large (2700+ ft2) cape cod house (circa 1830 with large newer addition). House has a huge private lawn area. House is walking distance to the beach at Rock Harbor (1/2 mile), Rock Harbor (1/2 mile), and Orleans town center (3/4 mile). The beach at Rock Harbor is one of the most beautiful beaches, with pink sand and warm water. The beach at Rock Harbor has free parking unlike the public beaches that charge $15 per day. Walk to the harbor and watch the fishing boats come in. Walk to beach and Orleans town center. Very close to bike path too. Three bikes and four tennis rackets are included. The house has a large, private yard for sunning, picnics or sports games. Separate laundry room has large capacity washer/dryer. Kitchen has newer Bosch stainless appliances. House is furnished with some antiques and newer furniture. Screened sun room. Parking for 4+ cars. Wireless Internet & cable TV.

About Lois

I've been renting this house in the summers since 2007. Every year improvements are made to the house. In 2013 we installed a new fence and have freshly painted three rooms. There's a new powder room too. Our tenants always have been fabulous and been very responsible caring for the house while also enjoying their time in Orleans. We are lucky to be able to share such a nice house!

Why Lois chose Cape Cod

The house sits on a 3/4 acre lot. It's a large lot with a large lawn to enjoy. It's very private and natural. Orleans is a great town. You never need to drive far for beaches, shopping, groceries or restaurants. Orleans is the first town on the outer/lower cape with beaches on both the ocean and bay sides.

What makes this house unique

Large (24 x 12) kids bedroom with 6 twin beds (real beds; not bunks) is set apart from other bedrooms so kids can be free to have fun without bothering anyone!

Good location and space, but needs a couple upgrades

This is a good house for a group vacation, but needs a couple upgrades to be a great house. The beds upstairs are old and uncomfortable, the air conditioners are loud and dated and the grill does not work. The house is in a great location to drive 15 minutes to some great beaches like nauset and beach comber. The dining room and family room are big and have enough seating for 8-10 adults to hang out and the yard is good for some lawn games.

Owner's Response: Hi Katy: Thank you for your comments. Regarding the beds upstairs, I'm assuming you are referencing one of the two queen sized beds upstairs over the living room (not the large bedroom off of the dining room). That queen size bed frame (with the caned headboard) is just not withstanding the wear and tear of having so many people in the house. While it was bought new (JC Penney) in 2007, one of its feet fell off, probably from having the bed moved around the room. I saw that someone tried to rig a fix by putting a piece of wood under it, resulting in it being not level and yes, probably very uncomfortable. No tenants informed me of this issue, so I was unaware of it. It will definitely be addressed (new bed frame) this winter. All of the beds (both mattresses, box springs and bed frames) were purchased new in 2007 when I first began renting this house. Since it has been almost ten years (of summer use only as this house is vacant in winter), I agree that some mattresses will need to be replaced. Regarding noisy air conditioners, two new Freidrich units were installed in two of the upstairs bedrooms in June 2016. One of these was making a loud noise when operating (like a grinding noise) and it was returned to the manufacturer and replaced with a new unit in early August 2016. I would like to install central AC in the house, and this is on my wish list for the next couple of years. Regarding the outdoor gas grill, this was purchased new in 2015. The low fuel issue (causing the fire to not be hot enough) results from the safety regulator turning on when the grill is not turned off properly (not your fault). Every new grill now has this safety regulator, and it can be reset by a very simple process that I learned about on YouTube. I will be incorporating the instructions to reset this regulator in my write-up for summer 2017. I hope you enjoyed your stay nevertheless. I have many repeat guests now each summer, usually multiple generations of the same family celebrating an event or just enjoying a vacations together. It is a large house and I do my best to ameliorate everything I can, while also making upgrades and improvements each winter. It is very close to two amazing bay side beaches (1/2 mile to the beach at Rock Harbor and 1 mile to the public Skaket Beach with facilities). I hope you will stay again! -Lois

Terrific House!!!!!

This is the perfect house and location for a large family. The house is absolutely wonderful, very comfortable, grounds were just tremendous for children ad grownups alike. Access to the beaches from the location is terrific. Kitchen was fully appointed and the furniture comfortable. This house allowed for great mealtimes for the family and still allowed for privacy as well. Definitely will look to a stay next year!

Large, lovely Cape house, loaded with charm!

We go back to this same house, year after year! Lots of room to accommodate our family and friends. Super clean, nicely appointed and great space inside and out!!! Lovely kitchen and large open dining room makes it enjoyable at mealtimes for everyone. It's really such a special place!

Spacious reunion home, perfect for any season!

For my first trip to Cape Cod, or even the East Coast, this house was everything I hoped it would be and more.

I had planned a New Years reunion for myself and a large group of friends who scattered all over the country. It was such a challenge being able to find a house that was both big enough and available during the winter months to cater our needs, but we were lucky enough to find this house... It ended up being the perfect fit.

When we walked into the house, I was pleasantly surprised by its size and layout. The kitchen (which is fully stocked with everything you might need and then some) is conveniently located right in between the living room and dining room, and the open concept makes it easy to communicate between the two. The dining room table was very large with plenty of seating, and we found ourselves spending most of our time gathered around it playing cards and catching up.

While the girls were spread among most of the main bedrooms, the “dorm style” room full of twin beds was a perfect place to designate to the guys in our group. Although we used it for the boys, I feel as if it would function well as kid’s room for families that may be visiting.

Because we were there over a winter holiday, we found ourselves spending most of our within the house, leaving mostly to take walks to see the nearby beach and to buy grocery’s for the day’s meals. One would think that spending a majority of three days within a house with such a large group of people would get old, but one of my friends made a good point in noting that we never found ourselves feeling cooped up. In addition, the style of the house had such a warm New England/Cape Cod feel that it always felt like a home.

I would recommend this house to anyone who may be interested in making a trip to Cape Cod, no matter what the time of year. If I ever have the opportunity to visit again, no part of me would hesitate to return.

Great house for a large family gathering!

What a great house for a large family! We rented for the thanksgiving weekend and brought our five children, my sister-in-law and her husband and two kids and my mother and father in law! There was plenty of room for all 13 of us to enjoy a great family weekend. The large dining table in the open concept kitchen area was perfect for our Thanksgiving feast. The dorm like sleeping area housed 6 of the cousins perfectly and there were private bedrooms for each of the couples and the baby. The house is charmingly New England with lots of windows and light flowing through. Although not all of the rooms have been renovated, they are clean and functional and include adequate closet spaces and personal storage areas for an extended stay. We love this house, the location and the warm feeling it has! Will definitely be back again. Hoping we can get a few weeks this summer as it's sure to rent out quickly when people discover it!

Great house for a large group

We had a wonderful week at the spacious house. It was perfect for our family reunion. The location is great, close to Orleans center, to convenient shopping stores, beaches and the bike trail. There was plenty of room for our large group and the 'dorm' was perfect for the teenagers! There was plenty of seating both inside and out and the house was very clean. We stayed early August and did not encounter any mice nor saw any evidence of such. The rooms, bathroom and air conditioning are as described the listing, no complaints whatsoever from our family. We enjoyed the spacious yard, and made great use of the kitchen. I would recommend this house for families renting together, reunions, and families with teenagers. We will be back!

Very large yard and beautiful plantings. Wireless internet. Walk to beach. The house has air conditioning as follows: There is a new (2010) Fujitsu Halcyon ductless split system AC unit with remote installed on the north wall of the living room. There is a new (2010) quiet and high powered (6000 btu) Friedrich window air conditioner installed in the bedroom with six twin beds. There is a new (2009) Airscape Fan (extremely energy efficient and quiet) installed on the second floor that silently brings cool air into the second floor in the evenings if needed (where three bedrooms are located). There is a new (2011) LG portable room air conditioner that is located upstairs in the bedroom with two twin beds. There is a new (2011) window air conditioner installed in the larger upstairs bedroom with queen bed.
