The property is named after Alcyone, a small & rare migratory seabird with beautiful colors which has been often spotted flying low in front of the property's private beach in late summer, when it arrives in Greece to spend the winter months until late March. According to Greek mythology, Alcyone the daughter of Aiolos (God of wind) was transformed by the gods into a seabird and Zeus allowed the sun to shine brightly in January when these birds lay their eggs to incubate. The warm and sunny days of January were thus named Alcyone days and are indeed a welcome break in the midst of the Greek winter, why not experience them yourself at Villa Alkyona for a different winter vacation!

Designed in the early 1980's by renowned Greek architect Petros Pikionis (whose father Dimitris was famous for creating the layout of the archaeological site surrounding the Acropolis in Athens) the buildings follow the traditional Pelioritiko style from Mt. Pelion. Finished by expert local craftsmen, the construction is luxurious with stone-tile roofs, external masonry walls made of local stone with designs and ornaments made of marble from the island of Tinos, exquisite doors, window frames and furnishings made of Oregon pine wood, and interior marble floors with inlaid decorations.

Villa Alkyona is located on the Sithonia peninsula of the Chalkidiki prefecture of Northern Greece and is situated right by the sea, on the provincial road connecting the villages of Neos Marmaras and Toroni.

The property can be easily accessed from Athens international airport to Thessaloniki airport or via direct international flights to Thessaloniki airport, followed by a 120km pleasant and picturesque drive along the coast. Alternatively at a distance of 10km is the Porto Carras Grand Resort with a heliport and a marina which can accommodate up to 40m private yachts.

The greater area surrounding the property has only a few private houses, while the scenery is breathtaking with pine forests running down to the coastline, which is dented with numerous sandy beaches, washed by pristine waters. The property has 8,000 m2 of beautifully landscaped gardens with more than 90 century-old pine trees providing for a unique microclimate, while the 600 meter coastline overlooking the bay of Toroni includes two private beaches, one with pebbles and one with fine sand accessible via a tunnel running under the provincial road.

There are 3 buildings on the property, the main villa with 3 levels, an independent guest house and a second, smaller independent guesthouse used by the groundskeeper year round. A large, fresh water swimming pool, an open air pavilion, outdoor BBQ area, as well as open and covered terraces for lounging and dining provide for relaxing and enjoyable moments throughout the day.

MAIN VILLA

The main building has a surface of approx. 600m2 spread over 3 levels.

Basement:

Includes a large bedroom with bathroom (normally used for housekeeping staff), a cellar for wine and other food provisions and engine room. As is the case with the rest of the building, the construction of the basement is of high quality and quite different to regular house basements, with good natural lighting and ventilation.

Ground floor:

Includes the following areas:

- main entrance of house with large hall and wooden staircase leading to upper floor

- office room with secretary and bookcase, has also a single sofa bed and may be used as guest bedroom

- large living room on two levels, with a marble fireplace on the top level. The living room windows open up to the front terraces

and covered barbeque area

- dining room with large marble table

- large kitchen with breakfast area, equipped with all modern amenities

- toilet for guests

- large terraces surrounding the house, providing also two covered dining areas in the front (barbeque area with wooden roof

covered with stones) and side of the building (lunch area covered with thatched pergola)

Upper floor:

Includes the following areas:

- two living rooms on either side of the staircase, one with fireplace, the other leading to a large veranda overlooking the whole

property

- four identical in size large bedrooms with double beds, two in front with sea view and two in the back. All bedrooms have air

conditioning and fireplace, as well as their own large terraces

- two fully equipped bathrooms with bathtub

- corridors with closets for linen, towels etc.

GUEST HOUSE

The independent guest house has an area of 120m2, is located on the upper part of the property and comprises of the following areas:

I have been visiting the Sithonia peninsula since a child with my parents, especially the Porto Carras resort area even before it was built in the late 1970's. We all fell in love with the place and my father commissioned the well known architect Petros Pikionis to build an exceptional summer villa on a beautiful property of 8,000m2 right on the sea.

Just a 15min drive from the Porto Carras Grand Resort, this property offers privacy, serenity & tranquility while within walking distance or a short drive by car there are fish tavernas, beach bars, numerous sandy beaches, the Neos Marmaras village and off course the Porto Carras Resort with endless recreational and sports activities such as golf, tennis, water sports, spa, casino etc.

The scenery is breathtaking with pine trees all the way to the sea, crystal clear waters and warm weather from early May to late September. The property is ideally situated for sea or land excursions, for example rent a boat to go fishing, visit the monasteries of Mount Athos, drive to lively beach bars on sandy beaches or visit picturesque mountain or seaside villages.

What makes this villa unique

The property offers unique benefits in terms of location, facilities and services. The main villa and guesthouse buildings are of outstanding architectural design and construction standards, offering great entertainment & accommodation areas, balconies and terraces all around to enjoy a whole hearted breakfast, bbq lunch with grilled fish or meat, cocktails at sunset or candle lit dinner.

The main asset of Villa Alkyona is its proximity to the sea with a 600m coastline and direct access thru a tunnel to an amazing, sandy beach for private use. Enjoy swimming in the warm waters from sunrise to sunset or beyond, or dive in the fresh water swimming pool for some laps and relaxation. The fully landscaped gardens include more than 90 century-old pine trees, which provide for a superb micro climate.

Impressed. Great host, maybe the best one i met in my recent trips. The place is amazing, it is as what you see in the shiny photos, and even more. Our trip was at the end of September. The sea temperature was near 22-24C, perfect for northern Eagean sea. The villa -i may call Chateau:)- is children friendly with its pool and private beach. Thanks to the host, Dimitris for everything. Perfect host, taking care of everything, even the ones that he did not promise. It was a surprise for us to see the kitchen with many local products, as presents from him. Housekeepers Yannis and Maria were ready anytime for our comfort and needs like local recommendations, arranging fishing trips, handing in our morning breads and even playing football with our little ones! In such an heavenly place with marvelous stone architecture, you feel the love and care put into every piece of brick and local stone plate in the building. The only problem is the region's mosquitos. I appreciate the wild life care with no public pesticide but i expect the owner to somehow find a modern way to repel these little monsters, maybe an ultrasound emmitting gadget! Sure every wonder has a drawback:) Dimitris promised to do his best for it. We were 3 families with 4 children. I know it may seem exaggerated, but it was true meditation for us with our children and no nannies! The listing is maybe the most expensive one in the Halkidiki region, but it is WORTH every euro-cent:) Perfect and 'as is' listing. Perfect host, taking care of everything, even the ones that he did not promise. Our host himself is almost perfect.. As he promised if he can solve the mosquito problem the place will be also perfect.. but nothing to blame the host for that:)

Wow!!

Villa Alkyona is an absolutely amazing slice of Greek paradise. Superb quality of accommodation which was roomy even with all 9 members of our family floating around. For parents with small children, you can relax in peace while they love playing for hours in complete safety on the stunning little private beach/cove, or the ample, secure and beautiful grounds that come with the property. We also celebrated our daughter's 23rd birthday while out there, and charming host Dimitris arranged for very high quality external caterers to come in and prepare a stunning 8 course traditional Greek feast which made the celebrations unforgettable. Caretaker Yiannis' daily octopus fishing forays made for several unexpected delicious snacks too! Even with so much beautiful coastline to explore, we only ended up dining out twice, because we simply didn't want to leave the villa. In summary, it exceeded our high expectations, and we'll most certainly be back.

AM excellent relaxing villa and grounds

We had a really relaxing time at Villa Alkyona, chilling out in the pool and the sea, but also finding opportunities to go and explore in style (I recommend the deep sea fishing trip for the luxurious boat, and great crew who kept all 6 of our kids (two families) entertained, fed, and safe throughout).

Alkyona is a bit of an idyll in this part of the world - large grounds, private passageway to a mini beach with huge sunsets on loungers, maid and all round handyman service everyday (this extended to shots of ice-cold Ouzo - which we never refused, various fresh shellfish caugth right in front of the house, fresh bread from the bakery down the road, etc).

The people are very friendly - none of the tourist-season weary looks from the locals that one gets on the islands - and most of them seemed to be local and 'vested' in the area.

The owner Dimitris was a complete gentleman and very concerned - not in an intrusive way - that we would have the best experience possible. He came all the way up from Athens to check us in and show us the property and surroundings, and did the same when we checked out. He also stayed in touch when we needed him throughout.

The positives:

* Spotless, beautiful property, but perfectly fine for kids to run around and do what they wanted without fear of breakages etc

* Large plot, beautifully located on the sea with south-facing beach

* Huge swimming pool, with swim flow, and small diving board

* AC

* Great service

*Very quiet but plenty of amenities nearby

* A 'connected' and attentive owner who genuinely wanted to help throughout

Lots of things for the kids to do so adults can chill-out (gated and safe property, nothing dangerous, etc)

Negatives:

* None really. Bit of problems getting the AC to work all the time in the beginning, and some communication problems with the handyman at times. nothing serious.

I would really recommend this for families especially. We had a super and unforgettable time there! Can't rate it highly enough.

A holiday property beyond my expectations!

Arriving at the property and witnessing the beautiful scenery, garden, buildings and above all the cozy private beach I knew I had chosen the perfect holiday location for my family. It only got better after each day, the sea is so pleasantly warm you can literally spend all day swimming, the main villa and guesthouse so easy to live in discreet luxury, staff at the property provide an excellent basic service and all areas are properly maintained and clean. Although it is difficult to leave the pool or private beach, if you decide to wander around make sure not the miss the Las Bandidas beach with its live latin music events and Tony's fish tavern with the freshest and tastiest fish food I have ever eaten, both just 3km from the property. Highly recommended!

Since some years ago the greater area is considered as forest and no further building permits may be issued any longer, thus adding even more privacy to the property. The Sithonia peninsula in general is underdeveloped due to the presence of large private estates which belong to individuals, companies and monasteries. This fact has slowed down housing and hotel developments, as a matter of fact the area from the Porto Carras resort to the tip of the Sithonia peninsula has very few hotels and houses, offering breathtaking sceneries and a diversified coastline with numerous natural beaches. Furthermore, the waters of this region are pristine and warm throughout the summer months (actually from May up to late September!), offering excellent swimming, snorkeling, scuba diving, fishing and other water sport activities.

The Porto Carras Grand Resort, a 15 minute drive from the property offers endless entertaining and sporting opportunities, such as golf, tennis, horseback riding, all water sports activities, theaters, restaurants & cafes, casino and a spa. In addition the greater area of Chalkidiki offers great excursion destinations with many ancient sites and the unique Mount Athos (Agion Oros) with its monasteries.

The climate is typical Mediterranean, with warm temperatures from April/May to September/October. The main house due to its central air conditioning and heating systems, as well as the 6 fireplaces may be used all year round.
