The villa is located in seaside non-tourist area of Kokkino Limanaki with panoramic views from the veranda. The beach is a 2-3 minute walk and excellent for snorkeling by the rocks or swimming and sun bathing in the sandy area. The villa is fully air-conditioned and very comfortable with three private bedrooms, two full bathrooms and a tastefully decorated living room /kitchen area. You can have lunch and dinner on the spacious veranda overlooking the Aegean Sea, the island of Evia and the Marathon beach area. The Balkoni restaurant, 400 m. away, has excellent fine dining and stunning views of the Kokkino Limanaki beach. The mini-mart 200 meters away provides a convenient place for the every day needs. The villa has free WiFi(1Mb)Internet access.

Swimming, snorkeling, relaxing on the veranda overlooking the Aegean Sea and the island of Evia, and the peaceful surroundings of the Villa are the main attractions. However, what is a trip to Greece without visits to the many archaeological sites and the Aegean islands? The Villa, because of its location, is ideally situated for all the above activities.

This 2-story villa is equipped with air-conditioning, ceiling fans, full kitchen, dish and clothes washers and all other amenities, and provides a comfortable living inside. But the real life takes place on the outside balconies. There is where we ( and you too) cook on the gas grill, eat all your meals, enjoy a glass of local wine or a refreshing frappe, read a book, play cards, stargaze, listen to the harmonious music of day and night birds.

Why Jim chose Attica

There are other water-sport activities close by should you be interested. There is wind-surfing in Lutsa, another nearby seaside town, and in Nea Makri there is sailing and parasailing. Rafina has a lively central square with restaurants, bars, pastry shops and stores to meet your every need.

What makes this villa unique

Guests will have full access to the house as well as their own private driveway with locked gate. If you drive, you do not have to leave your car on the street.

My Nephew lives next door he speaks English and French and he available to help you out with any questions you may have.

Although I live abroad, I am always accessible 24/7 by phone or email and can help coordinate any repairs. If you need anything please contact me.

There is no direct public transportation to this villa. Rafina is 1.5km away and is walkable, although a car is recommended for local trips. There is a commuter rail station in Pallini that can take you into Athens and connect you to the modern metro station. There is also a bus that goes from Rafina to Athens every 30 minutes. Check local schedules for latest routes. Driving into Athens is not recommended due to traffic and parking restrictions.

For trips to the islands, there are ferries that go to Andros, Tinos, and Mykonos. From these islands you can get connections to other islands, but it is recommended that you check local schedules and times and routes change.

Public bus transportation is available 1-2km away from Rafina or Marathonos Ave. to the center of Athens and to the airport every half hour. Marathonos Ave. (which leads to the start of the ancient Marathon Race), also provides easy access to the new Greek National Road System and archaeological sites such as Delphi and Sounio. From Rafina you can take daily ferry routes to the islands of Mykonos, Tinos, Andros, Evia and beyond to other islands. The Athens Airport is 20 km. away from the villa with the Athens Metro station about 10 km. away in Pallini, both accessible through the bus route.

Very accurate title.

We really enjoyed our stay at the villa. It was just great and the view was very beautiful. My Fiancee and I ate on the veranda every morning. The villa was in good shape and comfortable and all was as shown on listing. The only negative I would say is the water heater could be a little bigger but it was no big deal for the time of year we went. We would definitely stay again. I stayed in a hotel in Athens for 3 days because I missed my flight and that was not enjoyable at all. Driving around Athens was easy but I would recommend not driving downtown Athens. Too much traffic and hard to park. But a great place to visit. Thank you very much for everything.

Quiet and peaceful well kept villa near the beach

A very nice and clean villa, comfortably located in a very quiet street, yet only 300 meters from the beach. The walk to the beach is purely downhill, meaning that the walk back is rather steeply uphill. On the way down to the beach, about 150 meter, there is a mini market with a good selection of fruit and vegetables. Also THE place to buy your water in case you don't lake the taste of chloride that the tap water in Greece has. Very friendly and helpful family that runs the mini market!

The beach first has a part that is rather densely populated with stones, but as you walk further towards the Balcony Restaurant you will meet a more sandy part. Very suitable for kids, since the sea hardly becomes any deeper during the first tens of metres. Neighbours and other visitors, however, got severely bitten one day by Jellyfishes. So always check the amount of people that are in the water. Is it suspiciously quiet, then there might be Jellyfishes nearby.

The selection of products that the mini-market has to offer is limited, so for more kinds of food one has to go to the city of Rafina. Nearest one is Sklavenitis where we did most of our shopping. Even there, the people are very friendly and helpful and would ring a taxi for you (€ 5 to get back to the villa from there).

If one decides to walk from the villa to the centre of Rafina it would take about 25 minutes, so it is always recommended to ring a fully air conditioned taxi that will drive you down in 5 minutes for only €4 to €5 if you can't stand the heat. Beware though that taxi's in Greece are only allowed to take 4 people on board. Even if the 5th person is a baby sitting on your knees, it will cause severe problems for the taxi driver if the police is noticing it. This is especially relevant when taking the taxi back to the airport, since many police cars are positioned there exactly at the place where the taxi's would arrive.

The villa itself was very well equipped with newly installed fans at the ceilings of both upstairs bedrooms as well as the living room. This was especially needed for us, because our bedroom air conditioner was broken and could unfortunately not get repaired during our stay, so we were very happy to have at least some possibility to keep the air moving while asleep.

The kitchen was also well equipped with all facilities present to cook meals, brew fresh coffee and have the dishwasher do the dishes for you.

Jim, the owner, was easy to get in touch with and very helpful.

Rafina villa holiday

We had a lovely relaxing time. The Greek people were extremely helpful in giving us advice and directions. Buses into Athens were great and cheap as was the Metro. Loads of historical places to visit in the area, a local secluded beach, great for snorkelling! Lots of places to eat in Rafina port, the only down side is that they all tend to sell the same food. There is however a very good Chinese restaurant/take away near to Lidl's.

Beautiful Villa with Aegean Sea view.

Beautiful location in Rafina. Can walk to town but feel like you're in the country. Wonderful front terrace with view of the sea and nearby islands. Nickos, at the mini mart, was a great help if you don't speak Greek. Would highly recommend. We took the bus to Athens for the day and were happy to be back in Rafina.

Excellent place to come back to year after year

Jim's house is in a perfect location for a party looking for a great vacation - one that is active, one that is quiet, or one in between. It is a short walk to a very nice beach; about 20 minutes walk from Rafina, a nice seacoast town with a lot to do; and it is about a 40 minutes bus ride from Rafina to Athens. We were a party of 6--grandparents, parents and two little kids. We did not rent a car, and yet we managed easily to go to Athens on the bus from Rafina. We didn't go to many close-by historical places, as the kids preferred to hang around the beach most of the time. The Mini Market, a minute walk from the house, has everything one can want (except for the meat, available in other close-by stores). Its wonderful owner, Niko and his family, are there to welcome and help out in anything one might need or wish to know. He speaks excellent English and is a lot of fun. We miss Niko most of all! This is the house and the place we would be thrilled to come back to.

Very enjoyable

The house has all the amenities described and more. The view from the balcony is great, and the lower level of the home proves very convenient when family or friends visit. We thoroughly enjoyed our stay there.
