Three Oaks Villa is an elegant Villa in the woods a mere 3 kms from Siena city center.

Accessed through an imposing drive amidst Oak trees (hence the name), bountyful Arbutus shrubs, hundred of roses and rosemary bushes, the villa is discretely positioned below the panoramic swimming pool.

The villa, dating back to the 80s but recently refurbished with modern and traditional Tuscan furniture is the ideal place for large family reunions and friends thanks to ITS Numerous bedrooms and living areas, Both inside and outside.

The large grounds offer several outdoor lounging places as well as a covered and uncovered an eating area.

The house was built for the large family of the owners, where they love entertaining Their guests with BBQ and pizza parties - the house offers in fact Both a large BBQ and a wood oven. Manlius, the owner, will be happy to cook for you and liven up the evening with his guitar.

The Villa Develops over three floors and offers 5 double bedrooms, a single bedroom and a large mezzanine room with two sofa beds, ideal for your teenagers, but also as an extra lounge. With 6 bedrooms and 6 bathrooms, plus a service bathroom, the house can sleep up to 11 people on beds and an extra five people in totally comfortable sofa beds. The house has 2 anche cots for your young children.

The kitchen is another true delight of this house, as it was made for enthusiastic cooks. It is large, fully equipped with all sorts of items, two ovens, two dishwashers, a double door fridge. It is Directly connected to the outdoor eating area and to the indoor dining room, making it is easy to cook and serve.

The House Has Two welcoming lounges, one on the ground floor with a cozy fireplace and one on the first floor, in the terrace. This room is a winter lounge, with glass walls Allowing to enjoy the marvelous views over the winter surrounding rolling hills.

Rent a Mansion Fit for Kings

Remote control electronic gates open to drive up to the house. A care taker lives above the garage. Ramer keeps the multi acre grounds meticulously maintained. The owner and his daughter are lovely hosts and did their best to make us comfortable.

There are three ovens, three dishwashers, two gas cook stoves, wood ovens, two washing machines, wood stoves, pellet stoves and balconies and porches everywhere. Mini-split A/C units in the bedrooms are efficient for cooling or heating an individual bedroom or open the doors and cool the house. The house is ideally situated at the top of a hill just outside the city on the north side. Go north on windy country roads to Chianti, Volterra or many magical hill towns. Go south and you immediately enter Siena. You can spot the stone water tower on the hilltop property from miles away looking across vineyards and olive groves.

Typical of Italy, bathrooms have bidets and tubs although 3 have showers. The hot water is circulated so water is quickly warm at any fixture. I loved the upstairs sun porch for reading on a couch which opens with French doors from the master bedroom. There is a breakfast nook there also. There is an option to eat in the kitchen or a more formal dining room or several areas outside. Furniture was comfortable and nice.

A favorite hill town near by is Castello di Monteriggioni only five miles away. We had dinner there three of the nights because it was easy to park there and beautiful. Downtown Siena is of course magical but requires special driving skills and inventing parking spots or some walking. We did day trips to Pisa, Florence, Volterra, and the Mediterranean.

Some things to know. Energy is expensive in Italy. Since you pay for gas and electric with this rental be aware costs are 4x what they are in the USA. Better to use the wood or pellet heat then central gas heat. The utilities are not a big deal but expect to settle up in Euros before you go. We loved the pellet stove in the living rooms in the mornings. The upstairs foyer TV has English channels. There are two Wi-Fi internet routers to connect to and cell phone service is strong throughout the region and in the house. The Google Translate was a helpful app for knowing what we were buying at the store. What a great vacation. Enjoy a real gem in Siena.

Beautiful villa

My husband & I rented Villa Tre Queres for 3 weeks in August to celebrate our 40th anniversary. Each of the weeks we had different groups of family & friends staying with us. Two of the weeks we had 8 people and one week we had 12 adults. The house easily accommodated all our guests but we did have an issue with the bedroom situation. The basement quarters has one pullout couch suitable for an adult, the other pullout was barely adequate for a child. We had to have the gardener/houseman move a pullout couch from the master bedroom into the sitting room outside the master for one of our guests. The shower in the basement trickled water for 4 days before it was fixed adequately. I had communicated with Chiara for several months about the house but the day we arrived she had left for vacation and we never met her once during our stay. Her father, Manlio checked in on us several times but communication was difficult. The house is advertised as being air conditioned but note that it is only in the bedrooms. It was between 95 & 100 degrees every day and the downstairs would get quite warm. Opening the french doors in the kitchen and out to the terrace provided some breeze but also brought in a constant influx of flies and bees. We spent most of our time on the terrace where there is a long table with several chairs. The chairs are worn, paint chipped and the cushions need replacing. There is a wood burning BBQ but unless you're an experienced camper many people would not be successful in starting a fire or willing to wait 2 hours to grill food. Charming but impractical. The kitchen is extremely well stocked & has two dishwashers. On two occasions we had chef's come in for cooking classes and to prep dinner. We were all coffee drinkers & the espresso machine only used expensive custom ordered pods that Manlio had to supply. We were promised an American coffee maker but it never arrived. The chairs in the kitchen are very unstable and need to be re-glued or replaced. Because of the hot weather the pool was a delightful addition and we used it many days. The pool chaises were adequate but a few more would have been helpful for our large group and the wooden deck surrounding the pool needs some repair. Manlio made us homemade pizza twice which was delightful. A car is a necessity for grocery runs & we used drivers and taxi's for day trips. This was a trip of a lifetime & despite some quirks we had a wonderful experience at Villa Tre Queres.

A most memorable experience, fabulous property.

Would come here again in a heartbeat! The owners were very attentive but not intrusive, there is someone on property to maintain the house, clean periodically, incredibly polite. The owners accompanied us to the Grocery after check in to get us oriented, assist with language and then made a special stop at a bakery. Later that week, the owners arranged for, picked up and delivered birthday cakes for a family celebration, and of course assisted with Pizza Night. We were eight adults traveling together and everyone had the very best time. We used their wood fired grill, pizza oven and all of the amenities, rented Vespas, had a place for our rented cars, went on a fabulous all day winery tour and another day away at Pisa. Strong Wifi and American TV Channels, something for everyone! This was our week to relax during a month long Italy vacation. Siena is a great area for sightseeing Tuscany. Would come back to this villa without questions, pictures do not do it justice. Lisa Bobak

Best Vacation Ever!!

There aren't enough words to describe how amazing Chiara & Manilo are along with their stunning home. The villa is pristine and features up-to-date amenities that would be featured in the states. Just 10 mins outside of Siena City center, it's a location that works perfectly for day trips around Tuscany. Having stayed in this villa with 15 of my family members, we visited San Gimignano, Lucca, Pisa, Siena, Florence and even paid a visit to the coast for a beach day. All of these locations are within an hour of the villa and made for the most perfect vacation.

Manilo was gracious enough to cook for us two nights of our stay and his food is AMAZING. The night before our departure Manilo even set up karaoke for the entire family and it was a night to remember. I hope to return to this beautiful property one day and visit Manilo again.

For those of you considering this property to rent, it is hands down the best house I have stayed at in Italy. I have been to the Tuscany region many times and have rented similar villas. Trust me when I say this house is top-notch and the best I have ever stayed in. The second you walk in the front door you will be in awe with its beauty. The house is large, sits on an amazing property and can accommodate a huge family. Its pool sits atop a hill and has post card views. The memories you will make here are worth a lifetime.

Fantastic villa just outside Siena

This property was fantastic for our group of 9, including a toddler. It is spacious and well-equipped and stands on expansive well-maintained grounds, which include a swimming pool, overlooking a picturesque valley. I have never seen a kitchen with so many dishes, utensils and pots and pans--and two dishwashers! We used 5 bedrooms and 5 1/2 baths, with the master suite having his and her bathrooms. We ate almost all of our meals at a large table on the covered patio, next to the built-in wood or charcoal barbecue area and a lawn where our grandson could play. Around the corner of the house was another patio with a wood-fired pizza oven. Be sure to book Manlio, the host, to put on a pizza night for you. His pizza dough and the toppings are delicious! Manlio was a very gracious host. Prior to our arrival all of our communication was with his daughter Chiara, but apart from a brief visit from her on our first full day there we never saw or heard from her again, nor did she respond to emails, so be sure to get Manlio's email address if you do not want to incur the cost of telephone calls to Manlio from your out-of-country telephone.

As you will have to drive into Siena for groceries and to visit the old city, some information on parking is important, information that we acquired from other sources. We bought most of our groceries at Pam, across from the train station, and we also used the underground parking at Pam, which is very reasonably priced (first three hours free). From just outside the Pam store you can take a series of escalators all the way to the top of the city's upper level and easily walk into the old city. We used a butcher called Machelleria Parenti e Sani, a green grocer not far from the butcher called MangiaFrutta (both on the western edge of Siena) and a bakery (open 7 am to 2 pm) in the suburb of San Martino which was a pre-breakfast hike away from the villa.

Be aware that except for a starter roll of toilet paper in each bathroom you will have to provide your own toilet paper and shampoo, and you will also pay for electricity and gas consumed, plus a tourist tax of 2.50 euros per person per day. The villa has air-conditioning, but we wished there had been fans in the bedrooms to help keep the rooms cool without using air conditioning.

Despite those small caveats we very much enjoyed our stay and we highly recommend this elegant villa to any large family or group.

The Villa was absolutely stunning. The views of the valley and gardens were more than we expected

We celebrated our 30th anniversary with our family of 10 and the house worked perfectly. Manlio and Chiara were great host ensuring that all of needs were met. The house was immaculately clean and had plenty of space for our group of 10. We spent most all of our time in the multiple outdoor seating areas including the pool space. Manlio prepared an amazing meal for us on our first night in the house and from there things just got better. Our groups age range was 19 to 79 and everyone felt comfortable and at home, as we left everyone was commenting on what a perfect location and space for our trip. The location was great for visiting all parts of Tuscany. Only a 7 minute drive to Siena and a short drive to all of the major sights in wine country. We will always remember this trip fondly and hope to return to stay with them again in the future. Gratze Manlio and Chiara!

Then we can recommend the 18-hole Golf Club 21 km from us.

Just below the villa there are many riding stables where you can go horseback riding or riding lessons, one of the closest (1km) is the 'Equestrian Center Senese'.

The area is very suitable for mountain bike, no shortage of trails and woods to go.

For Those interested, consistent with the different periods of the year, you can hunt es. , Pigeons, wild boar, roe deer, pheasants.

If you want you can rent a car or vintage car.

Booking and Payment Policy
Cancellation fees are set out in the table below:
a) recess from confirmation up to 91 days prior to arrival 50% of the entire rental
b) recess from 60 to 31 days prior to arrival 75% of the entire rental
c) recess from 30 up to arrival 100% of the entire rental

To secure a booking the Renter is requested to pay 50% of total rental rate. This prepayment is due at time of booking by wire transfer.
Please note: Bookings will not be considered confirmed without the receipt of the advanced payment.
As soon as the payment of the advance will be duly processed I, Chiara Merlo, will issue a confirmation Invoice to the Renter and the Property Owner or his representative.
At this stage the "requested period" can be considered secured. The Balance will have to be paid 2 weeks
before arrival.
Rates
The rental of the property includes final cleanings and WI-FI. Electricity and Gas will be charged at the end of the journey.
Linen and towels are charged 0,00 Euro per person per week.
Heating is charged separately in winter at 5,00 Euro per cubic meter if used.
The property is equipped with crockery, cutlery, sheets
and blankets.
Tourist tax is charged 2,50 Euro per person per day (maximum 7 days) in the low season and 4,00 Euro
per person per day (max 7 days) in the high season. Children under 12 do not pay.
Rentals
The minimum rental period is generally one week, from Saturday to Saturday.
The number of persons (adults and children) must not exceed the
number of sleeping places indicated in the web pages except in the case of infants (less than 2 years old).
