One of only a handful of Regency townhouses on Hastings seafront.

This house has been decorated with love, It is a mixture of modern and vintage furniture, original artwork from either local artists or the owners themselves, plus charity shop finds

The house is flexible in how it sleeps its guests.There are five floors in total. Four bedrooms ( one en-suite shower room and one en-suite toilet), two kitchens, one bathroom, one shower room, two separate toilets. two living rooms, one dining room an enclosed garden, one balcony and a small roof terrace.

On entering the property, having gone past the coat hooks in the vestibule, you are met by the sight of the restored, original faux stone treatment, lit up by a crystal chandelier.

The first room is the Kitchen, with a central kitchen island, vintage haberdasher cabinets house the crockery and another shop cabinet hangs on the wall in the adjoining dining room. The mid-century dining table seats eight comfortably. The style is more modern than the rest of the house

Going downstairs, on the half landing is a water closet. The basement, which can be reached via the internal staircase, also has its own separate access from the outside. This has a kitchen, cabin style kingsize bed and shower room and sitting area. It is ideal as a master suite for those who may want to have some private time away from the group or who just want a bit more space to relax in privately after the socialising has finished for the night. Alternatively, it can be used as a games room or tv room. It's a lovely romantic, cosy space, decorated in rust, cream and grey.

Going back upstairs, note the lovely balustrade decorated in gold, as they would have done in Regency times. On to the first floor, enter the fantastic living room, occupying the whole floor, with panoramic sea views from its floor to ceiling windows, (ten feet high) Decorated in teal, with peacock silver and blue wallpaper, the room can take a dark look as it is flooded with light. The chinoiserie look is typical of the Regency period. The piece de resistance is the wonderful chandelier with metal stag heads adorning it, matched in the second half of the living room at the back. The owners have added a modern twist to the decor with a midcentury cocktail bar in the shape of a boat and an oversized anchor light. Sit by the georgian fire basket on the black velvet chesterfield sofas and warm your toes in the winter. In the summer you will want to go out onto the balcony to look at the sea, this can be noisy from traffic during the day, but is wonderful at twilight or evening especially if it's a full moon, as the moon rises directly out on the sea and reflects on the water. It was this sight that inspired the owners to get married on a full moon near the water. There is a 50inch TV, We also have a playstation 3, Dvd player, stereo, and Sky TV. The back part of this floor is adjoining and is used as a study/library.

The second floor has two bedrooms and a bathroom.

The front bedroom is turquoise blue and brown and has a lovely sea view from its sash window. The bed is high enough to allow you to stay in the Kingsize bed and see the sea. All the beds are Kingsize and lovely and comfortable, medium firmness rating with 100% cotton bedding. This bedroom has an antique mirrored Armoir.

The back bedroom is mainly turquoise green and gold and has zip and link beds, so can be either a kingsize bed or two single beds.

The bathroom is a delight, decorated in neutrals to harmonise with the beach it has a double ended bath that allows guests to look out to see when using it. Obviously be careful getting in and out! Do use the blinds. The toilet also has the sea view, what luxury! The shower can have two people using it at once, although it may be a little tight.

On the top floor is the master bedroom with its own private rooftop balcony and en-suite toilet. The kingsize bed is an antique french bed with blue upholstery , perfect for this Regency townhouse.

The entire property is exclusively for guests. There are a few cupboards for housekeeping that are locked and some display cabinets that are locked too.

We use a property manager who can answer queries and solve problems. However, we take our own bookings and like to check up that everything is going well.

About Tina Reid

I bought this house with my husband in 2007 and we used it as our home. I am an artist and used to be a Trustee of Hastings Pier. I was part of the team that got lottery funding to rebuild hastings burnt out pier. My husband Barry is an architect and works in London. We have now moved back to london, as the commute was too hard. We are delighted that there are plans to improve the rail journey times and access the high speed link.

It is directly on the sea front. Its a grade 2 Georgian listed building and has lovely high ceilings in the main rooms, with floor to ceiling windows in the living room.

What makes this house unique

Walking into the living room, and seeing the fantastic views from there. Having two balconies, one of which is private to the master bedroom and only hears the sea.

The house is an absolute delight, with exquisite fittings and furnishings, and loving attention to detail. The kitchens and bathrooms/shower rooms are to a high modern spec. with every convenience that a family could ask for. There are some very thoughtfully provided items such as the beach pop-up tent, the buckets and spades, binoculars for watching the paddle-boarders, boats and RIBs dotted about, the books with a sea-side theme, and the BBQ unit. We used all of these things, which added hugely to our enjoyment, making it a real home from home. Tina provided us with comprehensive information about the house and the surrounding area, and gave us a selection of essentials on our arrival. The items in the fridge were particularly warmly received..! My family descended on this wonderful house in Hastings from Leeds, Hertforshire, Hampshire and Kent, to spend a few rare days together in the year. We fought over the choice of beautiful bedrooms, and we all enjoyed living and relaxing in such pleasant surroundings. Thank you Tina.

Great stay!

The place was easy to find and in a good location with great views of the sea. The rooms themselves were lovely and comfortable, one of my roomies especially loved the fireplace and we had a nice time roasting marshmallows whilst browsing through Netflix films.

Having two kitchens to work with was great and we enjoyed quite a few home cooked meals, including a BBQ on the patio.

Barry and Tina were both lovely, attentive and understanding - I would definitely consider coming back!

Great family friendly home away from home

With enough room to swallow up 4 not quite grown up children in style, comfort and relative quiet, the house lives up to its billing with ease. The tasteful decorations and understated elegance provided us with all we needed for a relaxing week, almost within touching distance of the sea. With excellent fast broadband available (a 'must' for all the social media catch-ups!), and with enough large sofas to accomodate everyone, we settled into the house immediately on arrival and were reluctant to leave at the end of the week.

Beautifully maintained and presented, this gets the thumbs up without any hesitation!

Everything you need at this spacious and eclectically decorated sea front house

Not a single complaint from any of our group. Probably the best rental property we have stayed in. Sea views, beautifully decorated yet practical. Very comfortable beds! All in all, wonderful and highly recommended.

Beautiful house, excellent location

We had a great time staying here over the bank holiday weekend. The house is beautifully decorated and the beds are very comfortable. The house is directly across from the beach and you can walk along the beach for about 20 minutes to get into town. There's loads of living space in the house as well as an outdoor space with a bbq.

We really enjoyed our stay here and would highly recommend it for other people.

We had a wonderfully relaxing stay here.

I had a great stay here. There were eight of us staying here for a long weekend and we were all happy with this property. The interior is really quirky and refreshing. The living room has sky available and you can also access your Netflix account if you want a movie night. There are also books available for the readers in the group. The beds are so comfortable and cosy. And there were enough bathrooms and toilets to house us. The kitchen has everything you need and we loved the island! This property has beautiful sea views as the beach is across the road with a little balcony facing it. It is a 20min walk in to Hastings and you can walk along the sea front which was lovely for us Londoners. I would recommend this place to everyone.

A fabulous home, perfect location, totally made our family wedding weekend

This home has the WOW factor! From the moment we walked into this super stylish seaside house we were very impressed with every room and all its homely touches designed to ensure we had everything we could possibly need. We were there to co ordinate and host my sons wedding and everyone from the ushers, who joined us on the morning of the big day to crowd around the dining table to fill up on a fry up, to the photographer were thrilled with what the house offered. The basement apartment became the "boys zone" where we heard whoops of joy as all the leading men got each other ready for the days festivities. The gorgeous balconies proved the perfect place for a the best seats in the house for a sunny breakfast, a private lunch and later sundown cocktails - bliss, with wonderful views of the sea that went on forever. We were blessed with fabulous weather but even had this not been the case this home has everything to keep you feeling cosy and marvellously entertained. All the men went straight to the huge tv and related toys and attempted to camp out there for the entire weekend! Yes there was a minor panic when the fridge went on the blink but was sorted by the owners within a couple of hours and all the champagne stayed chilled - phew!! We received a lovely welcome pack and the generous kitchen accommodations were supplemented by the extra kitchen in the basement, which we really needed as we were feeding around 10 - 15 friends and family throughout the weekend for which this house proved totally up to the job. Wedding photos were taken at the property and judging from a few previews they are looking beyond glamorous, super cool and so very stylish, both bride and groom were thrilled. We all thoroughly enjoyed our amazing weekend in Hastings there is so much to enjoy in this charming seaside town but the only way to do it for us is at Seagreen. The happiest of days making perfect memories of a very special time in our lives.

We try to make the house as good as possible, but, as with the fridge, there will be times. Luckily we have an excellent electrician who came round straight away. We're pleased to hear too that the house is liked by the men as well as the women, it's a hard balance to get right. I hope it was a wonderful wedding and am glad that our house was part of that.
