The apartment is part of a country house in an a small hamlet situated near the medieval village of San Casciano V.P. in the well renowned are of Florentine Chianti , no more than 25 km far from the center of Florence.
The apartment (6 pax+2) is about 120 sqm.,
Ground floor: entrance in the living room (with piano), additional small living room with fireplace, large kitchen; sofa bed for two available at extra cost
Second floor: 1 double bedroom, 2 twin bedrooms (beds can be joined), 1 bathroom with shower, 1 bathroom with jacuzzi tub
The apartment has an outdoor area for al fresco dining, and there is also a large common area with lounges and umbrellas where large groups can gather together. The accommodation has been furnished with love and care, with Tuscan-colored walls, terracotta floors, original art and antiques, and beautiful fabrics.
All the three bedrooms are equipped with air conditioners.
About the outer space
The estate is surrounded by a vast green area (more than two hectares) disseminated of traditional Tuscan olive trees. Beautiful isles of roses, rosemaries, lavender and brooms adorne the gardens adjacent to the buildings. The shared pool (14x 6.30 mt.; open from 7th of May to 24th September) is located among the olive trees. There is also a large common area with lounges and umbrellas where guests can gather.
This is the perfect starting point to explore Tuscany: All of the beautiful hill towns of Chianti are within easy reach. The location couldn't be better. The closest village, Mercatale Val di Pesa, has shops and restaurants and is just 5 minutes away by car (2 km) or 15 minutes walking across the fields. In the proximity of the estate there is a great variety of small trattorias and specialty restaurants - each night you can dine in a new place (you will find a list of recommendations and helpful hints about the region in your apartment).
Chianti of course is mainly famous for its wine and its very special extra virgin oil but it is also a wonderful land to explore and visit. It offers many opportunities for daily or half daily trips around with different destinations that can be easily reached within one hour or less driving. Just to mention few: S. Gimignano with its 80 or more medioeval towers still perfectly preserved. Volterra that offers a perfect synthesis of historical monuments and traditional handmade manufacture with its noumerous alabaster workshops. Than Montealcino, Monteriggioni, Greve in Chianti, Panzano, Radda, Castellina, Volpaia and many other small villages disseminated everywhere in this unique landscape described by travellers from all over the world as one of the most beautiful spot on earth. Thanks to our pivotal location Florence, Siena, Pisa or Lucca and the other main Tuscan cities are reachable in a very short time.
FINAL CLEANING: 100 Euros per unit (for one week rental)
UTILITIES & ELECTRICITY: Metered and included up to 50 Euros per week, according to usage after that.
The bonus is usually enough to cover the consumption of a normal use of electricity and hot water.

The piano is equipped with an exhaust system that allows a good headphone listening. In order to prevent disturbing the neighbors we recommend the use of the latter; especially during the hours of rest.

The kitchen is equipped with various appliances placed on the worktop or in the drawers. With regard to the dishwasher and washer-dryer use only specific detergents. Avoid over-charging machines and if possible make washing after the 7:0 pm
The main bathroom is provided with a Jacuzzi.
There is one unit in each bed room.
The parking space is on the left after you enter the gate
You can arrive by car to the nearest place to your apartment for loading and unloading luggage then please bring the car to the parking lot
The apartment has its own private outside area with table and chairs, our guests can also make use of the common areas and barbecue area where you can eat. On request it is possible to use the oven and barbecue.
There is also a ping pong table and a table football.

My mother, sister, and I were welcomed by Andrea and his daughter Virginia to the gorgeous Orciaia apartment in the Borgo Rosa villas. Andrea and Virginia were amazing hosts- they had wine, water, and snacks for us upon arrival, provided binders with recommendations for local restaurants, wineries, and excursions, and were available by phone/text for any of our questions during our stay. They live on the property, so accessibility was easy. Cannot say enough about how great of a host Andrea was!
Calling Orciaia an "apartment" is quite an understatement. The apartment is so spacious! The kitchen was exactly what we needed and fully stocked with any appliances, cookware, etc. that you might need. The bedrooms were large and comfortable with plenty of space to unpack. The upstairs bathroom in particular was quite large and luxurious!
However during our stay Tuscany, whenever we were at the villa we spent most of our time outside. The apartment kitchen opens up to a patio area where we ate our meals. The patio area abuts a grassy sitting area where we would have morning coffee. The front of the apartment has an additional sitting area that was delightful.
The landscaping on the property is breathtaking! Rosemary bushes and lemon trees are abundant. The walk down to the pool is on a path surrounded by olive trees and rose bushes. Everything is so meticulously cared for, it was gorgeous! The pool was the icing on the cake- plenty of comfortable seats and very clean! I need to give credit to mother nature because during our five days at the villa, it was approximately 80 degrees F and sunny every single day! First week in June might be the perfect time to visit.
We took Andrea's suggestion to hire Chef Patrizia to cook us a dinner on our last night in Tuscany, and WOW are we happy we did. Chef Patrizia is personable and delightful, and a very talented chef. She prepared a four-course meal that included two appetizers, a pasta dish, a chicken dish with two sides, and dessert. It may have been the best meal we had during our stay!
Andrea mentioned that some folks from Colorado were coming for a wedding the following week- if those folks are reading this review, any chance we can be invited to the wedding? Hehehe. You will have an amazing wedding with memories that will last a lifetime. You chose the correct villa for your wedding and will have no regrets!

Beautiful Villa with Amazing Hosts
From the moment we arrived at this little piece of heaven, we were greeted by our wonderful hosts and a homemade crostata. Our flight had been delayed and our daughters arrived before us. Andrea made sure they were welcomed, comfortable and even fed them. During our entire stay, our wonderful hosts were never too far away to help us with a restaurant suggestion or where to find the best pastries in the quaint little town of San Casciano. We were centrally located, making for easy trips to Florence, Chianti and Greve.The villas were beautifully appointed and well stocked. The views were breathtaking!! The highlight of our trip was a special dinner prepared in our villa by a local chef named Patrizia. We had asked Andrea if we could have someone come in and cook for us one night. The five course dinner she prepared was perhaps, the best meal we had eaten in all of our travels through Italy. Not to mention the memories she created for us. If you want to treat yourself, I highly suggest you do this! The only disappointment was leaving this beautiful paradise. I felt like we were leaving family! I can not wait to return! I wonder if they would take me in as a permanent resident?!

A TRUE TUSCAN GEM
I was fortunate to spend four weeks at this property with extended family and friends visiting from the UK. Andrea and his wife were both charming and helpful - very attentive and nothing was too much an ask. The farmhouse was utterly charming and rustic - much nicer and bigger than I had imagined and the private back garden and dining area was a lovely surprise. The other apartments did not impose and the communal areas were beautiful and kept spotlessly clean. The pool was cleaned and filtered every day with plenty of loungers for everyone and stunning views of surrounding countryside. The children loved the games area too. The location was superb - perfect for touring local attractions - two local villages five minutes away, Florence 20mins, Sienna 45mins and Pisa just over an hour and several great local restaurants and wineries within a fifteen minute radius. This really was a super find - surpassed all expectations and we will definitely return in the future . Thank you Andrea and team for a truly memorable time in beautiful Tuscany.

Prettige en vriendelijke beheerder die engels spreekt. In straal van 5 kilometer voldoende restaurants en noodzakelijke winkels. Ideaal uitgangspunt voor excursies naar de 'bekende steden'.
Chianti is an area extending between Florence and Siena. It is famous for its unique landscape characterized by gently rolling hills covered by vineyards and olive trees. This land has a long history which still shines through the countless little medieval towns, small hamlets and castles scatters on the entire territory.
San Gimignano, Volterra, Greve in Chianti, Radda in Chianti Castellina or San Casciano V.P. are just some the beautiful landmarks you can visit in the area.
May be Chianti is mostly famous for its wine and olive oil and of course you can have wonderful wine experiences visiting cellars and testing different labels touring across the area but generally people associates this kind of holidays also to the food. It is not a secret that cookery here has always been one of the highest attraction and remarkable pursuit. Few places in the world can claim such an incomparable variety of dishes and typical recipes.
In summer, almost everywhere, there are lots of gastronomic events very often accompanied with fairs and parade with locals dressed with period costumes and live music concerts.
