Hope Farms is a 5000 sq ft country estate home on a 54 acre river bottom farm and ranch. It is located 2 miles from Smithville, Texas, a historic railroad town with its own museum and a host of antique shops.
The town is noted for Sandra Bullock movie 'Hope Floats'. 'The Tree of Life' with Brad Pit and Shawn Penn filmed in Smithville.
The small town atmosphere is much like the movie, yet it only 35 minutes up Highway 71 to Austin's ABIA airport. Attractions in the area include the new Hyatt Regency at Lost Pines facility. There are four golf courses in the area, and two state parks. The farm setting is very unique as you can enjoy the breeze under the shade trees and watch and feed the longhorns, cows and their babies while they graze the fertile fields. It is never to hot with the cool swimming pool to enjoy. Their is also a 8' diameter hot tub in pool area.

We had a wonderful time at Hope Farms! Plenty to do for every family member (all 18, ages 7 to 64), pool and hot tub were well used, plenty of room for congregating (especially late night kitchen gatherings). We were surprised at how well insulated the rooms were, as we didn't hear any of the late night shenanigans. ;) Owners were extremely welcoming and responsive; we would definitely book again for a group this size!

We had our family reunion in July and we had 22 people with kids and all of us enjoyed it. Pool and hot tub were both great. I slept on the cast iron trundle bed and had the best sleep in years. 6 bedrooms and pull out couches and chairs. Huge kitchen and loved the out in the country feel. We needed a place so we were all under one roof with lots of activities and a central place to eat. Each year we take turns finding a spot and this was an excellent choice. Each of us has a different idea of where to go but this one ticked all the major boxes. Game room for the kids, hot tub was very warm without being too hot, and I loved the longhorn that looked liked he had black speckled eyebrows. Afraid we never ventured into town because we had too much fun there. If you are looking for something that is the opposite of the Waldorf with a down home feel this place is it. Off the beaten path and worth the trip.
What a great place to get away from the hustle and bustle of the city life. When we started looking of a place to hold a family reunion of 25+ people, this place filled the requirements by being centrally located, having a pool and lots of bedrooms. We had never used VRBO before and I was nervous about renting someone's home with this many people. I shouldn't have worried.
This place is a huge, somewhat rambling house that can hold lots of people. The ranch itself is off the beaten road, just east of Smithville. The night we arrived we drove up the long red-rock driveway and were met by cats and mooing cows. Just getting out of the car and enjoying the sounds of the country - priceless.
There are 6 bedrooms in all, 4 bathrooms, a HUGE kitchen that easily sits 20 people, a 10 place dining room, a den that is absolutely huge and has about 5 sofas and the best TV I have ever seen. Their is a double garage filled with grown up toys such as a ping-pong table, a pool table, fooze ball, air hockey, etc.. There is a big covered, and I might add very maintained, Pool out back with a hot tub that can easily fit 8 grownups. The temperatures of both the pool and hot tub were spot on. There is even a piano in an old fashioned parlor. And to top it all off, being from the city, there are cow treats that you can feed longhorns or the black cows. What an experience.
This is a great place to relax and enjoy family. Everything is self-contained in one place. Jumping in and out of the pool, jumping in the hot tub at night, running in for a snack, taking a walk down the drive way - It was like being at home.
This house is very rustic, charming and clean. The pictures by the owners are very well represented - you get what you see. Just remember, this ranch is located in an old part of Texas with lots of rich history, beautiful old homes and businesses and if you don't like old, don't bother with this place. To get an idea of what Smithville looks like, watch the movie Hope Floats. It was filmed there. BUT the experience of having your whole extended family under one roof for an entire weekend sharing old stories is absolutely priceless.
I've stayed at "posh" and I have stayed at "rustic" all over the USA and I must say, that this little ranch off the beaten path in Smithville was an excellent stay!! I would definitely recommend this to my friends and would come again in a heartbeat!
Our family of 10 stayed at Hope Farms for the weekend. The property is not well maintained, the house is dirty and cluttered with the owner's personal belongings. The pool and hot tub area are not safe or inviting. Bedding and towels were shabby and smelled bad. A pile of dirty laundry was left in the garage "game room" and moldy food was left in a refrigerator. I would not recommend this property for anyone.
We had a mini-reunion there two weeks ago, and everything was perfect. I think we ended up having 23 people, and it was never crowded. There are bedrooms and pull-out beds and couches everywhere. The best thing, in my opinion, was the size of the gathering rooms; the kitchen was enormous, the living room was huge, and the family room was incredible. What a treat this was for our whole family.
