This newly finished block of apartments located in the heart of one of Malta’s most fashionable and vibrant locations. The current owners changed this building into a modern block of apartments served with lift. The living area occupies the front part of each apartment and is essentially open plan. Having fully functional kitchen ideal for preparing own meals and easy cooking.
Gres tiles make up the flooring throughout the kitchen and complement the monochromatic colour scheme flowing to the parquet flooring of the living area. The layout is uncomplicated and has a minimalist look. The kitchen units were brought from Italy by the team and all the appliances are built in the kitchen.
The living area complements to reflect comfort and modernity in this room, nonetheless, the outdoor jacuzzi tops up the distinct finish. The balcony is completely private and the rattan dining furniture make this a perfect location for al fresco dining and entertaining or just relaxing while enjoying the stunning seaviews and Valletta.
With the over all high standard of finish throughout in each apartment the clever use of lighting was particularly eye catching with a square soffit repeating the shape in the bedrooms. Each apartment has 4 bedrooms and two bathrooms. The bedrooms that are located on the back part of the apartment make them ideal for having a good night rest from the busy promenade during the day. Both bathrooms are compact in design but make for an optimum use of space, both follow a similar theme. The only difference between the two is that the en-suite has a bath tub while the family bathroom has a shower cubicle. As for the bedrooms, each apartment has one double bedroom and 3 twin bedrooms.
Moreover, for those who are after renting a car, parking comes at an optional price of 10euro per night in a residential car park 5 minutes or less off the apartment.
Payment is all to be done all in advance to the website. After 24hrs from the tenants physical check in the funds will be then transferred to us.
A refundable breakage deposit of 300euro is to be paid on check in either to be settled by visa or cash. The security deposit will be refunded via credit card if paid as such after a maximum of 30 days. Or via bank transfer - if paid in cash - with bank charges incurred to the beneficiary bank account [should s/he not be in SEPA country] after a maximum of 15 days. Thus the beneficiary bank details will be required to refund the deposit.
Also please note that the price being paid for the property includes basic utilities:
- 200KWh- for 4-bedroom apartment
free per week with the apartment which is more than sufficient for a weekly stay. However if the inclusive amount of KWh will be exceeded, an extra charge will apply at a rate of 0. 35c per KWh. Other than that there are no other hidden expenses or charges.
Cleaning of the property prior the arrival and after departure is included in the price. Any extra cleaning during accommodation will incur extra charges. Two sets of towels per person and one set of linen per bed is also provided by us, then it is up to one's discrepancy to wash them as much often as desired.
Monthly rate it is also available, please ask for quote. Also please do note the utilities are NOT included on a monthly rate but paid for as much as one consumes.
Please note that the rental price does not include the Environmental Contribution tax, introduced on June 2016 amounting to €0.50c per night up to a maximum of €5 for each continuous stay in the Maltese Islands. This applies for 18-year-old and older.
Damage Deposit A security deposit of EUR300 is to be settled on arrival as described above. The deposit is NOT applied toward rent; however, it is fully released provided the following provisions are met.
•No damage is done to unit or its contents, beyond normal wear and tear. •No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
•All debris, rubbish and discards are placed in waste collection points/dumpster, and soiled dishes are cleaned. Please note that rubbish timetable collection will be sent to you prior your arrival and it is found in our property as well.
•On checkout, the set of keys should left on the kitchen table.
•All charges accrued during the stay - if any - are to be paid prior departure.
•No linens, towels etc are lost or damaged.
•Early check-in or late checkout are permitted only upon request and upon availability.
•The renter is not evicted by the owner (or representative of the owner), the local law enforcement, or the security company employed by the host.
•The burning of candles on the premises is strictly not allowed.
•The electricity and water usage does not exceed the limits set-out hereunder
Electricity & Water Usage
We operate a fair usage policy. The limited allowance is very generous and should more than suffice on normal usage. However, if lights and particularly air-conditioning are unnecessarily left on when not in the property or if the water is left running for no reason the allowance will be exceeded. Air-conditioning should NOT be left running if doors, windows or other apertures are left open as this will cause consumption to spike. Both electricity and water meters will be read on arrival and departure to calculate the usage. In the event that you have used more than the allowance for the property, the additional usage will be charged at current rates and deducted from your security bond [electricity will be charged extra at a rate of 0.35 Euros per unit (1kwh)]
Electricity - 200kWh weekly
Water – 0.5 units per day
Please note that for longer stays of 28 days or more the above does not apply. Water, electricity, gas has to be paid as much as consumed. This is subject to one's own consumption rate.
The maximum number of guests is strictly limited to the number people booked. Cot and highchair are also available upon request.
NO other guests are allowed to stay in the property at ANY time. If additional, non-paying guests are found to be staying or utilising the facilities you will be charged one night per person accordingly.
Events and Parties
Events and parties are allowed on the condition of pre-approval and subject to additional costs and cleaning fees. Any event without pre-authorisation will be considered a breach of the rules and charged accordingly.
Rates include a set of linen per bed & 2 towels per person. It is up to one's discrepancy to wash them as often as desired using the washing machine available for use on the property. Cleaning of the apartment is done prior the check in and after the checkout.
No Daily Housekeeping Service
While linen and bath towels are included in the rental rate, daily maid service is not. However, it is available at an additional rate, thus if needed kindly contact us. We do not permit bath towels or linens to be taken from the property. You can be charged up to 20euro per linen/towel should they be soiled or damaged.
Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.
Any exceptions to the above mentioned policies must be approved in writing in advance.
Music & Noise
The sound limit should not exceed 60dB at ANY time. At this level you can enjoy the music without annoying the neighbours. No music should be played before 9:00 am or after 8:00 pm. We understand you are here to have fun and we will do our outmost to help. However excessive noise such as screaming, shouting or similar behaviour should be avoided.
Parking on the road is permitted at no additional cost.
Drainage and Septic
These home is on a combination of normal drainage and septic systems. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products or any other materials other than toilet paper have been flushed and clog the septic system, you will be charged with damage fees of up to two hundred euros (EUR200).
Meeting point is at the apartment with one of our Reps. Details regarding your check in will be sent over to you a few days prior your arrival. Should there be any change or missing details please do inform us. Check-in is very flexible - normally at 14hrs to the latest 22hrs. Any earlier check in has to be upon request and confirmed via email. Later check in after 22hrs is also accepted provided that we are allowed to organise the transfer. Transfer fee varies depending on the number of people. Should one decide to opt for another mode of transportation after 22hrs, there will be a 35euro host fee payable on check in to the host.
Fair Usage Policy - This is sufficient for all normal activities, e.g. web browsing and emailing, but may be exceeded if there is a significant amount of activities such as video streaming. If more download capacity is required then it may be possible to purchase additional GBs. Please note: any illegal internet activity, e.g. peer-to-peer file sharing, will result in the internet access being closed down for the duration of your stay.
Additional fees to be charged upon arrival
Refundable Security Deposit: 300€
After you successfully submit your reservation request, you will receive an e-mail response from the home owner or property manager, within the next 24 hours. At this point, the full details of your confirmed reservation including the address of the property and the contact details of your local host will be shared with you through e-mail.

Judging a book by its cover!
You have to wonder what to expect when you find, daily, garbage on the steps leading into the apartment
building. At one point, we had to literally walk through a wall of garbage bags to enter the building. The
apartment itself was comfortable, although when spending two weeks in said apartment, a mop for the floors
would have been welcome. One cannot argue with the location...it was great. The owners would like you to
maintain the apartment, but provide little to do same. It is sad to say that if I remember one thing, it is the
garbage on the steps. The towels provided were of poor quality, as were the pans in the kitchen. I would like
to commend Ans Ankone, our contact when we had a problem. She was only a phone call away, and when
called, dealt with the issue immediately.

This was a wonderful spot! Close to downtown Sliema, walking distance to all the places. Everything in the Studio was brand new and we could not have wished for anything more. We struggled leaving the next morning because of how nice it was! Can't wait to come back and will certainly recommend it to friends and family visiting the area. BOOK THIS SPOT!
