Secluded Riverfront two+ bedroom cottage newly constructed on a very private section of the Mousem River with pristine views and only 10 minutes from downtown Kennebunk Maine. This cottage is the only building directly on a mile long section of the Mousem River called Old Falls Pond. There are a few other Cottages you can see set back from the River when you boat up and down but it is rare that you will see anyone else on this pond/river. The fishing is very good with Large and Small Mouth Bass, Rainbow Trout, Pickrell etc. The Ocean is only 12 minutes away and southern Maine has many great Restaurants and Sites to see.
This location was the only cabin built on this section of the river/pond in 1950
and thus still the only cottage right on the water available to reconstructed as a new waterfront.
In effect this cottage is alone on this part of the river/pond and across the river is all natural Kennebunk conservation Land so it acts as a private nature sactuary. There is no public moter boat access so no traffic on the river for you and your carry in boat.

My family of four stayed in the cottage June 21 - June 28, 2008 and everything was clean and new - the lake water was clean and warm - we went swimming everyday - I would highly recommend this cottage to any family looking for a private getaway near the ocean with your own private lake area.
We rented for a week in August 2016 and had a wonderful time. Although we never met Patrick, he was readily available and helpful to us by phone. The cabin well-suited the five of us (two young kids, plus grandma) and was well-stocked and in very good condition. Responding to an earlier post -- we saw an occasional spider, yes, but the house is in the woods, and it wasn't enough to deter even my squeamish suburb-dwelling children. The lake is very peaceful -- only once did we see signs of another human being, there are almost no houses on it, and we never saw motor boats. Because the house does not make boats available to renters, we purchased $100 inflatable kayaks on Amazon, and they worked just fine - we even felt comfortable letting our 8 and 10 year olds (who are excellent swimmers) use them by themselves within our sight. The kitchen was clean, newish and well-stocked, and the one or two items we were looking for we found at a Walmart within 20 minutes away, and Patrick reimbursed us. We also loved the location -- the ocean beaches are close, for an easy day trip. (We tried Ogunqit - great swimming for young kids.) Portland is also easy striking distance -- we did a schooner day trip on the harbor. Next time we return, hoping to do a day trip to Boston. Renters should be aware that the access road to the cabin leads through an iffy-looking neighborhood, where homes are not well-tended. We drove past the access road several times because it didn't look right for a vacation rental neighborhood. Once at the house, though, which is more remote, we had no worries, and it won't deter us from renting again. Also the outside photo of the house is a little dated -- the house isn't brand-new anymore, but still in great condition. The inside photos are very accurate and the house feels new-ish inside. Last, guests with mobility issues should be aware that there is a step-down from living room to kitchen, and one bedroom is down a circular stair. (Bathroom is upstairs). There are also stairs down to the lake. Overall, had a terrific time and can't wait to go back! Would highly recommend.
Stayed at this camp with my family (2 young children and wife) for 3 days in mid-June. I want to start off by saying that the owner is very helpful and was available throughout the booking process. The home itself is in a beautiful and secluded area, not far at all from Kennebunkport and the beaches yet you feel like your hundreds of miles away! Unfortunately it was inside the home where we had some issues. First, it appeared that we may have been the first renters of the season. There were dead and live bugs in almost every room of the home. When you have 2 young children walking/crawling around having bugs on the floor can be a little bit of a pain to deal with. So I swept them up. Spiderwebs blocked many of the doors so I swept them away too. I've been to plenty of Maine camps and am well aware that bugs are all over the place both in and outside, but I felt that I shouldn't have had to do the cleaning/exterminating of them, especially beacuse there is a housekeeping charge on your bill. Outside in the covered porch area, the table was covered in pollen so I cleaned the table off so my family could sit at a clean table together. Again, it just felt like I shouldn't have had to do that. Also, for families with young children, young as in the toddler range, the house is NOT kid friendly. Their is spiral staircase that we had to block off, as well as a step about 6 feet across leading into the kitchen area which a child can easily fall down. Again, for kids about ages 5 +, I think you're good, but not a 3 year old and 18 month old. In retrospect I guess I could have asked about child safety but I thought the pictures looked like the home was safe enough and so we booked. We spent much of our time in Kennebunport eating and hanging out; the trip to town is simple and takes about 15 minutes. The property surrounding the home is quiet and beautiful (we had a Bald Eagle hanging out in the back yard for about 3 hours one day!). It's a shame that we had to do the cleaning because the home itself is pleasing to the eye and in a great location.
Words can't even explain how AMAZING this vacation was. I stayed here with my family for Memorial Day Weekend. My kids did not want to leave. Forget resorts this house was paradise. Thanks, Patrick
My first vacation in years and it was amazing. The area is very private. The neighbors were very friendly. The water was a little cold, but we still went for a swim. I went with my mom, my two kids and my cousin and her two kids. The children did not want to leave. The house was gorgeous and very clean. I give it 5 stars. I'm bummed it's booked the 4Th of July weekend, because I'd rent it again. Thanks, Patrick you have a lovely home.
I rented this cabin for a week in the fall. We were 4 adults and a toddler and this was perfect. We could sit on the dock with coffee and breakfast, short drive to the beach a few times, an evening in Portland. Rest of the time we had plenty of room for big suppers in the gazebo, fires, and card games. Big Lobster pot and all the usual seafood gear was provided, great seafood in Kennebunk and Wells. Very quiet pond, hope to go back again.
This cottage is in a very private secluded location on the Mousam River five miles upstream from Kennebunk, ME. This one mile long section is called Old Falls Pond because it has a dam downstream that produces a great fishing and exploring area as no other Cottages are on the lake front. Bring your own Canoe, Kayak or Small carriable boat and you can explore both sides (the opposite side is Kennebunk Conservation Land) of the river including some rapids upstream. Below the dam you can also hike for miles and see the original natural rapids created centuries ago after the last ice age.
