From the sitting room you can get to a master bedroom and a family bathroom with double pink marble sink and hydromassage shower.

From a wooden staircase you can go downstairs, where you will find another big sitting room with corner marble fireplace, the main kitchen made of Deruta ceramic and equipped with burners, oven, fridge, dishwasher and all flatware.

The night area has 4 bedrooms, one of which is double with a bathroom, 2 master bedrooms and a double bedroom with shared bathroom; all bedrooms have their own 32 inch LED TV and are tastefully furnished.

The villa also offers a little equipped gym and a splendid SPA with hydromassage for 6, a sauna and a big walk-in hydromassage shower with music.

The villa is completely immersed in the nature and surrounded by a 2000 sq m garden, where you can admire some stone flowerbeds and olive trees.

About Simona and Stefano

We are married and we suddenly fell in love with this splendid quiet region immersed in the nature. We move here from the chaotic Rome to improve our life quality, since people in this place are very kind and welcoming and there is only nature surrounding our villa.

Why Simona and Stefano chose Todi area

We want to share our house with tourists in order to let them discover this beautiful region.

What makes this villa unique

From the terrace of the house and the swimming pool you can admire a beautiful view of Todi and the nearby hills at sunset.

There is a canopee bed available near the swimming pool where you can sip a drink in total relax.

A truly wonderful villa with perfect hosts

  • 5 of 5

We have just returned from a 10 day stay at this wonderful villa. The hosts Stefano and Simona are lovely friendly people and make you feel welcome throughout your stay.

We were a party of ten over three generations, including grandsons of 5, 3, 3 and 8 weeks. The accommodation worked well for us, with grandparents on the main level with a bedroom and shower room and the two families using the four bedrooms and two shower rooms on the lower level. There is a kitchen on both levels (both well equipped) and although there is a lovely lounge and gym/sauna on the lower level, we really spent almost all our time on the veranda, where we had our meals and just gazed at the wonderful views. They are spectacular.

We were fortunate to have hot weather throughout and although the pool is not heated it was not a problem. The pool is very deep at one end, but there is an ideal section for younger children at the other end.

There is a perfectly adequate supermarket (A&O) in Pantalla, but for a larger selection there is an EMI superstore at Todi.

We visited Todi, Perugia, Assisi, Montefalco, Orveito and the waterfalls at Marmore. All were within an hour away and most enjoyable. Researching parking paid dividends. We certainly ate Italian with pizza, pasta and their lovely ice cream.

We all agreed it was a wonderful holiday and staying in such a nice villa made it special.

Excellent place to spend your holiday!

  • 5 of 5

Fantastic place for family vacation. Big kitchen to prepare own food, nice and tidy bedrooms, a lot of space for two families. Wonderful pool area with excellent view, breathtaking! Friendly and helpful owners, we really enjoyed our stay at the house. Can recommend if you don't mind slight smell of cigarette.

Beautiful house, wonderful holiday

  • 4 of 5

This is a very lovely house, very generously appointed in a great position to explore Umbria. My wife and I and two kids (20 & 13) stayed here July / August 2015.

Simona & Stefano were so welcoming when we arrived, ready with a welcoming drink, some lovely food and taking the time to show us around the house.

Although the house itself is sort of overlooked, the pool is very private and magnificent. Wonderful views from the main balcony looking over the Umbrian hills - from here you can see Todi which we visited several times for evening meals. Well worth a visit - thank you Simona for recommending various resturants, we particularly would recommend Pane e Vino & La Mangiatoia in Todi.

From the house, access to Perugia and Assisi is very easy - Assisi in particular is an absolute must see, one of the most beautiful places we have ever visited. We also took a day to go to Rome - drove to Terni where we hopped on a train - then an exhausting but thoroughly enjoyable walk all around Rome. Vatican Museum very crowded but has to be done.

Also went to Orvieto - a little further maybe an hour in the car, but again quite beautiful. the Cathedral is magnificent. Montefalco (about 40 minutes), a gorgeous hilltop Umbrian town, lots of places to eat, delightful piazza to have a beer / coffee and watch the world go by.

Good supermarket in Pantalla catered for all our needs, downstairs kitchen at the house very well equipped, we managed to conjure up some delicious meals. Family enjoyed the table tennis table, I liked the sauna!

Thank you Simona for the delicious bread and gift when we left - thank you all for allowing us time in your beautiful home and being such helpful and hospitable hosts.

Excellent house in a great location

  • 5 of 5

We spent nearly 2 weeks in September at this wonderful villa.

The villa is even nicer then the photos in the site, and far more important than “the look”…it’s the feel….there is some good energy in the house, something worm and cozy, very relaxing. You can actually feel it when you enter the house.

We were a family of six, various ages, and we all LOVED the place!!

Stefano and Simona are amazing people!! They gave us a worm welcome, showed us around and so is Stefano’s brother Andrea who leaves nearby and helps in anything you might need, always with a big smile.

There is A LOT of space in the house, the amazing balcony with a view and in the garden.

The pool is first league and all is well kept!!

Please note, for those of you with little children, that you have to be with the Kids by the pool because most of it it’s fairly deep and there is no direct access from the balcony to the pool.

Food shopping: there is a small minimarket nearby, but if you are into cooking [the main kitchen at the villa is VERY GOOD and very well equipped!!] go to Todi. There an “EMI – Super store” witch have everything you might need, fresh and vast selection, and the prices are fairly cheap. It’s about 12 minutes’ drive, from the Villa.

Thank you Simona, Stefano for your excellent house, facilities and hospitality.

wunderschoenes Haus mit super Lage zwischen Todi und Perrugia.

  • 5 of 5
