning all pet HAIR & WASTE and placing in garbage/bags during visit. Any pet WASTE or HAIR found on the property will unfortunately be cause for extra charges ($125+) by the cleaning company, and will be deducted from security deposit.
