This beautifully renovated 2 bedroom stone cottage is ideal for couples but can sleep 4 in certain circumstances and benefits from its own private pool, is totally detached and has off-road parking. Situated in a very sleepy village, with little traffic, the cottage is cool in summer and cosy out of season. This is a rare opportunity to stay in a traditional stone cottage, rather than the usual concrete and steel apartment. The cottage has very thick walls and the roof has been insulated and re-tiled. With one double and one twin bedroom, both with air con and insect screens, the cottage is ideal for those wishing to enjoy a taste of Cypriot village life. Free Air conditioning (25C) in bedrooms. Free WiFi. Extra cold Air conditioning below 25C charged locally, if required.



The master bedroom has a double bed and a dressing table. The second bedroom has twin beds and a desk . Both bedrooms have 3 double wardrobes, each with an assortment of hanging space, shelves and drawers, plus bedside cabinets, reading lights and mirrors. During the warmer weather, we provide floor-standing fans so you have a choice between air conditioning or windows open to the night breeze. A hand-held hairdryer is also available.


The master bedroom has an en-suite shower room with WC. The family bathroom is adjacent to the twin bedroom and has a bath with shower over, illuminated make-up mirror and cabinet over basin. Pressurized water system throughout.


The kitchen/diner is fully fitted and equipped with everything for a relaxing holiday, including a rustic table and 4 chairs, dishwasher, kettle, toaster, electric oven, 4 burner gas hob, extractor hood, microwave, fridge/freezer, food mixer, washing machine, iron, ironing board, vacuum cleaner, floor mop and bucket, pots, pans, cafetiere, glassware, cutlery and crockery. There are also cool bags and a hamper for picnics.

Living Room

The entrance hall leads through an archway into the spacious lounge with its cosy fire. The lounge is furnished very comfortably with two sofas, occasional tables, a DVD/CD player and a flat screen TV with English language news and films. We also provide a small library of books, CDs, DVDs and games.

Veranda and Pool

The spacious covered veranda is accessed through wooden doors from both the lounge and the kitchen, has views over the pool and rolling countryside, and is furnished with an upholstered cane three piece suite as well as a dining suite for 4. Five stone steps lead down from the veranda to the paved swimming pool area with plenty of sunbathing space and 5 potted palm trees. The pool is 8m x 4m and is pumped up to 14 hours a day by a bank of solar voltaic panels. The pool is cleaned and the water quality checked frequently. To one side of the cottage is a large paved parking area accessed via gates. To the other side is a large gravel area with rotary washing line. There is also a Cypriot souvla barbecue.


Safe, electronic insect bat, floor fans, emergency light, first aid kit, maps & books on Cyprus. A full manual on the cottage called 'The Book of Zorba'.

From the veranda, you can often see 'Bonelli's Eagles' soaring over the hills and if you sit quietly in the evening, you may see small bats hunting insects or flying home to roost.

Within a short drive is the golf course at Tsada, and extensive areas for walking, cycling or 4 x 4 off-roading. The cottage is centrally located for the tourist areas and beaches of Paphos, Polis and Coral Bay, each only about 20 minutes' scenic drive away.

All guests are met by the owners on arrival and introduced to Zorba's cottage. Starter supplies of tea, coffee, milk, bread, cereal and many other basic items are provided. The owners live 3km away, service the cottage themselves and are on hand to help when needed.

The cottage is strictly non-smoking and not suitable for the mobility impaired, nor for children under 12 years of age. Car hire is essential.

To enable you to relax and enjoy your stay at Zorba's cottage from the moment you arrive, we provide:-

All bedding, bed linen, bath towels, hand towels, tea towels, face cloths, bath mats, pool towels (please bring your own beach towels). The cottage is cleaned before your arrival and two sets of linen/towels are provided for stays in excess of 8 nights.

About Kay & Dave

After several years of visiting Cyprus, my wife and I moved here in 2008 from Guernsey. We are in our late 50s and live just 3 km away from Zorba's cottage so we can service it ourselves and are on hand to help our guests enjoy their holiday. We also own a small business in Paphos, and our interests include learning the Greek language and 4 x 4 off roading in the beautiful Cypriot countryside.

Why Kay & Dave chose Agios Dimitrianos

Cottages with pools are quite rare in Cyprus. This cottage was close enough to our home (3km away) to be able to service and to be on hand to meet and greet all our guests. It was an ideal property for a full makeover as a unique holiday cottage with all the comforts of home.

What makes this cottage unique

Agios Dimitrianos is a very small sleepy village with almost all of the housing constructed of local stone. The village is sufficiently elevated above sea level to enjoy much lower levels of humidity and fewer insects than the coastal areas.

The cottage is very close to the Paphos Forest (Special Protection Area) some 626 sq Km of virgin forest, streams and mountain scenery. Perfect for hiking and more leisurely walking. Also within a few minutes drive are the large reservoirs of Kannaviou and Evretou with extensive hiking trails.

Everything we needed for an enjoyable stay

Brilliant! The cottage is extremely well equipped and well laid out - both inside and out. If the heat gets too much, there is the shaded veranda with dining table and chairs and comfortable seating, as well as a barbecue. If the evenings are a bit chilly, as they were at the beginning of our stay, there is central heating for you to use. The pool is cleaned and the water checked every other day to make sure that it is safe to use(daily in the hotter months) but the owners do not make a big deal of this. They arrive, clean and check the pool and water the plants, then go - unless you decide otherwise.

The village is delightful, mainly Cypriot with some ex-pats. The locals are very friendly and a wave and 'hello' is enough to bring you home-made halloumi cheese from the farmer's wife. Delicious. We were there over the Greek Orthodox Easter and took part in the service on the Saturday - not understanding a word! They appreciated it. Then we stayed to watch the bonfire in the fire pit with the children's sparklers.

The village is about 20minutes outside Paphos, so you need your own transport. Away from the tourists, you get a taste of real Cyprus. No shops apart from the coffee shop which is open occasionally. There are occasional mobile shops which arrive, a local bus service which you can try and the ice cream man plays 'Zorba's dance' at about 3p.m.

The book of Zorba is fantastic. Everything you might need to know while you are there, from restaurants to tourist sites to a great description of Cypriot driving! The book gets regularly up-dated.

Dave and Kay live 5 minutes down the road so if there is a problem, they can be there as quickly as possible, as we appreciated when a night storm broke one of the shutters.

If you want peace and quiet with lovely views, in a well equipped cottage, Zorba's is the place for you but don't forget the occasional carrot for the donkey in the field opposite - she is a sweetie and we christened her Esmerelda!

A fantastic holiday in the real Cyprus

We had a fantastic holiday, on this, our fourth visit to Zorbas. As always the cottage was immaculately clean and Dave and Kay were there to meet us upon our arrival. If you have never been to Zorbas before they will meet you at a pre-determined location on your way from the airport and guide you to the village pointing out useful things like supermarkets and places to eat.

The "Book of Zorba", a comprehensive guide written by Dave and Kay had been updated. This includes everything you need to know about Zorbas, information on local tavernas, shops and any other useful things that you might need to know during your stay. It also includes information about the local area to help you plan your excursions.

Zorbas is in a beautiful, peaceful location with fantastic reviews of the surrounding countryside. Sometimes we just spent a lazy day enjoying the atmosphere and swimming in the pool. However Zorbas is within easy driving distance of beaches. We enjoy Latchi and Agios Geogios but if those aren't your cup of tea Dave and Kay will tell about other ones.

We also enjoyed touring the surrounding countryside and villages or a drive to the Paphos forest. There are also lots of historical sites to enjoy, particularly if you go to Paphos.

One of the things we really enjoy about Zorbas is cooking on the real souvlaki barbecue and if you go to Limassol you can actually see the places where these are made.

As always, Dave and Kay looked after us and seemed to be available when ever we needed anything.

Holiday at Zorba's

Mallorca ! Mallorca war aber leider ausgebucht und was noch übrig war, war ausgesucht, überteuert und definitiv nicht unseres. Zypern klang für uns eher abenteuerlich - hatten wir nie im Traum dran gedacht. . Was war es , dass uns veranlasste Zorba's zu nehmen? Sicherlich natürlich Preis und Verfügbarkeit aber auch die einladenden Sessel auf der Veranda, die zwei Schlafzimmer (wichtig für uns), die Beschreibung im Allgemeinen und die zentrale Lage im Süden der Insel. Und weg, weg von den sonnenhungrigen Massen am Strand und dem damit verbundenen Kommerz. Das ist nicht unser Ding, denn wir wollten Ruhe und Erholung, Land und Leute und etwas Kultur, alte Steine und so.

Kontaktaufnahme mit Kay und Dave war kein Problem, wir bekamen umfangreiche Instruktionen, sogar bebildert, wie wir vom Flughafen zum Treffpunkt kommen. Eine Woche vor Abflug gab es noch mal Tipps, woran man denken sollte. Ein prima Service.

Zum vereinbarten Treffpunkt: Strasse nach Polis nehmen und später auf die Strasse nach Polemi abbiegen, ganz einfach. Sie empfingen uns freundlich und zeigten uns auf der Fahrt zum Haus die örtlichen Supermärkte, Bankautomaten, Taverne (riesige Portionen und günstig).

Das Haus entsprach voll unseren Erwartungen. Sauber, gepflegt, komplett eingerichtet. Zwei Schlafzimmer, zwei Badezimmer mit Toiletten. Gewöhnungsbedürftig Toilettenpapier in einen Eimer zu werfen - ist aber landesüblich. Fernseher mit vielen Programmen, allerdings nicht in Deutsch, dafür aber Internetempfang im ganzen Haus. Aussenanlage auch regelmässig gepflegt, ruhig, schöne Terrasse mit kleinen Fledermäusen im Gebälk.

Die zentrale Lage in der Pafos Region gibt eine prima Basis für Ausflüge Richtung Pafos, Polis, Akamas Halbinsel oder in die Berge. Zur Autobahn sind es ca. 30 Minuten. Aber man braucht einen Wagen. Und es ist gebirgig auf Zypern, nicht zu unterschätzen! Ausserdem fahren die Zyprioten wie die letzten Henker und das auch noch links. Wir haben Tränen gelacht über Dave's humorvolle Anmerkungen zum Autofahren in dem berühmten Book of Zorba's. Also hin und selber lesen/erleben. Wir haben uns jedenfalls gut erholt, einige tolle Tage dort verbracht, waren sehr zufrieden und ich glaube, Malle hat in Zukunft schlechte Karten!

Perfect place to stay

We stayed at Zorbas cottage for two weeks, this was our first visit to Cyprus and it was just perfect. The cottage is very well equipped and maintained, and Dave and Kay are the perfect hosts. We ate out every evening at the local tavernas, most of which are just a short drive. Eating it in this area is also very good value.

The cottage itself has ample outside seating areas, and from the veranda you can watch the sunset , the pool can be seen from the road but it's a rarely used road so wasn't a problem for us. It's a good size pool but not very deep but fine for just cooling off.

We have a very enjoyable holiday here and will definitely return.

Quiet country location.

The property is a very well maintained, comfortable cottage with everything provided for a self catering holiday. The information provided by the owners is excellent. The property is set in a quiet village well away from Paphos (20 minute drive to centre) with attractive country views from the verandah . The latter is a lovely addition as you can sit out on very comfortable chairs out of the direct sun and enjoy the view. Being on the corner of a small not often used side road it is not totally secluded and could be affected by neighbours in the property on the other side of the cottage. Plenty of reasonably priced good tavernas within a short drive. The owners who are reasonably local are on hand if help is needed and are very helpful and informative. There is a regularly used country road behind and below the property being some 200 yds away which does mean that some vehicle noise is present during the daytime when outside the cottage. It is very quiet at night.

A wonderful, well equipped cottage in a Cypriot village for people who want peace and quiet.

Dave and Kay sent fantastic directions, including photos of road signs, to enable us to get from Paphos airport to a meeting place, off the main Polis road, where they met us and took us to the village and Zorba's cottage. On the way, they pointed out local amenities including restaurants, supermarkets and ATMs. When we arrived, they took us for a guided tour of Zorba's, which is an excellent cottage, built in the traditional stone of the area, having a fully equipped kitchen with dining area. The sitting room had two comfortable sofas seating five. Both bedrooms had a shower or bathroom, either en-suite or next to the bedroom, making them both effectively en-suite. However, the crowning glory was the covered terrace - large enough for a dining table, four dining chairs as well as two sink-into comfortable chairs and a two seater sofa with coffee table. The lower terrace had a small but effective pool. We spent every breakfast sitting on the terrace in April and ate every dinner, until about 9p.m. looking at the view and watching the birds. Dave and Kay arrived every other day to monitor the water in the pool and water the plants. The cottage is also equipped with both central heating and air-conditioning, neither of which we needed to use while we there. Masses of towels, bed linen and tea towels were provided, together with cleaning materials for dishwasher, washing machine and general cleaning.

Kay and Dave had given us a starter pack of food - eggs, bread, butter, milk, tea, coffee, sugar, orange juice, fruit plus some individual boxes of breakfast cereal and jams, so there was no need for us to have to go shopping immediately after our arrival. As it was, we found one of their suggestions of a taverna in Miliou where we had an excellent meal!

The 'Book of Zorba' was a travelogue of its own. Everything you could need during your stay - from instructions in English (with labels) for the Greek washing machine, to shops and shopping, restaurants, comments on Cypriot driving, ideas for visits etc: etc: We have written our comments into their guest book, including all the places that we have visited - too many to mention here.

We would thoroughly recommend using this cottage, providing that you have your own transport and enjoy the peace and tranquillity of living in a Cypriot village in the hills about 25 minutes from Paphos town. It is not suitable for children, having many steps near the pool and terrace. We are planning to go back next year!

Also within a few minutes drive are the large reservoirs of Kannaviou and Evretou with extensive hiking trails. 20 minutes by car from the cottage is the Akamas national park of 79 sq Km, a seaside protected area with turtle beaches and the famous Avakas Gorge. This part of Cyprus is a rural area with hundreds of miles of tracks to wander. In Cyprus there is no law of trespass (unless an area is fenced or damage done). Visitors are free to wander as they please.

The nearest village with amenities is Polemi, only 3km away. Here there are banks, ATMs, supermarkets, barbers, hairdressers, coffee shops, tavernas, winery and a bakery. In the neighbouring village of Stroumbi, there is a butcher, supermarket, 24 hour fuel station, winery, as well as the area police station.

This is the wine growing area of Paphos and there are many wineries. Several provide a sumptuous local meze lunch with free wine.

There are many very good tavernas and restaurants in the villages surrounding Agios Dimitrianos, serving high quality food at very reasonable prices. In the cottage, there is a comprehensive list of the best tavernas and detailed directions to get to them.

Special festivals in the villages:

Greek (Orthodox) Easter - every village will have special celebrations centred around the church.

Polemi Tulip Festival - April. Truly unique wild tulip fields, and celebrations led by local schoolchildren.

Wine festivals - August and September. Large events, often with famous Greek singers/musicians, free wine tasting and other entertainment.

In season, help yourself to fruit overhanging the road, particularly grapes and figs. Locals often bring free surplus produce to friendly tourists!
