One of the most spectacular locations on the south coast, Midships in Old Colonial House, built in the 1920’s but totally refurbished and remodelled in 2016, is set just above the South West Coast Path overlooking the jewel of Hope Cove bay and harbour.

With uninterrupted 180° views from all the principal rooms and the private 40 foot terrace, Midships enjoys one of the best views of any holiday cottage. Facing west, the sunsets dipping over the far horizon can be stunning.

Midships has just undergone a total refurbishment. The entire cottage has been gutted, remodelled, rewired and re-plumbed but has maintained the cosy, cottagey atmosphere. Walls have come down on the ground floor to create a large open-plan living/dining/kitchen area with spectacular views and French window access to the private 40 foot terrace. The new Shaker-style kitchen boasts an Aga and granite work surfaces and the living area has a wood burning stove (firewood is provided at no extra cost).

Both bedrooms on the ground floor have their own en-suite bathroom and loo. We have also built a new suite of rooms, the Bridge, on the first floor with a double bedroom, shower and loo and a large living room with a vast 13 foot eyebrow dormer with stunning views over the harbour across Bigbury Bay and out to sea. The Bridge will be available for larger parties booking Midships, for a supplementary cost of 50% of the price of the Midships booking. Underfloor heating has been installed throughout for super-cosy warmth when it's needed.

A couple of minutes traffic-free walk from the village pub, restaurants, shops and beaches of Hope Cove, our two/three bedroomed cottage, sleeping 4 – 6 (or 8 if you are also taking the Bridge first floor suite), not only has the Aga and wood burning stove in the large open-plan living/kitchen/dining room but also a Smart TV, WiFi, music streaming from your MP3 player or smart phone via Bluetooth, and a Weber barbecue to name just a few of the facilities.

Midships is a comfortable, cosy cottage, well-equipped for the perfect family holiday whether you are into bucket-and-spade beaches, boating, surfing or walking. For your total comfort outside the summer months, underfloor heating has been installed throughout.

Hope Cove, in an Area of Outstanding Natural Beauty, is a delightfully laid back, very picturesque fishing village boasting the Hope & Anchor Pub (which is open all year round), several other restaurants and tea rooms, the village shop and Post Office and an art gallery - and not one, but two safe, clean beaches of different character. Should you need any more excitement than that, Hope Cove is conveniently located just 10 minutes’ drive from the glitz and glamour of Salcombe, and a convenient 15 minutes’ drive from the supermarkets and facilities of the market town of Kingsbridge.

Midships is the ideal location for a family seaside holiday but, for the more active, apart from the world-class coastal walks on your doorstep (the famous Southwest Coastal Path is literally at the front gate), there is surfing, windsurfing and kiteboarding just along the coast at Bigbury and Bantham, together with the famous links golf course at Thurlestone.

About Tim & Maria Barker

We, the Barker's, are a family of sailor adventurers who can't stand the idea of not being able to see the sea, hence our delight in buying Midships which we hope to keep in the family for generations. After many years of family holiday sailing along the coast of the West Country, our recent sailing has taken us from Arctic Norway to Antarctica and many hotter places in between on our beloved Mina2 (check out When we're not sailing we love being at Midships but, when we're unable to be there, we love sharing it with our guests.

Why Tim & Maria Barker chose Kingsbridge

Having sailed down this coast for so many years, we always had a dream of owning a coastal property in Devon, but our tick-list was so demanding we doubted if we would ever find something. Then, after several years searching, we found Midships.

What makes this cottage unique

Midships is THE perfect holiday home where we can watch the children safely playing on the protected beach from our own living room and bedroom; that had a large private terrace (in the case of Midships 40 feet long!) on which we could enjoy a spectacular unobstructed view over a harbour and out to sea, and that faced West (almost unheard of on the south coast of England) such that, with drink in hand, we could watch the sun dipping down over the horizon in the evening. To have world-class walking along arguably the most beautiful stretch of the South West Coast Path literally on our doorstep was a thrilling bonus as was the two minute traffic-free walk into the village with its pub (open all year), restaurants, tearooms, and village shop and Post Office. If we or the kids wanted a bit more excitement of an evening, the glitz and glamour of Salcombe is just 10 minutes away by car or taxi.We found perfection.

Simply The Best!

Thank you Tim & Maria, we feel privileged to have stayed in your beautiful cottage for a week. Midships is the kind of place you dream up in your head when you imagine an idyllic week in a holiday cottage by the sea but nothing can prepare you for how truly breath taking it is. I haven’t felt this excited since being a child and waking up on Christmas morning! The rooms are bathed in sunlight and the sweeping views from every window compare with anything that you’d find on holiday abroad. Midships has been renovated and finished beautifully with such care given to every detail, from the panelling in the bathrooms to the crisp, white bed linen. The kitchen/living area is bright and airy and the Aga gives it that lovely country feeling. It was a joy to sit outside on the deck enjoying a barbecue as the sun went down and then spend the rest of the evening snuggled up by the log burner with a glass of wine....absolute bliss! Waking up each morning to see and hear the sea from your bedroom window is just the icing on the cake. We brought our spaniels with us and it is without doubt the best place we have stayed in with regard to being set up for dogs, lovely wood flooring throughout and plenty of space for them to bounce and bumble about but luxury has in no way been compromised by practicality. We were also very impressed with how beautifully clean and tidy everything was, not many places let out for literally every week of the year are maintained to such a high standard and this was absolutely immaculate. We look forward to coming back, in fact it would be a disappointment now to stay anywhere else!

Perfect location for lovely evening sunsets

The accommodation is so well thought out and everything supplied for an excellent self catering holiday home. Local places to eat just a few minutes walk. Even though there is no garden for the dog the beach is so close it did not matter. Highly recommended for 4 people.

Lovely location but not up to description

We have recently returned from a one week stay here and unfortunately it was not as relaxing as hoped. It is true Hope Cove is a beautiful location and that the property itself is wonderfully situated. However, it was important to us that the property had wifi (my husband had a dateline and my son had GCSEs) but there was no wifi connection. The owner tried to fix this but this meant that we had to entertain calls from BT (4 in total) and install the router when it was delivered. I asked for a small refund for the inconvenience but was not given one.

The main inconvenience is that the adjoining apartment is under refurbishment. We were told this a month before arrival which meant we were reluctant to cancel and rebook elsewhere at short notice. On arrival, the entire property has been gutted (there are no walls!) and so its a major construction and not a refurb. In addition the plot immediately next door is being built on so there is major piling from 8.30 am to 4.30 pm each day. Its extremely noisy and the piling means lots of vibration. No one could sleep in.

Do check that the building work has completed before booking. I estimate after summer 2018.

Owner's Response: To say that we were surprised and disappointed with your 2-star review is an understatement. Our broadband connection has worked for 99% of the time since it was installed. It is terribly unfortunate that the 1% of downtime occurred during your stay, for which we apologised profusely at the time and about which we warned you by email before your arrival, as soon as we were aware of the issue But we bent over backwards to get it working as quickly as we possibly could. The original expectation was that the replacement router would not arrive until the end of your stay. We persuaded BT to send it express delivery by Tuesday (to which news you said "That is fine. Thank you."). In the event it arrived on the Saturday, the day after you arrived. Had you plugged it in then (which was all that was required of you), you would have been without broadband for just one day. But, surprisingly you did not plug it in until Monday. Regarding the construction work next door, we are as disappointed as you that it was not completed by the time of your arrival, which we had been told by the owners it would. The moment we heard that the work was behind schedule, we emailed to advise you, and that there may therefore be some building noise. That was more than four weeks before your arrival. When you responded to that email, you did not express any concerns. Also, we emailed you AFTER your stay saying "we hoped that, notwithstanding the rickety start with the broadband connection that you had an enjoyable week" to which you replied "Yes, we had a lovely stay in your lovely place despite the wifi and ongoing construction". The next thing we know, you have lodged a complaint with HomeAway and posted this 2-star review. Since we bought and refurbished Midships to the highest standard, we have received 30 reviews, every single one 5-stars. We think it is rather unfair of you to leave such a critical review for issues that we told you about as soon as we possibly could; that were totally beyond our control, but which we bent over backwards to get resolved.

An amazing property in a superb location. Well equipped with everything you would need including an Aga and log burner. There are great walks along the coast path or you could sit all week and watch the ever changing views from the windows. One of the best properties we have stayed in. Would highly recommend.

Our perfect haven

This is our third visit to Hope in the last twelve months, having stayed next door at Port (currently closed for refit. Midships doesn’t disappoint in any way whatsoever. The views wer were expecting, of course, but the features of the cottage are great! We loved the Aga, wine chiller, and wood burner, features not always available in cottage lets. We enjoyed some fantastic weather too!

All in all we cannot recommend Midships enough, Which I say tongue in cheek as rather selfishly, I would love it to remain a secret. Thank you Tim & Maria

An extremely comfortable home with views to die for!

Midships is a beautiful property in a wonderful location. It is SUPER clean and very well-equipped which truly gives it that "home from home" feeling. The house is extremely warm and cosy with the most amazing panoramic views across the bay. I could have quite happily spent the 7 days just looking out of the window! There was plenty of room in the house for our two boys to have their own space - my youngest son could paint at the dining table or watch TV, while my eldest could use the desk in the bedroom to catch up on his A level studies . The utility room was a fantastic space for drying wetsuits and walking boots, with an extra fridge (if needed - we didn't). We spent the whole time either on the beach at Hope Cove or walking locally. We'd recommend Soar Mill Cove for it's spectacular views.

I could go on at length, but my youngest son summed it up perfectly in these words, " This is the best holiday ever in the history of mankind. Can we come back please?". So, of course, we've re-booked for next year!

Or try kitesurfing in nearby Thurlestone or Bantham. In an Area of Outstanding Natural Beauty, Midships has the South West Coast Path literally on its doorstep with world class walking and hiking along the dramatic and beautiful cliffs and sea shores of Devon. For golfers there are two 18-hole golf courses nearby at Thurlestone and Bigbury, with horse-riding available from a number of stables, including pony-trekking on the moorlands of Dartmoor National Park. For the evenings there is the Hope and Anchor pub, and The Cove bar and restaurant within a couple of minutes traffic-free walk serving excellent food, and other great restaurants are within a short drive.
