Beach Road Villas is a boutique style Inn and our luxury Villa is fully equipped to make your vacation stay comfortable and effortless. Each Villa offers over 1200 square feet of air conditioned living area and features two bedrooms and 1 ½ baths, full sized and fully stocked kitchens, separate living and dining rooms, two enclosed lanais, and a washer & dryer. We also provide TVs, DVD and stereo equipment, free wireless highspeed internet connections, fresh linens, towels, bicycles, beach equipment, a gas barbecue and a hot tub free for your use.
Our Spanish Colonial architecture is complemented by our extensive tropical landscaping. Featuring over forty different varieties of tropical plants and flowers and complete with a traditional courtyard with a six foot fountain. Depending on the season, you catch the exotic aroma of jasmine, gardenia or plumeria as you drift to sleep to the sound of water gently splashing in the fountain. In the morning help yourself to the bananas (over four different varieties) and coconuts.
Our nightly rates are less than you pay for many smaller places (including most one room cottages and hotel rooms) on the island. We are conveniently located on the east-end of Sanibel just off of the causeway next to Old Town Sanibel and close to the historic lighthouse end of the island.

My sisters and I booked a last minute trip to Sanibel never anticipating what awaited us at Beach Road Villas. The photos just don't do it justice. The villa was so spacious and had every amenity you could need - coffee pot, kettle, dishes, linens, tableware. 2 outside verandas! Hammocks! Privacy! Private dock in an upscale Sanibel residential neighborhood. Beach access so close and all the beach accessories you could want. Including beach towels!! How great is that!! We love the huge selection of bikes and the royal poinciana off the master suite was amazing. Beach Road Villas is not a big complex - It's intimate and I believe we counted only 4 units total.
Heaven, just heaven. After the long journey over from the UK, it was perfect. Highly recommended.
My husband and I enjoyed our stay at Beach Road Villas. While there we saw Martha, the manatee, a great blue heron, leaping mullets and lots of those little lizards. We were the only ones in the Villas, so it was very quiet. It was nice to be able to walk to the beach since parking is so expensive on Sanibel. A nice spot but could use a little TLC.

Unfortunately we were very disappointed with Beach Road Villas, we stayed in the Sea Oats unit and quite frankly this unit should never have been rented out. When we arrived there we were very happy about the location but when we walked through the property it looked as though no one was taking care of it. It was clear that no landscaping/upkeep had been done in a while because there were brown and dead branches throughout the property. When we went into our unit we discovered that the bathroom had not been cleaned, smelled like urine, toilet seat was loose, and the carpets in the living /dining area were stained and dirty looking. There was mold on the living room blinds, upstairs shower, and master bedroom ceiling by the air vent. There was a broken lamp in the living room, unusable broken/cracked washing machine, outdoor light by canal out, manatee cam not even hooked up, hot tub dirty and ice cold, the heat did not work in the condo, it only blew cold air. During our stay the ice maker broke and grew a huge block of ice which woke us up scraping against the fan. A service man was called but in the meantime we had to unplug it and move all our food out of the fridge to a fridge outside. The next night the same thing happened all over again! The place had worn out smelly cushions, ceilings were cracked and needed painting, patio needed cleaning and painting, part of the upper deck was crumbling, holes in some sheets, and beach chairs were rusty and worn. This place needed some serious help! It should have never been rented.
We actually felt bad that we had so many issues and didn't want to keep bringing it up, especially since we were on vacation. We also never received any check- in information and had to start digging around to figure out how to get in touch with someone which took several emails and phone calls!
On the good side, there are things we liked about the place. It was spacious, kitchen well stocked, nice bikes, nice wagons, great parking, convenient location, great wildlife, close to the beach and nice walk, outdoor grilling area, lots of ceiling fans, and lots of amenities. If it were not for all the problems, this would have been a great place. Hopefully the owner will refund something for all the issues we had and take care of the issues so no one else has a disappointing vacation.
We really enjoyed our stay at Beach Road Villas. It's in a quiet residential area, very convenient to beaches and to restaurants in town. A small complex, (no pool or tennis court which we don't want anyway), but it was very clean and spacious and very comfortable. We had fun riding the bicycles along the bike paths. We enjoyed the screened-in porches and the quiet secluded backyard on the canal. Being at the end of the canal there was little boat traffic which was great.
This was our first stay at Beach Road Villas and we could not be happier with the facility, location and amenities. Dave and Fred worked overtime to accommodate us for a last minute booking that turned out to be a great choice for us. The villa was clean and well stocked and the setting is beautiful - lots of flowers and shady palms. The Villa was spacious, clean and well stocked - it made for a very relaxing getaway. We especially liked the bicycles that are free for guest use. Bike paths go everywhere on the island and we spent hours exploring without having to hassle with the traffic. We brought our boat for some out island shelling and it was so convenient to have it docked 30ft from our back door. We found it to be a great step up from your normal condo vacation. We will certainly be back.

This was our second time staying on Sanibel. First was in a hotel and for this vacation we wanted to stay somewhere with more amenities. This was it. Full kitchen, washer and dryer, BBQ grill. Free bikes!
Some people have commented about the distance to the beach. Really? If you think that is a far walk, you are silly! No the property is not directly on the beach, it's across the street. It probably took all of 5 minutes to walk to the beach. We would load up a wagon and off to the beach we went.
We saw people all day everyday who had to walk much MUCH farther to get to the beach. We were grateful!
Only minor downside to our vacation, and this had nothing to do with the villas, was the traffic. But it was during the holidays and that was to be expected. But with the free bikes, we just rode them everywhere.
If you are looking for a perfect place to stay on Sanibel, this is it!
Oh yes, we did see the manatees in the canal!
