You walk down a tree lined street with the most wonderful scents coming off of the flowers, from the trees and the Jasmine which seems to be everywhere.
The apartment is bright and airy. It is lovely and secure with a wonderful outside courtyard eating/sitting area.
Kitchen has all appliances needed. Bathroom has addition of hairdryer so you don't need to lug that around- as I did! No aircon but there are surplus fans- which although very hot we found by having the doors open at night we didn't need them. The owner, Marco, lives with his family upstairs.
The wifi as previously stated is limited to the living room area- and in my case just by the door-but you can adapt to that and after all you are on holiday- it helps you to switch off.
We travelled by train. The station is a straight level 10min walk and hopping on and off to go sight seeing was so easy. There is permit parking on the streets if you bring your car.
A 2 minute walk at the end of the road is a lovely wooded area where everyone takes a stroll - the main path is lit at night and still busy. There are numerous things along this path for families to do including bike hiring, eating, mini golf and some rides for little children.
Viareggio seafront is a 5min max walk, again all level ground. It is so close we were able to book our seats on the beach for the day- as everyone has too - spend a few hours in the morning, then pop home for lunch, a few more hours in the afternoon, back home for shower and change then back on the front for the evening. There is a great family atmosphere here, there is a choice of numerous eating establishments and when that is completed there are the shops to browse. You can easily promenade for a good few hours every evening watching entertainers or just taking in the atmosphere. There is a dedicated cycle path that goes for miles so hiring and riding is an option.
If you get a reaction from gnat bites I would advise taking some protection - I was bitten a few times but fortunately I don't react so it was just a slight nuisance.
This was our first foray into Italy and we enjoyed every minute of it- I had done lots of research before hand and wanted a residence that was local to everything but had outside space. Banks and Supermarkets within a short walk. This property more than ticked those boxes and it was a pleasure to return to everyday and Marco and family where very pleasant hosts.
What a wonderful property! Marco and Barbara are exceptional people who went out of their way for us and made our stay a true vacation. The villino is perfect for (2) people and (2) cats, but can accommadate 4-6 with a sleeper sofa. There is a open air garden in the middle of the house perfect for cats, as the walls are as high as the house. Every possible pot and pan and utensile is available, as well as washer and dishwasher. The house has everything. The property is centrally located near the beach and the pine forest. Supermarket,Pharmacy,Restaurant are all within (2) blocks, no need for a car. We stayed (3) months and enjoyed every minute of it. I would recommend this property to everyone who wants to experience Tuscany like a native.
Un mese e mezzo a Viareggio, bellissima vacanza con mia moglie, mio figlio appena nato ed il nostro cane. Appartamento ampio, confortevole, pulito, vicino a tutti i servizi a soli 150 metri dalla spiaggia. Proprietario gentilissimo e disponibile. Consiglio vivamente!
Schoon, plezierig en alles aanwezig wat je nodig hebt
Het is een heerlijk appartement met in de keuken alles wat je nodig hebt. Het was super schoon. Marco en Paula zijn aardige mensen en doen heel erg hun best om Engels te spreken. We kregen zelfs een kleine rondleiding door de wijk en het huisje. Dat er twee ventilatoren waren en een wasmachine was super!
Wij waren met z'n tweetjes en dan zou ik het iedereen aanbevelen. Veel privacy. Leuk binnenplaatsje met parasol. Perfect!

Aanraders om te doen: marmergroeven, stad Lucca, Marina di Pisa, eten in de heuvels van Viareggio. Op de hoek zit een leuke pizzaria gevestigd in een oude kerk.

Perfetta per una vacanza!
L'appartamento è molto carino (il cortile interno lo rende particolare e arieggiato) e' tenuto bene (ben attrezzato, anche per bimbi piccoli) e ci è stato consegnato davvero pulito (cosa importante!).
La posizione rispetto al mare, pineta e negozi (supermercato, farmacia, etc) è ottima!

Parcheggio a pagamento, ma con 20 euro a settimana (poco quindi) si trova anche davanti a casa.

Located on the Ligurian Sea, with 10 km of beach, of which at least 4 are part of the Natural Park of Migliarino, San Rossore and Massacciuoli, Viareggio not surprisingly, in the past has been called the Pearl of the Tyrrhenian Sea, being a popular tourist center and renowned all over the world. According to the center of the province of Lucca by population, it is known not only for beach tourism also to the equally famous Carnival, with its parade of papier-mâché floats, as well as for the architecture of art nouveau and deco decorating the city. Today, Viareggio is also an active industrial center and crafts, especially in the field of shipbuilding, known around the world for fishing and floriculture.
The beaches of fine golden sand, the docks, the extensive pine forests, the elegant shops that overlook the long avenues decorated with palms and oleanders, make Viareggio has been called the "Pearl of the Tyrrhenian". The city lies on the beautiful coast of Versilia bounded to the south, from the channel Burlamacca, which is named the mask representing the carnival, and to the north, the Fossa Abbot, which separates it from Lido di Camaiore.
Its name comes from "Castrum de Via Regia", a fort of impressive dimensions that Lucchesi and Genoese, allied against Pisa, built in 1172 on the shores of the sea to defend the coast and surrounding territory.
In the first half of the '900 the city, and especially the "Walk" (Viale Regina Margherita), was equipped with beautiful art nouveau buildings, made by famous artists such as Galileo Chini, Alfredo Belluomini and Ugo Giusti. Even today you can admire buildings of particular value as the Gran Caffè Margherita, the Grand Hotel Royal, the Eden Cinema Theatre, Hotel Excelsior, the Department Stores Duilio 48, the shop Martini, the only example of a wooden Walk and many villas.
The vast size dell'arenile Viareggio, soft sand and fine and the gentle slope of the seabed are ideal for bathing. The opening of the first bathing dates back to 1828. The "Nereo" and the "Dori" were the first bathing establishments of Italy, which allowed the water to men and women strictly separated. With the unification of Italy were opened two new bathing establishments, the "Neptune" and "Whale". At the beginning of the twentieth century Viareggio, which in the meantime had further developed, became prime holiday destination for aristocrats. Today the beaches are equipped and able to meet the different needs of tourists. The beach, now very numerous, they treat stretches of beach assigned to them and have them equipped with facilities such as swimming pools, bars, restaurants and sports facilities.
Situated between Viareggio and Torre del Lago Puccini, the Marina di Torre del Lago is located within the Natural Park of Migliarino - San Rossore - Massaciuccoli. From the beach, which was recognized by UNESCO among the 400 wonders of the world, one can enjoy the beautiful scenery of the Apuan Alps. In addition to the modern beach resorts that offer many services and facilities such as swimming pools, bars, restaurants and sports facilities, there is also the widest beach of Versilia: for lovers of the sea and nature, one more reason to visit.
Lake Massaciuccoli, a stretch of shallow water with 20 sq km in area, is the remnant of a vast lagoon that was formed about 5500 years ago by the delta of the rivers Arno and Serchio. The lake and marsh area are part of the Natural Park of Migliarino - San Rossore - Massaciuccoli. Together, they form the largest wetland of Tuscany, an ecosystem of great environmental interest, rich in flora and fauna with some rare species: an inlay of different natures that make Torre del Lago Puccini popular destination for holidays and vacations. Boat excursions are possible both from Viareggio along the canals, both in front of the Belvedere Villa Puccini.
The most prestigious yachts that sail the seas of the world were launched from shipyards in Viareggio. It is also for this reason that in the docks of the docks of Viareggio are dwelling numerous pleasure boats.
