About Pat Hoke

I'm married with two children (a girl and a boy) and I work with a small technology company in Fairfax County VA. I'm also a partner in a family run inn that sits just 7 miles south of our cottage, overlooking Seneca Lake. I grew up in northern Virginia, outside Washington, DC, and graduated from George Mason University. My family has had a cottage on Seneca since 1930 (my grandparents), and our whole family has a great attachment to the lake. Since I was a child, it was a dream of mine to one day have a place for my own family on Seneca Lake. In 2007 we made that dream a reality, and now we would love to share this beautiful spot with you!

Pat Hoke purchased this cottage in 2007

Why Pat Hoke chose Seneca Lake

I love Seneca Lake and I wanted to have my own cottage, just as others in my family do. This area happens to be one of the most choice locations on the whole lake. It has easy access all year, an awesome view of the lake, lots of privacy, and plenty of land to add on in the future. It's also one of the most convenient locations to the wineries and to shopping.

What makes this cottage unique

This cottage sits in such a unique setting, with around 100ft of private, grassy, level lake frontage. It's also very private, with only one distant neighbor. The cottage sits on the widest part of Seneca Lake and because it faces north east, you have an extremely expansive view of the lake.

Guestbook comments from the owner

The cottage was perfect for our Thanksgiving getaway. As newcomers to the area, we had no accomodations suitable for entertaining our out-of-town guests, the parents! The cottage was cozy and quiet but clean and well appointed. The kitchen was spacious and the veiws are awesome. Thanks to Pat for getting our TV glitch sorted out right away; I couldn't imagine a Thanksgiving without football!

Anyone looking for a getaway anytime of the year should look into that cottage. Cheers!

Beautiful home and hot tub!

  • 5 of 5

I stayed with several friends at this home. It was very nicely decorated and very clean. The bedrooms are small but the beds are comfortable and it's convinient that there were towels and linens availible there. There was, however, only 1 roll of toilet paper for 6 women for a whole weekend- obviously we had to get more but there aren't many stores close- by or open at that time of year. The hot tub was spacious and very relaxing. I would stay there again and highly reccommend this home and the renters. The view of Lake Seneca alone was worth the trip! It made our wine-tasting girls-weekend come together.

Disappointed in Dresden

  • 2 of 5

Our group recently stayed at this property in Dresden. While we found the location to be ideal for our needs, we were very disappointed in the quality of home. We discovered cockroaches and found the bathroom to be in an extreme state of disrepair.  The shower head was barely functional, and there is water damage and mildew throughout the bathroom.

The home's location, privacy, and living room were all quite charming (albeit small), but finding the cockroaches in a home we rented for a vacation getaway was completely unacceptable and a concerning health hazard. Unfortunately at 10pm on the second night of our stay when they were discovered, we thought it too late to leave or contact the owner via phone. Instead we contacted the manager promptly upon returning home. We were concerned about cockroaches getting into our clothing/luggage and bringing them back to our respective homes, making a dis-satisfactory and unacceptable experience.

Given we relied heavily on the owner's advertising and positive reviews on the internet, we are very disappointed that we spent so much money to stay at this property.

Beautiful, but not really air-conditioned.

  • 3 of 5

The cottage is beautiful. Very nice, welcoming "southern" touches throughout. The panoramic view of the lake was incredible, especially arriving during a lighting storm! However, this cottage is advertised as air-conditioned. This consists of two portable a/c units; one in the kitchen area, one in the dining room/living area. Even though they were set for 61 degrees, the units registered the temp throughout the cottage approx. 83-85 degrees. The bedrooms get no cooling whatsoever, and felt about 90 degrees. The owner came promptly when called upon our arrival, and tried to get the temp lower. It was humid and stifling in there; the bedrooms so hot, we would consider them uninhabitable. The owner was VERY understanding about our inability to stay there when we paid for and were expecting an air-conditioned place. We left within hours after arrival, and were refunded our money. Owner is a wonderful man who genuinely wants people to enjoy their stay in his cottage. We were very, very disappointed it didn't work out. If A/C is imperative to you, as it is to us, I highly recommend asking about it prior to making your decision. Is a beautiful cottage for fall or spring.

Overall great stay

  • 4 of 5

We shared this very cute cottage with another couple for a week of wine tasting and sight-seeing and overall it was a great experience. We would return to this cottage as the location was perfect, the cottage was nicely decorated and comfortable and it was well equipped with the essentials needed. We had a great view of the lake and it was very quiet. Photos of the cottage were accurate. This is not a large cottage but accommodated 4 adults nicely. The location was right next to a Naval facility with a huge barge on the shoreline. This did not affect us negatively but renters should be aware of this as morning activity included wakening to a walkie-talkie over loud speakers as the service boats were leaving the facility. After the boats left in the morning, there was little activity after that so if you are an early riser, this should not affect you at all. Private setting as the neighbors were away. A few items would have made this a five rating: 1) for the beginning of the week, we had the windows open with a delightful breeze floating through the cottage but as the week heated up, the inside air conditioner units were not equipped to handle the heat, especially in the bedrooms (we were there during a 90+ degree hot spell), 2) WIFI was sporadic, 3) bedrooms were very small with closets but no dresser (comfortable queen beds took up the entire room) and 4) we had to use the bathroom shelves for our food because all cabinets were full of dishes/glasses - would have been great to have at least one cabinet left free for us to put our food. Suggestion: put some shelves in the closet in the kitchen. Close to Watkins Glen (30 mins), Geneva (20 mins) and Pen Yan (10 mins) and numerous excellent wineries. Also, really good ice cream (Mr. Twistees) was within walking distance! Enjoyed our stay here very much and as I said we will consider returning here next year.

+ and -

  • 2 of 5

This cottage was in the perfect location for a peaceful get away except for the fact that the business right next door had three noisy boats start up at 7:45 AM every morning of our stay and return again at 4 PM. The shower head and stall were deplorable with several daddy long leggers coming out of the drain and spurts of water coming out of the shower head. Shower curtain had mold at the bottom and ants were coming out of the flooring area. The decor was charming but did not make up for the bathroom situation. The washer and dryer and dish washer were nice bonuses. Bedrooms were quite small to say the least. No dressers but nice closets, one of which was very hard to open. We found it easier to just store our suitcases on the kitchen floor. The decks were in much need of upkeep. Several spokes on the railings were broken and most of the railings were covered with cob webs and spiders. ( I didn't know that lots of spiders came along with lakeside living). I had to sweep off the railings before we could even think of eating outside. The charcoal grill was a blast from the past but did the job quite well. The shrubbery/weeds were very over grown and extended on to the back deck. Hot tub was a plus but was a hazzard to enjoy bc of the spiders and wasps in the nearby vines. The outside of the cottage was in need of a power washing and steps down to the dock were overgrown with weeds which we had to remove before going to the dock. All in all this cottage could use a lot of TLC. There were open food items in the kitchen that were left from previous tenants that were dated back to 2011. Yuck! The beds were very comfy. I did not speak to or see the owners. In this condition, I could not recommend this property to friends. I doubt that the owners themselves would want to live in this cottage.

Very quiet and relaxing

  • 4 of 5

The location is easy to get to, and quiet. The home is small, and the bedrooms are not much larger than the beds, which made storing luggage and getting around challenging. Overall, though, it was quite adequate for a relaxing time away.
