Welcome to Sweet Tea Estate! Our 5,400 sf luxury home sits on nearly four acres of beautiful landscape offering complete privacy and nearby access to Lake Lanier (Gainesville Marina provides docks and boat rentals and is open to the public; it's an 8-minute drive from Sweet Tea Estate). This property offers a perfect lodging option for your visit to GA whether you're coming for a vacation, reunion or special event! Under 7 minutes to lakeside parks, shopping, restaurants and more, Sweet Tea Estate has everything you need. This spacious home has been professionally decorated with the goal of comfort and style to make your stay an incredible experience.

The minimum night requirement ranges from two nights to five nights, depending on the season, and our seasonal pricing varies. Our minimum booking age is 30. When inquiring, please include the following details that will help us determine if this home is a good fit for your group:

• Your age, and the general age ranges of adults & children in your group.

• The maximum number of adults and kids that you will have (even if you don't yet have final numbers).

• Please note that day guests are not allowed at the house.

HOUSE DETAILS:

• Spacious exterior area with gas firepit, 6 Adirondack chairs, two dining tables with seating for 10, plus 8 lounge chairs.

• Beautiful, non-heated, saltwater swimming pool available from late March through October. The pool is open to the back yard area so we ask that parents carefully consider this prior to booking. Your children's safety is important to us! The pool depth starts at approximately 3.5 feet and gradually increases to 8 feet. Please note: There is a pool slide in the pictures. The slide is non-functional and not available for use due to insurance reasons.

• Covered outdoor grilling area with dining table on main outdoor level.

• Additional outdoor seating available on the lower walk-out level.

Main Level:

• Master #2 – King and twin daybed/twin trundle; private bath

• Bedroom #3 – Queen; shared bath (private entrance)

Lower Level:

• Bedroom #4 – King; shared hall bath

• Bedroom #5 – King and twin bunk beds; shared hall bath (*This bedroom is accessed through Bedroom #4.)

• Bedroom #6 – King; shared hall bath (*This bedroom is closed off by a privacy room curtain)

This home sleeps up to 16 guests (two per queen/king bed) and is ideal for large families, multi-family gatherings, corporate retreats and group gatherings. If you are looking for an incredible Georgia lodging experience, you’ve just found it. Come be our guest!

House parties and having day guests are strictly prohibited, and are grounds for immediate eviction and additional fees. Day guests are any guests beyond those paying to spend the night.

Summer bookings (June, July and August) require a minimum 5-night stay with a check-in on Saturday or Sunday, and a maximum 7-night stay (please inquire for exceptions). Sometimes we can accommodate a Monday check-in, please inquire. Thanksgiving requires a 4-night stay. Christmas and New Year's are two different booking segments with 5-night minimums. Christmas bookings fall between December 19 and December 26 or 27. New Year's bookings fall between December 28 and January 5.

No smoking (or vaping) of any substance is permitted in the house, and absolutely no pets. Violation of these policies will result in a full forfeiture of deposit.

LOCATION:

• This house was chosen for its location to everything!

• We are minutes away from lakeside parks, boat docks, boat rentals, shopping, restaurants and more.

• We are 30 minutes to Lake Lanier Islands resort and Lanier World waterpark.

• We are 30 minutes to the N. Georgia Mountains.

• We are 1.5 hours from Hartsfield-Jackson Atlanta International Airport (normal traffic times).

CONFIRMATION OF DATES:

Please note that we sometimes receive multiple inquiries for the same dates and reservations are ONLY confirmed once payment has been made. Unfortunately we cannot hold dates.

AVAILABILITY OF PROPERTY:

If something happens to the point that the house is not habitable, owner is only responsible to refund any received payment for unused nights. We take great pride in our properties, but guests must realize that things break, and owner has a team available to address any problems that may occur. No refunds will be available if owner makes reasonable efforts to correct these problems during the guests stay, and the house is still habitable.

CANCELLATION POLICY:

• Reservations cancelled 60 days or more prior to your arrival date receive a full refund.

• Cancellations less than 60 days in advance will not receive a refund.

• No credit will be given for shortened stays due to late arrival or early departure for any reason.

• No cancellations due to weather.

CANCELLATION INSURANCE:

When you purchase your stay through VRBO/Homeaway, they do offer cancellation insurance that you can purchase. We suggest reading the fine print if you decide to buy this insurance since we have no control over their regulations.
