3 bedroom, 2 bathroom farm house with own pool overlooking the dordogne valley

The beautiful French stone house is ideally located for exploring all the sites that the region has to offer. Situated in a secluded tranquil location in its own grounds on the small hill top above Le Coux, it’s a pretty 15 minute walk to the village via a small country lane where there is a boulangerie, cave and a cooperative providing produce from local suppliers.

Full of charm and character, the house has been restored using traditional methods and materials whilst incorporating modern comforts and conveniences. The property is heated by an ecological ground source heat pump which supplies the underfloor heating for the ground floor and radiators upstairs in the bedrooms and bathrooms.

The spacious open plan kitchen and dining room has oak parquet flooring and oak beams throughout. There is a large fireplace fitted with an efficient wood burning stove to add a cosy touch with a small bergere style couch and fireside chair. There is also an Essex Steinway piano which may be used with care.

The lounge and hallway continue with the oak parquet and oak beams. The lounge is light and spacious, has two large comfortable sofas, television, period furnishings and also benefits from a lovely wood-burning stove for cosy autumn and winter evenings.

Upstairs there are three spacious bedrooms; the master bedroom with a king-size bed having an en-suite shower room with toilet and washbasin, and a separate dressing room. The other two bedrooms share a large family bathroom with a large shower and separate bath. Bed linens are of fine Egyptian cotton and the bathrooms are supplied with luxury towels.

Outside there are a number of dining options, there is a sheltered patio next to the house with a small round dining table and chairs; a larger dining table and chairs is situated under a pergola set next to the garage protected by a south facing wall.

The rectangular swimming pool (10m x 5m) has roman style half round walk in steps and is flat bottomed making it ideal for children and adults alike. There is a further step mid length of the pool taking the depth from 1.3 to 1.5 metres. There is a lounging area next to the pool with loungers and sun shades provided.

The mature garden is generally flat and is ideal for children to run around and play. The grounds in total cover an area of a little over one hectare. We have a second property on the same grounds however both Hill Top House and Pierre Lapin are at the furthest extremities of the grounds with both houses having approximately an acre of garden surrounding it. They each have their own private pool and garden areas, there is no visible delineation of garden space between the two but each garden is very much planted out individually.

As a welcome we will supply you with a small starter pack to help you get started.

Local markets are available throughout the week, (details can be found in the information pack at the house) and there is also a supermarket at nearby Siorac. The small co-operative in Le Coux offers produce from local suppliers.

During the summer season there are numerous events close by including medieval fetes, open air theatre, classical concerts, etc..

About Ian & Heather Craig

We bought the property in Le Coux as the beginning of a dream. We had been living in London together for over 10 years (Heather originally from south Wales and myself from the north east of England). We thoroughly enjoyed life in the capital but decided that we would like to move to the country with a view to setting up a small holiday rental business. We did initially look in the cotswolds and places closer to home but eventually took time out for an extended touring holiday of europe with the intention of looking at properties in what may be a suitable location for us to settle into. No matter where we travelled we kept on returning to France and the dordogne valley in particular held a special attraction. It seemed such a naturally welcoming place it is easy to see why the earliest relics of mankind are found in the area. So we found our property and after that typically complex and alarming legal process where you aren't quite sure if you have bought a house or a field of cattle we became the owners of a set of tumbledown ruins. Three years into the renovations, when our own house was just about ready to move into, our daughter Chloe was born. This unsurprisingly did have an impact on our lives, I lost my main helper in the renovations process and suddenly our time line for events became extended. We were however in the fortunate position not to be too pressed on our schedule. We took some time out to enjoy being a family of three. I eventually went back to my paid employment, which involved travelling away from home but provided us with the extra funding to remove any financial worries. Over several years we have developed the property and garden, with some help from others from time to time but it has predominantly been accomplished by ourselves alone; a serious venture! As Chloe reached the end of her junior school years we decided that life back in the UK would offer a better path forward and so at the end of 2011 we moved to Cardiff.

Why Ian & Heather Craig chose Perigord Noir

We bought this small-holding on the top of the hill just on the outskirts of the village of Le Coux after viewing many other properties in the area over a number of years. We knew as soon as we saw it, that it was the place for us; a short walk down into the village, a very tranquil location and yet in the heart of one of the prettiest areas of France. We first holidayed in the region over 30 years ago, actually only a few miles from the house, and ever since that first visit we felt that this would be the place where we would love to live.

The property was completely ruinous, not having been lived in for several years and although it was going to be a challenge it offered us all that we were looking for. Despite the large number of visitors to the Dordogne and its central location, it is fantastically quiet set at the end of a country lane with only a few neighbours so as not to feel too isolated.

What makes this farmhouse unique

A beautiful location set amidst one of the most attractive regions of France in the heart of the main tourist attractions that the Dordogne has to offer yet at the same time in as tranquil a setting as you could wish for. Even in the height of summer, you can easily imagine there is not a soul around while you enjoy a cool drink on the terrace or wander aimlessly around the garden.

Awesome and relaxing house

Hill Top House was the perfect location and base for a holiday sightseeing in the Dordogne. Lovely large private pool and huge gardens were an attraction as was the quaility of furnishings in the house and WiFi. A very enjoyable holiday and we are thinking about rebooking next year.

Stunning

Our stay was heavenly. This property is of an exceptionally high standard and in the most beautiful location with panoramic views of the surrounding countryside. Everything you could possibly want for is there - a true 'home from home'. The listing is extremely accurate and the photographs do not actually do it justice enough - it is a truly beautiful house in truly beautiful surroundings. It was immaculately clean and immaculately well- maintained. We were met by the owners local 'agent' who was very pleasant and most helpful. If I could own a property myself in France - this would be it - perfect in every possible way. Unfortunately the weather was not too kind to us on our stay but we could not have been cosier - the log burners in the property are so fantastically effecient and there was more than plentiful log supply. How I would also love a Christmas there ! We do hope to return one day. The owners have been incredibly helpful and easy to deal with - communication was second to none throughout. I cannot recommend this property highly enough .

Beautifully presented ... Idyllic

Hill Top House exceeded our expectations, and was easily the best house we’ve rented in France. The house and grounds are beautiful. Plenty of privacy, but not too remote. The house is beautifully presented, and immaculately decorated and furnished, particularly the kitchen. Both the main bathroom and en-suite had lovely big showers. The pool was wonderful and our boys used it 2 to 3 times a day, and was beautifully clean. A couple of different dining areas allowed you to choose shade/sun as appropriate, with the table tennis just next to the garage. There were lots of games (including badminton net and racquets) in the cupboard in the kitchen. We found the internet connection was very good, which was important to the young (and a quite a bit older!) adults. We wouldn’t hesitate to recommend the property and Ian & Heather, the owners, were very good at communicating from the start. Absolutely idyllic.

Beautiful, high-quality home.

Our first 'HomeAway' experience was perfect and exactly as listed. Private but without being isolated, the home was in great order and the pool and grounds were all great too - all very clean. 1k walk to a local restaurant and a patisserie closer still. Communication with the owner was efficient and I'd recommend without hesitation. L'Auberge du Trefle a Quatres Feuilles restaurant (its on the App) across the river in Siorac en Perigord was really good. We used Carrefour in St Cyprien throughout the stay.

The celebrated Perigord Noir in South-West France really is the ideal holiday destination – and it fits the bill at any time of the year. This is the place to appreciate some of France's finest medieval architecture, the fantastic geological formations of the Dordogne and explore the countryside on foot , by bike or even canoe.

A renowned gastronomic area offering fine dining or a more rustic farmhouse setting, local superb produce is also available at the numerous village markets. The vineyards of Monbazillac and Pécharmant are close by whilst St Emillion would be a longer day out.

The region is steeped in history, the earliest known settlements of prehistoric man dating back over 400,000 years are at nearby Les Eyzies; numerous prehistoric sites to explore exist throughout the area and include some of Europe’s finest cave paintings. Châteaux built on the wealth of medieval trade and fortified ‘bastides’ dating from the 100 year’s war are a perfect setting to wander.

Other Activities: Hot air ballooning, canoeing, river boat trips, light aircraft trips, night markets, numerous summer fetes

Golf: There is a small 9 hole golf course at Siorac (4km), and an 18 hole course at Lollivarie (7km). Slightly further afield are the courses at La Marterie - 18 holes, Sarlat - 9 holes and Perigueux - 18 holes. There are a number of other courses in the area for keen golfers, further details can be provided.

The beds have quality pocket sprung mattresses and for the double-bedded rooms there is luxury fine Egyptian cotton bedlinen. The bedrooms have quality non allergenic duvets and pillows. All three bedrooms are double aspect, making for light and airy rooms with views over the gardens. The master bedroom has its own en suite bathroom and the two remaining bedrooms have a spacious family bathroom with bath and separate shower. Solid chestnut parquet is used throughout the upper floor. There are radiators upstairs on the central heating system.

Notes:
The kitchen/ dining room is a large open plan room with fitted work units and solid wood worktops. Modern quality appliances are integral to the furnishings. We have oak parquet throughout the ground floor with underfloor heating. The swimming pool is for the sole use of the house and has a security safety cover. A supply of logs for the wood-burners is available either in the store next to the house or next to the table-tennis table. There are a number of fruit trees in the garden from which guests can freely help themselves when in season.
