Testimonials from Past Guests: Annette from MA- Your house is truly beautiful; it was very peaceful and the river was interesting. The best part is the beach by the river- my dog really enjoyed wading in the river- and the deck facing the river. There was really a ton of space and it was really clean. The flowers in the yard were pretty cool, too- the ones surrounding the house were just starting to bloom; I bet by now there's an explosion of color surrounding your house. We'd love to come back and stay again- plus I've told many people at work how nice the place was. Mike from MA- We did indeed enjoy our stay at the summer house. We found all the comforts of home and it was spacious enough to accommodate our family comfortably. Debbie from MA- We enjoyed our stay, it was too short. Planning on doing it again. Love Maine, love the area. Thanks for everything. Cathy from MA- Just wanted to thank you for letting us rent your cottage. The place was very nice and very clean. We had a wonderful time!

About Kyle

Hi, I am Kyle Rhoads and I usually respond to rental inquiries. The cottage is family-owned with my parents, Cathy and Rich Rhoads, are the caretakers. My wife, Carrie, and my sister, Lynley, often help keep the cottage maintained and cleaned. We are family of educators with my parents both retired educators. I am a Principal of a local elementary school and my sister and wife are both counselors in schools. We love this location for the family memories, the peaceful living and our love for watersports. My Dad loves to fish and often helps renters know where to find the best spots to catch 'the big one' that did not get away!

Kyle purchased this cottage in 1980

Why Kyle chose Sebago Lakes Region

Our family bought the cottage first as a summer place and then as our primary home because we were spending so much time at it! It is no longer our primary home for us but we want to keep the property so future generations of our family can relax and enjoy the summer months on the water in Maine. Because of taxes and the mortgage payments, we rent the cottage so we can keep our 2 cottages owned by our family.

What makes this cottage unique

I love sitting on the deck or the living room and feel the breeze from the river. You are easily relaxed by the sun rays and warm summer breeze while laying on the dock, sitting by the beach area, or sitting on the deck sipping a cold drink. The grounds have plenty of room to roam and explore. Many guests will set up a volleyball net or a horseshoe pit. Flowers in the gardens bloom throughout the year. The cottage is kid-friendly My young nieces love to play in the water while we watch them from the deck. They, also, love to pick blueberries by the water. If we can get them to wait to eat them, they are delicious with cereal and milk!

Great Weekend Spot

  • 5 of 5

We have stayed at Kyle's cabin two years in a row for a long weekend get together group of 5 ladies and it has been great. Cabin has most of the things you will need for your stay and Kyle is very responsive. We keep saying we should come back in the summer so we can take advantage of the river but it is so pretty up here in the beginning of November and it's proximity to hiking trails is great!

Amazing Vacation!

  • 4 of 5

We just spent two weeks at the Rhoads Cottage and it was amazing! The cottage is spacious, we had plenty of room for everyone to relax comfortably and the beds were great. The river is good for swimming and floating and my nieces thought it was so cool to have our very own sandbar. We were central to everything Naples including the causeway, state park, and boat rentals. Shopping was very convenient with a grocery, convenience store, and pharmacy just minutes away.

Thanks so much to the Rhoads for a great family vacation.

Great house, great location

  • 4 of 5

We just left a great week at the superb cottage. Located along the river with a gentle current, frequent visiting hungry ducks, this cottage offers cool summer shaded serenity. The three of us had a great time in the cabin, it was fully stocked with all the dishes and utensils we needed. The owner takes great care of his renters.

Only one minor caution for some renters - the master bedroom is up a steep stairway that you'll need to navigate to get to the restroom . It might be a concern for some.
