About the property

Traditional watermill, 3 bedrooms, 2 bathrooms, own pool, original features.

The Mill is situated in a secluded valley in the area known as Garfagnana, a most beautiful, unspoiled and almost completely undiscovered part of Tuscany.

The stone built mill has been very sympathetically renovated, retaining many original features.

It benefits from a riverside location (trout stream )and a private swimming pool.

The site is totally secluded with the only sound to be heard the birds, and the running of the river at the end of the garden.

The property is well equipped, detached, with private eating area, BBQ, garden and pool.

There is a shaded children's play area too.

Bar and shop in local village

This water mill was originally constructed in 1732, which has been very carefully refurbished as a holiday home with all the comforts you would want, but still maintaining it's original features.

The mill was once a very important part of the economy for the local people, at one time supporting 4 fully operational millstones to produce both wheat and chestnut flour. Two of the millstones are still intact and feature in the twin bedroom in the basement.

The mill was in use until the 1960s.

Now, the Mill, set over 3 floors has 3 bedrooms, 2 bathrooms, and an open plan living/kitchen/diner, complete with original flooring, beamed ceilings, chestnut windows and heavy chestnut original front door. Outside there is a lovely covered loggia area for al fresco dining, BBQing and relaxing, and this area looks down to the private pool, with the trout stream beyond.

Please note approach road is narrow for 500M and steep in places.

  • The first shower room is on the first floor, with the second downstairs where the twin room is situated.

  • Each first floor bedroom has a double and a single bed but they are romantically furnished and will suit couples as well as families. There is a sofa bed in living room The twin bedroom is situated where the mill stones are located and is suitable mainly for older children/teenagers. It is reached internally via a ladder style staircase or externally from the garden, giving extra privacy for a young couple. There is also a shower room here in the basement. The Watermill sleeps 6 and is flexible since one can do that all upstairs, or use the basement too.... Cot andavailable on request.

Cot and high-chair available on request. Owner fluent English speaker. Pool is 8m x 4m. River is shallow and suitable for fishing, playing, paddling, lying, etc. The owner lives in a separate farmhouse on site, but has her own pool and fully respects the privacy of guests. Help is however always at hand when required and the owner knows the local area well, and is fluent in English.

Magical house in glorious setting - perfect

We fell in love with the Garfagnana region when we first visited in 2010 and have been returning to the area every summer since then. This remarkable house has really cemented our love for the area and we can't wait to visit it again. The setting is idyllic, about half a mile off the winding hilll road up to Casciana (slightly scary steep track but fine for an average hire car). The mill has a huge rambling garden with a lovely swimming pool and fruit trees. When we saw the photos of the swings and slide in the wooded area in the garden our children (15 and 5) were really excited and they did love them but actually the large, rocky stream at the bottom of the garden was so enticing to them that they spent hardly any time in the playground area. We collected tadpoles and watched them grow over the fortnight, we built dams and we explored upstream and downstream deep into the woods around the house. It was all very safe and absolutely perfect for both younger and older children. The house is beautiful and very well equipped and Giovanna is a lovely, welcoming host. The walk up from the house to Casciana is just about the right distance on a warm evening and the little bar/shop in the village has a stunning view over the mountains. Now that we know the area we don't do so many excursions, but the train into Lucca is a must and it's easy to go on from there to Pisa and Florence. In summary, we can't recommend this place more highly - a little piece of heaven.

Fantastic property in a secluded spot

We had a fantastic week in August of this year. The spot if fantastic, tranquil and beautiful. The property itself is spacious, clean and very nicely furnished, and outside is a great space to relax and enjoy a peaceful afternoon. The children loved the pool and playing in the river. We will definitely be back!

Fabulous Gem, little heaven.

We stayed in The Farmhouse part of this property for the last week in August. We were greeted very late at night by the owner Giovanna, who had provided us with some shopping to begin our stay. A very welcome bonus. The house is easily big enough for a family of four and the bedrooms are huge so you could sleep 6 upstairs. There was plenty of linen and towels so you wouldn't need to take your own. The double beds were big and comfortable. The kitchen is ok, we forgot to ask how to use the oven but I'm sure it would have been fine! The fridge is large and enough room to store loads. The outside eating area is just outside the front door and so peaceful to sit there and soak up the sun. There was a BBQ there but we didn't use it. Plenty of seating for all of us. We found the views amazing, and no noise apart from the river. A lovely sound. You look out across the garden down to the river from the outside seating area. We spent a couple of afternoons just rock climbing up and down the river. It was really good fun. We saw fish and tiny little frogs. One of the best bits of our holiday! We were so lucky on the last night so see a deer down by the river. We also saw a large owl one day as we drove out of the valley. I saw a red squirrel a couple of times. The pool for our house was just up the track past the house, the view from it was amazing. We were lucky enough to have the whole property to ourselves so used the Millhouse pool more than ours. The road/track down to the house is steep in places but ok to drive down. (Giovanna does it all the time, so it can't be that bad!) We had hired a Qashqai type car and it was narrow in places but we coped fine. There are so many places nearby to visit like Lucca, a walled city, you can cycle round the walls or walk. The views from one of the towers was beautiful. Barga, and after quad biking we went to Bagni di Lucca. We visited San Romano fortress of the Verrucole which you can see from the pool, which gives the most amazing view. The sun goes from the pool area late afternoon early evening so make the most of it then and go out for dinner after! If you are looking for an inexpensive place to stay and don't want luxury as such, then this house was an amazing place to stay. We had such peace and quiet in our own little world and loved it. Well done Giovanna on keeping the surroundings so lovely. Totally recommend this little haven. Also Rio Cavo the pizzeria down the road was excellent.Lovely people and great service.

August stay in the mill

A fantastic stay, amazing house, beautifully converted, well-equipped and immaculately clean. The owner was delightful. Very private pool which was more than adequate for 6 of us. Lovely covered eating terrace. The mill is in a cool bowl surrounded by trees at around 700m so it may not have the heat of the plains but that was welcome in August. The coast is not far away if you want to burn. Nearest village is a pleasant 20-minute walk away through forest or a 5-minute drive. The Garfagnana mountains are spectacular, loads of walking and ancient sites to see, and cheap horse-riding is available nearby. Just be prepared for mountain roads driving - hire a small Fiat 4X4 in preference. Lovely villages to explore throughout the area too, as well as swimming lakes, and of course majestic Lucca an hour or so away. The area is off the main tourist trails which means charming under-developed simplicity and genuine friendliness from the locals.

Perfect for a peaceful family holiday -

We very much enjoyed staying at the farmhouse - it is a lovely, peaceful place. The house itself is charming and rustic with big clean rooms - quite basic but perfect for families.

The gardens are very well maintained and good for relaxing in. The pool is great -reached by quite steep steps but the walk is worth it as it is a very private pool area with fantastic views over the mountains. The children had lots of fun playing in the river too.

Car: necessary

The Old Mill is situated circa 1 km from the village of Casciana with its small but lively bar and shop. In the summer the locals arrange local dances etc.

It is around a 3km drive to the closest restaurant, and also to Camporgiano with a couple of restaurants, bars, chemist, and inhabited 'castle'.Castelnuovo. Around a 20 min drive away is the main market town with many shops bars, restaurants and wonderful Thursday morning market.

The location is around 1 hr 10 min north of Lucca; half hr from Barga; 90 min from Pisa, and 2 hr from Florence.

Hill top villages abound, and there is plenty of walking and exploring to do. There are lots of country pursuits - horse riding, mountain biking, local golf, zip wiring, canyoning...

Or just laze at the accommodation by the pool or play in the stream, or do some fishing....

Airport drive times are 90 min Pisa; 2 hr 30 min Genoa; 2 hr Florence; 2 hr 45 min Bologna; 3 hr 15 min Milan.
