Explore the Little Wicomico River on the pedal boat, kayaks or canoe (provided for your unlimited use at no extra cost). Enjoy the Hot Tub, Pool Table, Ping Pong and bicycles (bring your helmet). Bring your own boat for fishing and swimming and moor on 80' dock. Beautifully landscaped, custom tri-level home on 1+ acres with vaulted ceilings. An arbored rose garden leads to the waterfront and deep water dock. The surroundings provide a warm sanctuary on the water. This spacious waterfront home offers a beautiful view of the water with your own private 80' dock with moorings for large boats.

Upper level 16’ x 20’ deck overlooks the water is located off the fully equipped gourmet kitchen. The deck has 2 gas grills for outdoor grilling and a Weber charcoal grill. Enjoy your BBQ fixings on the large 10 foot table cushioned swivel chairs and love seat. A heat lamp keeps you warm on those cool nights when a little extra warmth is needed. Sit back and watch the herons and otters catch their breakfast while you sip your morning coffee.

The upper level also offers a master suite with a sliding glass door water view, 42 in. HDTV, and master bath with ceramic tile floors, soaking tub, shower, toilet, double sinks and walk-in closet. There is a second bedroom with a sliding glass door water view, queen bed and 32 in. HDTV. There is a second full bathroom located next to bedroom. Stunning River Retreat has a large selection of DVD movies for adults and kids.

The entry level has a tiled foyer with a living room with leather sofa and love seat with 48 in. Smart HDTV, DVD, stone fireplace and hardwood floors. The house has on demand water heater for unlimited hot water.

The lower level consists of a pool room with a great water view, wet bar, 50 in.TV, stereo. There is a large adjoining room with a ping-pong table, dartboard, Nintendo Game System, other games, stereo and extra full size refrigerator/ice maker. The third full bathroom with ceramic tile floors is located next to the two bedrooms. The lower level bedroom has a queen size bed and the fourth bedroom has two double bunk beds--twin on top of full size beds, TV, and DVD. player.

Walk out from the pool room to another deck '30ft by 10ft' and hop in the HOT TUB with seating for 6-7 people or down to the waterside deck with picnic table and large bench at the dock. Sit back and enjoy the natural surroundings and the wildlife along the shore.

Catch crabs with a net or crab pots (supplied) on the dock, or go swimming 'safe for children' as the gently sloping shore leads to deeper water along the sandy water’s edge. Kids can enjoy fishing on the dock (poles provided). Bring your boats and keep them at your own private dock. Boat ramp at Smith Point Marina is available 3 miles away for launching your boat.

Ride bikes through the quiet neighborhood (10 bikes are located in shed for your enjoyment), or play a game of basketball with friends in the driveway! Charter a fishing trip or take a cruise over to Tangier or Smith Island. This home is just two miles away from Smith Point, historic Reedville and both cruise boats.

Fishing Season: April-December

For the inquisitive: Reedville is a fishing village located at the far eastern end of Virginia's Northern Neck, population around 2,163. It is located in Northumberland County, which has about 94,558 residents. Reedville is named for Captain Elijah Reed, who founded the town in 1874 when he started the menhaden fishing industry, which is still going today.

It features historic Victorian mansions built by factory owners and fishing boat captains. Main Street was known as 'Millionaire's Row,' home to wealthy fishermen who made their fortunes from the menhaden that was plentiful in the Potomac and Chesapeake Bay. The Reedville Fishermen's Museum, in the Reedville Historic District, tells the story of the menhaden fishing industry, the watermen of the Northern Neck, and the Victorian fishing village of Reedville. Self-guided walking tours of the historic district are available from the museum.

Reedville is also a significant charter-fishing center for Chesapeake bay. Don't forget to visit the local wineries.

Please note that we require at least 2 weeks notice for reservations. We will consider last minute rentals if we do not have guests arriving at least 2 days prior or after your visit. This is for cleaning purposes. Our Property Manager sanitizes the house before each guest which may require more than one person to assist and requires planning.

Stunning River Retreat Rules of the Road:

Tenant shall obey all jurisdictional ordinances as well as those set forth in this Lease Agreement. Courtesy quiet hours are 10:00 p.m. - 8:00 a.m. Tenant shall not possess or attempt to possess illegal substances, must observe property boundaries at all times, and shall not cause disruption within the local neighborhood.

No on-street parking, campers, travel trailers or motor homes are allowed. All vehicles must be parked in driveway. No fires or fireworks allowed.

Tenant shall provide accurate information to the Landlord, in particular total number of persons, pets, vehicles to occupy premises. Pets must be leashed and under the control of their owner at all times. No lewd behavior or public nudity allowed.

Failure to comply with the above guidelines may result in immediate termination of this Lease without refund, forfeiture of security deposit, prosecution or any combination therein.

We fell in love with this house and property as it was on the River, had its own private dock and the property was gorgeous. We wanted to share this with others so they can see the beauty in Reedville as we did. We want our guests to be pampered so we include an extensive list of amenities on-site. Well, we are home.



I can’t believe how much we did and how fast 2 1/2 weeks went. It was great fun hiking Bushmill Stream, Dameron Marsh and Hughlett Point (a most beautiful, natural beach area too). These areas would be especially wonderful during migration! We went to George Washington Birthplace to attend an eagle release by the Wildlife Center of Virginia. It was truly amazing and an unexpected highlight of our trip. Very pretty area to hike as well. Toured Stratford Hall and hiked around. Lovely view of Potomac Cliffs. Checked out many marinas and public launch sites. Used northernneck.org for lots of maps/locations. Kayaking at Belle Isle State Park on Mulberry Creek was fantastic. Saw eagles and a huge nest!



We made a point to take both ferries, have a drink at the Tides Inn, visit wineries, see Christ Church, find the fishing pier at Glebe’s Pt. bridge, have a picnic lunch at Westland Beach on Windmill Point, drive over the Norris Bridge and go to Tangier Island.



Favorite shops were Plum Summer and the Box in White Stone. Ate at Crazy Crab, Willaby’s, and Car Wash café. Loved the River Market in White Stone, great deli sandwiches, and crab cakes to go. The owner is from Columbus Ohio! We had such a good time talking with people. Very friendly everywhere! Dan at Smith Point Marina was really helpful with arrangements for the boat and even took us in the back yard to show us an old eagle nest. The little museums seemed to be closed during the week, so had to miss those.



We felt so at home here. Yes, tons to do, but also just so comfy and relaxing. Every morning coffee out on deck and every evening wine on the dock. Quiet, peaceful and the night sky just amazing. We also really enjoyed the complimentary bottle of wine. Thank you so much for everything. Congrats again on your upcoming wedding!

RELAX AND ENJOY

Go and stay and you won't be dissappointed. Everything you need is right here. So much to do at the house on a rain-day, or any-time. Kids NEVER got bored-fishing was good and it was so nice not to have to drive and put the boat in and out. Am planning on going back next year already. One word of advice though- GET YOU FISHING LICENSE BEFORE YOU START FISHING- wife and I took 4 year old for a ride the first day we put boat in water and ended up with lines in the water- cost us each $145.00. Pat had told us before that we could get a boat license for $38.00 but we were too stupid to go and do it. This allows anyone on the boat to fish. GO GET THE LICENSE before you start fishing. Ride on Pat's boat was AWESOME. Pat is a very nice man that was always happy to answer any questions- both before we came down and while we were there.

Great home with so much to do!

We had a wonderful time on our annual July 4 getaway. The home was so well outfitted for guests - the best we've ever experienced. It was exceptionally clean and everything was in working order. We enjoyed all of the amenities you have available - canoe, kayaks, paddle boat, pool table, hot tub, ping pong, bikes, crabbing and fishing... so much! Even with a rainy weekend, the kids fished and just had a blast. A great rental in a lovely location!

Amazing place to stay!

What an amazing vacation we had at this property! We were looking for something where we could just stay at the house and not have to leave it. Something for our visiting FL elderly folks, our 9 year old granddaughter and us to enjoy. This fit the bill! So many things to do; crabbing, fishing, kayaking, canoeing, swimming, hot tub for outside and so very many things for the inside including games, DVD's, pool, ping pong, nintendo and more. You never run out of things to do. I laughed so much and had a great time.

The house is amazing! You will want to move in forever. I loved it. It is fresh, clean and extremely well stocked. Housekeeping team does an excellent job and the owners are a joy to work with.

If I had to say anything at all negative or make a suggestion it would be for a later checkout time as cleaning the house and re-packing and getting out at 10:00 am is difficult for a large group with pets. I would also suggest the lovely bedroom down stairs have a TV.

Minor minor stuff compared to all the well stocked things to do and the lovely home. I would return in a minute and wish I could right now.

Great Dog Friendly Property

This was a great house in a rural area of the Northern Neck. Laid back atmosphere and great southern hospitality. The house has everything you need along with lots of family indoor and outdoor activities. Great kayaking from the dock in calm waters where you can paddle forever. Our daughter finally learned to ride a bike this week and it's a great place to learn with a long driveway and easy no traffic circle around the development. If you are looking for a true Bay experience with a well equipped house, then pack the clothes and food and book it. Even better bring the boat with a nice dock and quick access to the Bay.

Hope to come back!

This was a lovely and relaxing trip for my family, including 2 small children (3.5 years old and 8 months) and a set of grandparents.

Stunning River Retreat is clean and comfortable. All the beds are especially cozy and there are more blankets and fresh, white towels than you could possibly need. The bath mats in every bathroom looked brand new. The kitchen has tons of pots and pans, glassware and gadgets - it was really tremendously impressive. Additionally, there are tons of little touches that add up - complimentary toothbrushes and q-tips, sunscreen, bug spray. spices, sugar, laundry detergent…not to mention a free bottle of complimentary wine and a lovely gift basket of goodies when you arrive.

Then, there are a gazillion ways you can pass the time here: playing pool, poker, ping pong, darts, Nintendo, disc golf, puzzles, corn hole, DVDs, kayaks, canoes, a hot tub, a pedal boat and crabbing! We caught a number of crabs in the pots provided and enjoyed them on the deck adjacent the kitchen. The view from the upper deck is wonderful and catches a great breeze (and also has THREE grills on it). Spending time on the dock was the highlight of the trip. We saw a lot of interesting animals/water life during our stay. My husband brought along a paddleboard and spent a good amount of time along the The Little Wicomico River and even saw stingrays!

Honestly, we didn’t use most of the awesome amenities while we were at the house over 5 nights. There were just too many!

As a parent, I will say that I very much appreciated the ability to use the provided pack n’ play and highchair so I didn’t have to pack these things myself!

In terms of the surrounding area, we recommend: getting chicken necks for crabbing at the nearby Country Store, going to downtown Reedville (a very tiny town) only 5 minutes away for ice cream at Chitterchats (they have homemade waffle cones), checking out the small free ferry in the area, going into Kilmarnock (about 20 min away) to eat at Northern Neck Burger and doing a wine tasting at the Dog and Oyster Vineyard.

Not many rentals are this extensive in their offerings. Definitely give Stunning River Retreat a try - you won’t regret it!

Perfect family getaway!

We couldn't have been happier with our stay at Stunning River Retreat. Our whole group agrees that it was absolutely the most well thought-through "vacation" home we have ever stayed in. Cheryl & Maurice have thought of EVERYTHING. From the gift basket upon our arrival to all of the "in case you forgot" items around the house (toothpaste, toothbrushes, wine..) we weren't just renting a house, we felt like we were actually guests in a friend's house.

The weather divided our long weekend right in two. Perfect sunny and warm weather right up to the halfway mark, and then a tropical system moved in to make it wet the rest of the time. There is no better house for this. The first half, we took their recommendations and found the sandy beach and explored Reedville, ventured out in the kayaks and canoe and paddle boat several times, played disc golf and corn hole and thoroughly enjoyed the outdoors. Lounging on the huge deck upstairs and relaxing in the hot tub was the icing on the cake.

Once the rain hit, we easily switched over to playing pool and ping pong and enjoyed a movie in the surround sound living room and played games and did puzzles and had plenty of room for the cooking and eating for the whole group. Everything we could have possibly wanted or needed in that kitchen was there for us. Even the beds and towels felt luxurious and as if we were being pampered.

All in all, I'd highly recommend it for any getaway. You're not super close to anything touristy - and we find that to be a great benefit. Plenty of space in the house for groups who may want to do different things at once. And sooo much to do outside. We can't wait to get back!
