It offers many attractions for visitors, restaurants, museums, parks, monuments and cathedrals.

There is a large variety of nature walks to experience directly from the Villa.
GARDEN AND POOL
In the beautiful well-kept park surrounding the villa is the large swimming pool, where guests can admire amazing sunsets and an open view overlooking the entire Umbrian valley and the mountains on the other side. The villa enjoys a secluded location on top of the hill. The park has multiple sitting/lounging areas with umbrellas to enjoy dining alfresco, sunbathing or just to take in the view and spectacular sunsets.
Just in front of the main villa there is the outside dining area: a smaller garden surrounded by low walls, with a spacious table and an umbrella, 2 smaller tables on the corners, a barbecue and a large hammock near the rose bushes. This garden is shaded by the villa in the first half of the day.
The outside dining area can accomodate up to 16 or more people, adding the other tables that are in the park.
This garden has a low wooden gate for the safety of children, such as the main doors of the ground floor.
The villa has a beautiful night lightening with lights at the buildings facades, led lights around the pool and light spheres in the garden, this makes the atmosphere even more magic.
DESCRIPTION OF THE VILLA
The Villa is a country house that reflects in the decoration and in the furnishings the local traditions and the personal taste of the owners. It is not a modern stylish villa, but has an authentic and country taste.
The villa still preserves some of the original features: large fireplaces, arches, exposed wooden beams and uneven terracotta floors. The ancient wooden doors have been preserved and restored and guests can still admire medieval nooks on the stone walls.
The villa is on two levels. The main entrance hall consists of a beautiful cloister that serves as a point of connection between the various parts of the house. It is the original cloister where sisters would meet and pray together centuries ago.
To one side is the large country kitchen with a wood-fired oven. This area of the Villa provides direct access to the garden once used by the sister's, which is now enjoyed as a garden for outdoor dining. The kitchen also leads to the laundry and ironing room.
On the other side of the cloister is the living area of the villa. It is very spacious and consists of a dining room overlooking the pool, a second and smaller kitchen with access to a characteristic stone cave (perfect for storing wine bottles), the billiard room, a corner sofa with television, a reading room, a small bathroom and an elegant living room with a fireplace.
There are some dining tables in the villa, one of them can accomodate up to 12 people, another one (on request) can be exceptionally prepared to accomodate up to 20 people, for events or large groups.
From the living room a staircase leadsto the first floor which is dedicated entirely to the sleeping area. It consists of three double bedrooms (queen size beds), two single bedrooms, a bathroom with a walk in shower, and a bathroom with a bathtub.
In the villa there is a little cave carved into the rock which is now used as wine cellar. Here it is is possible to see the beginning of an ancient underground passage-way that was recently closed.
According to legend, the secret passageway connected the Convent to the Benedictine Abbey of Sassovivo a few kilometres away, and was used for meetings between monks and sisters.
The villa has a nearby guest house, 30 metres from the main building: a lovely country house inside the same garden and pool area. The guest house has its own outside sheltered dining area. The guest house has been recently restored, new bathrooms and kitchenettes, new beds. it has been tastefully furnished with a modern and simple style. It has 2 indipendent apartments, one of the ground floor and one on the first floor. Each apartment consists of a dining room/kitchenette, two double bedrooms and a bathroom with walk in shower.
The apartment on the ground floor has mosquito screens on teh windows, one of the bedrooms on the upper floor has air conditioning because that is the top floor apartment.
It is possible to rent just the main villa, or the villa and the entire guest house, or the main villa + 1 apartment. The second apartment, if no needed, will be left locked so that the guests staying at the villa and at the first apartment will have the exclusive use of the property and pool.
the guest hosue has no washing machines
Wi-Fi Internet in the villa, guest hosue and the garden
Outdoor dining and lounging furniture for a large grouo of guests

Cleaning Service (mid-week) included in the rental rate. Final cleanings to be paid apart.
The free motorway (E45) access is just 5 minutes driving distance from the villa, from there guests can easily reach the main cities and attractions in Umbria and central Italy. From the motorway, there is a paved country road that leads to the countryside, it becomes unpaved reaching a few houses (pay attention, it is recommended to surround the houses passing on the left, because the road passing through the houses becomes too narrow. After the few houses (Serra Bassa village), turning on the right, the unpaved country road leads to Villa il Convento in a few minutes. It end at the Villa. The unpaved country road is quite narrow but large enough for cars and minivans.

This is clearly not a professionally managed home (Luana disappeared after I paid, never to be seen or contactable again), but rather a house that a family lets out for income. I begin by saying that I was ill when I arrived and Massimo very kindly got me ibuprofen and cooked pasta for us. Extremely kind and generous. However, if you are paying for the property some things you should know:
-the wifi does not work on many regular basis. I couldn't get the owners contact information (remember Luana is not a part of this after you book) because everything was on email. After 4 days we had intermittent access. Gianmarco kindly offered that we could drive into his office in Foligno to use computers, but that isn't really the point of wifi on vacation, right?
It is not completely private as they tell you. Look at the photo of the 'guest house". It is in fact a house with two apartments. They claim one is for the 'caretaker" who is fact is a guy who lives on the property, never comes to clean the pool (it was fully cloudy one day and we couldn't let the kids in), blasts music so that it seems like you are in a disco, and invites friends TO USE THE POOL (I have pictures of said friend who moved the pool loungers, set up a towel, and was in his speedo taking pictures of the view. Creepy, especially as the first week we were two women with children. He uses one apartment which is directly above the 'guest house'. Nothing private about it.
The photos of the kitchen are not of the actual kitchen. I don't know what kitchen that is. But note that therea are not 12 matching bowls, plates, knives , forks. In fact you are living with generations of other peoples plates at such, not a complete set of anything. The cooker is in one kitchen, and the dishwasher is in the other. Terrible. Made us not want to cook. There is NO microwave as advertised.
One bathroom sink only had hot water (cold did not work) and the shower attachment to the bath only shot out the sides.
We asked for more fans (it was 100 degrees) but no on brought them.
The cleaning people came on check out day at 8:30! We were still renters at that time!
We were clearly 8 people, but there were only 6 pool towels. There is definitely not enough shade by the pool, or to eat in any of the outdoor areas. They lock the sheets up (what if a child is sick in the night? there would be no alternate set).
Be prepared for GERNERATIONS OF KNICK KNACKS on every surface. There is no where to
Our stay in this beautiful villa was fantastic. The location is superb - it's an easy distance to many of Umbria's famous towns and cities, like Perugia, Assisi and Todi. We felt spoiled here -- the home is very spacious, yet cozy. It had everything we needed, including little luxuries like the fabulous pool. Check in and check out were a breeze thanks to the property's manager who was a delight. She gave us great advice as to where to dine and shop, and what activities were recommended in the area.
We loved exploring the area around the house on foot - the gardens were so pretty! We also took day trips to other towns - - we highly recommend a visit to Assisi to experience the famous church of St. Francis, and a trip to Gubbio, which is a fascinating and stunning hill town (try Gubbio's funicular which gives you a breathtaking ride above the village).
We loved cooking some of our meals at the Villa, and relaxing while taking in the beautiful scenery all around us. I don't think we could have chosen a better place to stay while in Italy. Thank you!
