In summer, limitless options in the area: hiking, biking, swimming, kayaking, fishing, etc. In winter: skating, XC and downhill skiing, sledding, snowshoeing, etc. 32 acre property with pond, gardens and great outdoor areas to enjoy. Private yet very close to town.

*6 total bedrooms - 4 in main house with 2.5 baths and 2 in the new garage (full bath). Many comfortable seating areas, great views, gas fireplace, radiant floor heating, and fully-equipped granite and slate kitchen redone in spring 2017.

*Dishes and glassware for large groups as well as linens. 2 tables can be set up as a square or as a long harvest style table for larger groups.

*4 Bedrooms can be configured to suit your group. Queen MBR with tumbled marble double shower bathroom overlooks the Mad River Valley and has a 3 bed bunkroom attached. Each other bedroom in the main house can be set up as a king bed or as twins to suit your preference and these share a tub bathroom. One room has a reading loft accessible by ladder.

*Sunroom area with gas fireplace and comfortable couches is connected to the library with cozy chairs and ottomans and TV area with sectional couch and large flat screen TV with cable and DVD/VCR player. Loaded with books, games, puzzles, DVDs.

*Relax on the deck overlooking the pond or on the sunny wrap-around porch and patio overlooking the property and the next mountain ridge.

*Separate garage steps from main house unit has 2 sleeping areas. On the main floor, there is a top quality queen sleeper sofa, several comfortable reading chairs and a flat screen TV and kitchenette with sink, microwave, mini-refrigerator and coffeepot. There is a large full bath on this floor. Upstairs there are 4 bunks as well as another couch and TV/game area and writing desk.

*Enjoy the wrap-around porch, patio, pergola, and large lawn areas. Incredible grounds, with huge pond for kayaking and swimming and 32 acres of trails and streams to explore. Endless options for kids.

*3 hours from Boston, 5 from NYC. Pets with approval.

*Baby equipped upon request (porta crib, high chair, bed-rails, booster seat, stroller, etc.).

*Winter: sleds, snowshoes, XC skis. Store your skis/equipment in garage.

*Summer: Swim and kayak on our pond and enjoy sports on the large field. 5 kayaks are available for use on pond. Relax in 2 large hammocks. Plenty of outdoor seating at a variety of picnic tables and comfortable chairs.

*Games: full sized Foosball table on covered porch. About Kim or Andy Phelan

We live in metro-West Boston. We met at Georgetown University and have been married almost 25 years. Kim is a history teacher and Andy an attorney. We have 3 kids who have grown up at this property who are now all college aged. We have been in the Boston area for 17 years and in Fayston for almost 12 years now. We hope to retire to Acorn Ridge in Vermont.

Why Kim or Andy Phelan chose Sugarbush Mountain

We have close friends that moved to the area and introduced the Mad River Valley to us. We love the fact that it is a great 4 season area with lots to do year round. We fell in love with the house and the property and have invested significant sweat equity into the property over the years adding the pond, wrap around porch, pergola and garage. The house is beautiful--it feels warm and cozy when just two people are there but can easily fit our extended family or friends.

What makes this house unique

Sit in the sunroom by the fireplace and watch the snow fall or birds visit the feeders. In warm weather, relax on the covered porch or the large stone patio. Kayak and swim in the pond. Enjoy the gardens--pick blueberries and blackberries. Watch the staggering night display of stars in the Vermont sky. Build a bonfire in the fire pit and relax with friends and family. Cuddle up under hand made quilts.

When all ten relatives converge here for graduation -- Aunts, Uncles, and Mom and Dad -- found such a wonderful place to relax and have family discussions and just plain catch up time with the family.... We had perfect weather, barbeques, bonfires, toasting marshmallows. My daughter was commissioned into the Army -- Second Lieutenant, then graduation --WOW. The house was perfect for our guests, plenty of room, movies, bathrooms, and the grounds were great and relaxing. ...Our last night it rained and we had a beautiful rainbow.

The valley bedroom has beds that can be set up as a king or 2 twin beds; this room has a loft that is NOT to be used for sleeping. The 4th bedroom looks out over the pond and has either a King or 2 twin beds. These rooms share a separate full bath. The new garage steps from the house also has 2 bedrooms: a high quality queen-sized sofa bed and full bath on the main level and 4 twin beds (2 custom built-in bunk beds) upstairs. Perfect launching pad to visit Vermont's Best Breweries!

This was my first time renting this property and I along with 10 other guys were absolutely blown away. We were looking for a “base camp” for our Vermont brewery tour and decided to go with this one because of its size and location and boy oh boy did we strike pay dirt. This home was centrally located for us to visit all the breweries we had marked on our list including the famous “Alchemist Brewery”. This home has it all. The beautiful kitchen was well stocked and very large, so cooking for 11 was effortless. Also, the kitchen has two dishwashers so cleaning up after dinner was a breeze and it allowed us more time by the fire pit! You can tell that the owners Andy and Kim have gone out of their way to make this home very accommodating to their renters. Everything in this home is meticulously labeled and thoroughly cared for. I along with the guys wish we had more time to paddle around their private pond (which is quite large) with the plethora of kayaks Kim and Andy have provided. We did however spend most of the nights competing in fierce horseshoe tournaments right next to the water. Everything about this place makes me just want to go back. I will definitely be return

An outstanding property!

Our extended family (ranging in age from 4 ½ months to 70 years old) recently had a wonderful stay at Acorn Ridge. The house is lovely, well-equipped and the layout allowed three families to each have their own space (including the apartment in the barn/garage), yet come together for dinner under the pergola watching the sunset over the pond. The grounds are beautiful. Andy and Kim made sure we had everything we needed and kept us up-to-date on local activities. At Acorn Ridge, we enjoyed cooking, kayaking, swimming, badminton, horseshoes, hiking and just loafing. With the sunny weather, it was a delightful getaway.

Our 7th Stay at Acorn Ridge was as wonderful as our first

This home and property is welcoming, relaxing, beautiful and managed by owners who care about quality and who spend a lot of time there as a family. We look forward to our family get together there every year and have enjoyed the continuous improvement to the property each year, a property we thought was outstanding at the start of our stays 7 years ago. Kim and Andy know how to share their home in VT in an exceptional way. We left today after a week stay, and are already looking forward to our 8th stay next July....The Webbs

Just Right

We used the house as family HQ for our daughter's wedding at Mad River Barn. The open floor plan gave us room to move and the grounds (pond is awesome) gave the grandchildren space to burn some energy. Absolutely everything is labelled and the instructions were clear, so there was nothing to figure out, which allowed us to focus on the business at hand. Closeness to Waitsfield made the inevitable runs into town easy, but we were still in the wilds.

Wonderful memories made here for Son's Graduation From Norwich University

My husband and I chose this home for our seven children, my parents and two siblings to stay for the weekend for our sons graduation from Norwich. Andy and Kim's home was wonderful. Everyone walked in and gazed with awe at the beautiful post and beans. The new renovations for the Mudroom and the Kitchen were great. With a large family such as ours meal prep is a necessity and having a spacious and high end kitchen to prepare meals was such a delight. We loved the double oven as well as the double dishwasher! The dinning area and extra available table made coming together to share our meals so very special. The house was so spacious, the three different sitting areas also aloud our large group to gather for different purposes. With the large sectional couch in the TV room we all watched the special home video created for our graduate on the Flat screen TV. The sunroom was also ideal for family games (boy what a collection this house has)such as "Clue and Murder" or enjoying early morning coffee or late night conversations with each other. Everything was very clean. All guests remarked how beds were nice and comfy, and bathrooms were well supplied with plenty of towels. My daughter was also excited to wear the robe provided, after her shower. My sister and her husband enjoyed their room in the Garage with the TV, Kitchenette and personal bath, as our kids really looked forward to the opportunity to bond at bed time on the second floor in the bunk room talking and laughing most of the night.

The outdoor was also beautiful, our younger children explored the pond and the fish as well as appreciated the boots to jump into just in case they got a little wet. The older guys really had fun Friday afternoon playing horseshoes and everyone else enjoyed Friday evening by a nice cozy fire in the fire pit.

Thank you Andy and Kim, you'r great vacation home owners. Thanks also for the items in the thoughtful welcome gift basket! Everything was so appreciated. Our whole family had such fun and our seven year old said Monday morning "I wish we were back at the Mountain house still." We certainly would recommend your home.
