Family Friendly Home Direct On A Lovely Sandy Beach
Welcome to our beloved family home backing directly onto lovely dunes and a sandy beach.
There is no better place like home! And here it is, our beach house which is our family place. There is no better wake up call than the sound of the waves in the morning. In the evening you can sit and relax with a glass of wine on our bench right on top of the dunes with the stunning views of the beach. It is a very private and kids friendly place. It is like their own little paradise with the beach at the back of the house and an outstanding play area on more breezy days. The enclosed and gated garden is very safe for children (we have 5) and includes slides, a sand pit with diggers, a trampoline, a playhouse, and more. There is something for everyone!
Our home features 5 bedrooms which are split between two floors.
Downstairs has a kitchen with a breakfast area, living room, two double bedrooms, a shower room, a separate WC, and a great conservatory leading out to the garden area.
Upstairs has a king size bedroom, double bedroom, a second bedroom with two sets of kids bunk bed, and a bathroom which has a bath tub and toilet.
The house has two wide screen TVs, one with all the Sky channels and a DVD player, the other with a DVD player and a Play Station 2; the house has wireless internet.
Outside to the rear is a tiled patio area abutting a large lawn, all of which is fenced in and very private. There is a table with chairs and parasol, a gas BBQ, and a chiminea to make those evenings even more memorable. You can sit outside and relax while your kids are having fun on the upper lawn which includes a 10m x 2m sand pit (in case you are tired of the real thing) with diggers, a play house, and lots of toys . Outside to the front is off street parking for 4 or more cars.
Included are sheets, bedding, and towels (both beach and indoor), as well as ample pots, pans, plates, cups, etc., along with many child safe plates, cups, utensils, etc. In addition to the large fridge in the house, there is a large upright freezer in the attached garage.
There are plenty of fabulous places to see and visit for grown ups and kids. Examples are Dover Castle, the town of Rye, the beautiful small gauge trains of the Romney, Hythe and Dymchurch Railway, Canterbury, Bodiam Castle, as well as indoor swimming pools at a local caravan park (Romney Sands).

Perfect for families & beach exploring, fab garden. Lots of safe space for happy kids=happy parents
This was an amazing location with the dunes at the bottom of the garden and the beautiful beach stretched out before us. We were a party of 6 adults and 7 children and the house slept us all comfortably. Brilliant to be able to get out for Autumn fun, kite flying and windy beach walks. The garden is a fab safe space for the children to roam around and play on all of the toys and they just loved the massive sandpit! The grown ups really enjoyed candlelit evenings in the cosy conservatory whilst the kids slept soundly. First impressions of the house was that it was a little tired and dated but it is just perfect for families with young children as there is not really anything they can get up to mischief with therefore takes away the anxiety factor that us parents know all too well when visiting other peoples houses. The kitchen was fairly compact but had everything we needed. We even enjoyed an Autumnal BBQ! Overall a great stay at a great location. Lots of fun had by all. Many thanks.
A great beachside family house
Eleven of us (7 adults & 4 children) went to the Toy House to celebrate a 50th wedding anniversary. What a splendid choice! We had a wonderful time especially the children who loved discovering & playing with the toys inside & out, not to mention the excitement of having a beach just outside the back gate. We adults were happy too as the house was clean, comfortable & well equipped. The owner Michael couldn't have been more helpful & always responded promptly to any messages that we sent him prior to our visit which was very reassuring. We were lucky with the weather so were able to enjoy the sands & the nearby DMNR Railway & can recommend the Demetrios Restaurant, a short walk down the road, for a warm welcome & tasty food.

The location is fantastic - on the beach - but the property is in need of a lot of TLC. The blind in one of the bedrooms is broken, and everything needs a good clean. Although the property is for 13 people, it is small and although there were 13 chairs, it would be difficult to get 13 people round one dining table (4 of the chairs were at the kitchen table). Likewise, with easy chairs - you would need to sit in two different rooms. It is not really a property for a big family party. But having said all of this, we had a super time and really enjoyed ourselves.
Kathryn, thank you for the review. As the house is a 1930's chalet bungalow, we are ultimately handcuffed by the room layout, etc. We recently opened an additional room to accommodate larger groups as there is so little 'large house' capacity on the market, and being on the beach, people inevitably want to bring lots of friends and/or family. Thanks for pointing out the blind; we are rarely told when things are broken during stays, so feedback like this is invaluable!
Excellent beach house
We really enjoyed our stay here. The sand on the beach is brilliant and the beach is comparatively quiet. We had amazing sunrises every day but one.
The house is well equipped and well maintained. It's a beach house for 13 people so it would be impossible to keep the carpets in an as-new condition. I don't think it was dirty or tired.
The sea goes out a long way as you can see from the photos. So when we were there the sea is swimmable for maybe 3 hours a day - but it depends on the tide, which partly depends on the wind etc. When the tide's in the sea is great for children because the water is very warm and they can't get out of their depth, but it is still deep enough for adults to swim in at high tide.
We walked out to the sea at low tide which was a really interesting across the sand/mudflats, though be prepared to get muddy.
You can hear the Romney Hythe and Dymchurch steam railway from the house, which adds to the interest for kids, and you can also walk to the Denge sound mirrors which are a fascinating piece of history. When they were operational it was said that they could pick up the sound of a train leaving Calais station!
There's lots to do in the local area.
One tip is that we found it easier to keep sand out of the house if you get people to go to and from the beach via the garage rather than the conservatory.
Child friendly beach property
Despite some very changeable weather we enjoyed our week at "The Toy House"; a great beach location enabling our 4 grand-daughters (ages 5 -8) the chance to fly a kite, build sand castles and paddle safely in the sea. The secure garden had a host of toys which the girls put to great imaginative use and allowed the adults to relax knowing the girls were happy, safe and occupied.
We would agree with some previous reviews: in that the interior of the property seemed a little "tired" and the downstairs bedrooms would benefit from blackout blinds. However, everything we would expect in a holiday home was provided including a good supply of bed linen and towels.
While staying in Greatstone we were able to explore a part of the country new to us including trips to Canterbury, Bodiam Castle and Battle Abbey for the Battle of Hastings visitor centre. The girls particularly enjoyed a day at The South of England Rare Breeds Centre near Tenterden where they were able to pet various animals, enjoy soft play, complete a challenging adventure trail, play on the park equipment, watch a falconry display and cheer on the pig racing!
All in all, just the sort of "family week" we were looking for.
Location was the best part
Overall, absolutely fab week.
Loved being able to get onto the beach easily and was lovely not to have hoards of other tourists!
Also really liked the size of the property and each room was pretty spacious with lots of space to put our clothes and kids bits.
Would have liked property to be a bit cleaner.... on the surface it looked ok but drawers and behind furniture( yes, a place where a mum of 2 young kids has to go to find lost toys etc!) were pretty dirty.
And having a working outside tap to wash sandy feet would have been good. It didn't seem to work because the gutters were too full of gunk to allow water to flow and be captured by water butt.
We all scrapped ourselves or hurt ourselves on some of the broken toys, missing knob in kids room and handle -less peeler in the kitchen.
Just needs a bit of tlc and spring clean.
Loved the location and overall a fab holiday so would come again soon if you'll have us!!
Greatstone has a rare beautiful sandy beach, and is located midway between the historic village of Rye and the well known Dover Castle. Nearby are fantastic links style golf course, the worlds longest narrow gauge steam train, as well as the Cathedral City of Canterbury.
