Large Orleans house to host your next family gathering, or just spend a week away enjoying the beaches of the cape. If you are 3 generations celebrating a birthday or anniversary, this is the house for you. Extended families have been gathering here for summer vacations since 2007. (If you are looking for an adults only getaway, this house comfortably sleeps 4 to 5 couples too with 4 of the five bedrooms having their own en suite full bathrooms). The dining room is huge and the kitchen is well stocked, so you can enjoy being all together for meals. Gather on the large private lawn area. House is walking distance to the beach at Rock Harbor (1/2 mile), Rock Harbor (1/2 mile), and Orleans town center (3/4 mile). In addition to the (undiscovered) beach at Rock Harbor, there also are two other great Orleans beaches close by (Skaket at 1 mile and Nauset at 3 miles). My favorite: the beach at Rock Harbor - it's one of the most beautiful beaches, with pink sand and warm water. Walk to the harbor and watch the fishing boats come in. Walk to beach and Orleans town center. Very close to bike path too. A few tennis rackets are included. The house has a large, private yard for sunning, picnics or sports games. Separate laundry room has washer/dryer. Kitchen has Bosch cooking appliances. House is nicely furnished, stylish yet comfortable. Screened sun room. Bluestone terrace. Ample parking. High speed wireless, cable and OnDemand at your disposal.

I've been hosting vacationers here since 2007. Every year I make improvements to the house. In recent years I've refinished some floors, improved the upstairs flow into the bathrooms by moving some walls, and have freshly painted some rooms. We added a built in book shelf and stocked it with great classics, and added more seating in the living room (it now seats 12). We removed a large white pine and the lawn seems even larger. Our tenants always have been fabulous and been very responsible caring for the house while also enjoying their time in Orleans. We are lucky to be able to share such a nice house!

Why Lois chose Orleans
The house is large with many bedrooms (5) and bathrooms (5). It's cozy, though. Because the lot is large, the house feels very private. The big lawn is really beautiful and nice to use for sunning, sports games or just being with nature. The kitchen and large dining room are perfect for incorporating wonderful mealtimes into your vacation plans. I once hosted 25 in the dining room (sitting down) (with 2 small rental tables attached to the main table). Orleans is a great town. You never need to drive far for beaches, shopping, groceries or restaurants. Orleans is the first town on the outer/lower cape with beaches on both the ocean and bay sides. You can drive to P-town at the end, Wellfleet center, Chatham, so many nice places to visit. There is even a secret little ferry service from Harwichport (about 15 minutes away) that takes you straight to Nantucket, a great day trip.
What makes this House unique
Three master suites (bedrooms with either king or queen beds and en suite bathrooms). Large (24 x 12) bedroom with 6 twins (real beds; not bunks) is set apart from other bedrooms so kids can be free to have fun without bothering anyone! Five places to shower or bathe (4 full bathrooms and one outdoor hot/cold shower) after a day at the beach. Large yard but also screened porch, wood deck with gas grill, bluestone terrace with goldfish pond (only 3 inches deep). Kitchen is well stocked for large group cooking.

Great family gathering house
The house was wonderful - very clean, well-stocked kitchen items, very large dining table and screened in porch with table for large families. The check in and check out processes were simple and everything was well organized. We really enjoyed our stay. Rock Harbor Beach area is great for walks and watching the sunsets.
Spacious, comfortable and great location.
We were three generations, including eight grandkids ranging in age from 7 years to 7 months. The five 3-7 year olds loved the dorm-style room on one side of the house, and the parents and grandparents loved having their rooms on the other side of the house. The spacious dining area in between easily accommodated the family.
Proximity to Skaket Beach on the bayside was a plus and the centrality of Orleans made it easy to get to Hyannis, Provincetown and points in between.
This was a perfect house for our group of 14!
The house is well kept and fully stocked. It had enough rooms to accommodate our group with a very nice kitchen and dining room. It had a large yard and private patio which was nice for being outside and playing yard games. The location is great too! Close to beach. We chose to drive because there really isn't much room to walk along the roads. We did walk to Rock Harbor which is a smaller beach; not quite was nice as Skaket beach, but still worth going.
Good location and space, but needs a couple upgrades
This is a good house for a group vacation, but needs a couple upgrades to be a great house. The beds upstairs are old and uncomfortable, the air conditioners are loud and dated and the grill does not work. The house is in a great location to drive 15 minutes to some great beaches like nauset and beach comber. The dining room and family room are big and have enough seating for 8-10 adults to hang out and the yard is good for some lawn games.
Thank you for your comments. Regarding the beds upstairs, I'm assuming you are referencing one of the two queen sized beds upstairs over the living room (not the large bedroom off of the dining room). That queen size bed frame (with the caned headboard) is just not withstanding the wear and tear of having so many people in the house. While it was bought new (JC Penney) in 2007, one of its feet fell off, probably from having the bed moved around the room. I saw that someone tried to rig a fix by putting a piece of wood under it, resulting in it being not level and yes, probably very uncomfortable. No tenants informed me of this issue, so I was unaware of it. It will definitely be addressed (new bed frame) this winter. All of the beds (both mattresses, box springs and bed frames) were purchased new in 2007 when I first began renting this house. Since it has been almost ten years (of summer use only as this house is vacant in winter), I agree that some mattresses will need to be replaced.
Regarding noisy air conditioners, two new Freidrich units were installed in two of the upstairs bedrooms in June 2016. One of these was making a loud noise when operating (like a grinding noise) and it was returned to the manufacturer and replaced with a new unit in early August 2016. I would like to install central AC in the house, and this is on my wish list for the next couple of years.
Regarding the outdoor gas grill, this was purchased new in 2015. The low fuel issue (causing the fire to not be hot enough) results from the safety regulator turning on when the grill is not turned off properly (not your fault). Every new grill now has this safety regulator, and it can be reset by a very simple process that I learned about on YouTube. I will be incorporating the instructions to reset this regulator in my write-up for summer 2017.
I hope you enjoyed your stay nevertheless. I have many repeat guests now each summer, usually multiple generations of the same family celebrating an event or just enjoying a vacations together. It is a large house and I do my best to ameliorate everything I can, while also making upgrades and improvements each winter. It is very close to two amazing bay side beaches (1/2 mile to the beach at Rock Harbor and 1 mile to the public Skaket Beach with facilities). I hope you will stay again!
This is the perfect house and location for a large family. The house is absolutely wonderful, very comfortable, grounds were just tremendous for children ad grownups alike. Access to the beaches from the location is terrific. Kitchen was fully appointed and the furniture comfortable. This house allowed for great mealtimes for the family and still allowed for privacy as well. Definitely will look to a stay next year!
Large, lovely Cape house, loaded with charm!
We go back to this same house, year after year! Lots of room to accommodate our family and friends. Super clean, nicely appointed and great space inside and out!!! Lovely kitchen and large open dining room makes it enjoyable at mealtimes for everyone. It's really such a special place!
Orleans is one of the nicest towns on the cape with a quaint village center, numerous beaches (both on the bay side and the ocean side) and close to other lovely towns.

I do not charge any other fees other than Rental Fee, Cleaning Fee and optional Linen Rental Fee. Cleaning Fee of $225 per stay applies. Optional Linen Fee (sheets and pillowcases - all other linens are included) $190. (Bring your own sheets and pillowcases or rent through me). Holidays have premium rates. Please inquire. Wedding with parties < 25: September - October 15: $4,000.00 for up to 7 nights.
