This two bedroom 2 bath Gulf-front unit at Sundial resort. The building is the closest you can get to the Gulf of Mexico on Sanibel Island.
Playstation II with games provided. Fully stocked kitchen; flip-style waffle maker, coffee grinder, dishwasher, blender. Guest bedroom has 2 Queen size beds, 25' TV w/DVD & VCR. Master has 1 KING size pillow-top bed & TV w/DVD. Lazy-Boy Queen size super comfortable air filled pillowtop sleeper in living room. This sleeper is more comfortable than the bed I use everyday! Also Lazy-Boy twin air sleeper in the LR.
50' plasma screen TV with USB ports to play music through or view photos from the day on the beach.

Sanibel is one of the last pristine places in this country. Certainly along a shoreline. My family has enjoyed the Island for many years and now we choose to share our home.
This was after being assured the issues mentioned in the previous review had been fixed.....You should have had the work done then! I will say the carpets had been cleaned,but that is about all!the kitchen cabinets had been scrubbed about 2 inches around handle the rest was still filthy! The toaster still didn't work, managed to jury rig it with a bread tie, definitely not safe! The plantation shutters in the Master bedroom had hinges missing and the right window handles were so damaged that it couldn't be opened. The burn marks in the carpet on the lanai were really bad but could have been overlooked if there had at least been a table to sit at while out there. The television was ridiculous, you obviously need to upgrade that as it kept blanking out! Even the wifi was iffy!! All In all a complete disappointment especially when you the owner was aware as well as Royal Shell, Doesn't speak well for either of you. You got our money this year but never again! It's a shame, the location is great but that's not enough. Maybe if you were able to enjoy the lanai it would Help! Get a good handyman for one day!
I normally don’t complain and have never completed a review. With that said, our Unit was a major disappointment this past week.
My family or myself have been coming to the Island multiple times per year since the late 80’s. Of all of the years I have been coming, this was by far the worst unit. The following issues were very disappointing (and dangerous):
• On the first day there, the bi-fold closet door to the Master Bedroom fell out of the track and onto my 4 year old son. (We took the door and placed it in the master bedroom closet during our stay to avoid further injury.)
• The pull out bed to the love seat in the living room was ripped and un-usable. I purchased a roll of duct tape at Baileys and had to wrap it around the frame to keep the mattress from falling through.
• Both bath tub drains were broken and wouldn’t plug to hold water.
• The carpet on the Lanai was extremely dirty. (Beach chairs, etc. were a nice touch but all thrown in the corner with sand all over them when we got there)
• Dining room Table Chairs looked like they had several rounds of food and drink spilled on them with no effort to clean them up.
• The vacuum cleaner did not work.
• The Toaster doesn’t work. (You have to hold the lever down to toast and it won’t stay down)
• Cable TV was horrible. Only one or two channels were HD and couldn’t see the score to basketball games on those without. (We were at the beach, so this wasn’t the end of the world, but for the high end place Sanibel has always been, this wasn’t up to par)
• Carpet was dirty and walls were banged up and dirty with need of paint.
In general the unit was very dirty. The cabinets in the kitchen had food on them when we arrived. It looked like someone made spaghetti or something and got sauce and meat all over the handles to the doors on the cabinets and didn’t clean it up. The cabinets looked as though they had dirt around all of the knobs. I was not glad to leave the Island but was glad to be back in a clean home.
I think the thing most disappointing is that the reviews on the unit from March of 2015 listed several of the same concerns and they are still there. You would think they would have been fixed within a year.
We are booking our next trip either Christmas or Spring of 2016/2017 and won't be using this unit unless there is a major cleaning and upgrade.
Truth be known that I never take the time to write a review, but always read them when selecting accommodations.
This unit is incredibly spacious and well equipped for all things beach and family vacation related. Being able to walk right out to the beach was priceless! 2 families stayed together comfortably in this unit, we were perfectly happy to simply enjoy the beach the entire time, the time just flew by with relaxation. The water was calm with soft waves so there was no worries about our little ones and the undertow. And more seashells than you can imagine! It was worth a quick walk over the resorts sealife info shop, there was a marine biologist there who showed us all the wonders of the water right outside.
Tip: Stop at Walmart before crossing toll on Sanibel, it was the only trip we needed to make to the store as we didn't need to eat out once.
Honestly the best vacation ever, best unit hands down on the island and seriously the best owners I could possibly imagine! Thank you, thank you, thank you!
Stayed here with our famiy of four in March 2015. I've never written a review of any condo previously, and in general am not a picky guy. The location is convenient, but the unit very badly needs to be remodeled. Cabinetry and tops look original, doors are loose, kitchen is poorly equipped, only one teaspoon, and not a sharp knife anywhere. Screen porch is crowded with furniture to the point of being nearly un-useable. Porch carpet has a large burn-mark, screens have holes, screen door doesn't shut. I adjusted a bifold door in the masterbedroom so that it would at least open when we first arrived. Smoke detector was beeping every 30 seconds, and the overhead light bulb in the second bedroom was burned out.. Bathroom finishes are old, bath tub drain was clogged. All in all a disapointing experience after staying for the last 15 years in other condos up and down the beach. We didn't let this spoil our vacation (it IS Sanibel after all J), but this unit should be discounted heavily until it is updated.
I stayed in this condo recently and must say it is very close to the beach and pool, very convenient. Nice view of the gulf. Lots of nature outside the patio. Easy drive to shops and restaurants. Well situated to a families needs.
The entire condo could use a little face lift. It is clean but needs updating and décor. The cabinets are nearly bare of pots and plates etc.. The appliances are older but still functioning.
If you are looking for fabulous accomodations you are in the wrong place but if you are looking for a convenient laid back place to stay this will do.
My daughter and I have been coming to Sundial K103 for the past 3 years. Every year the Owners are so helpful, kind and accomdating. They go out of their way to make you feel that you are at home. Of course, the location is Superb. Where else can you cook your meals and watch and hear the ocean in front of you...forget Disney, this place is Magical!! The Master bedroom view is also phenomenal, waking up to the sound of seagulls is a wonderful way to begin your day. Kitchen is very well stocked! Pots, pans, blender, toaster, everything you need for your stay. Riding bikes around the island is a great way to see local shops and restaraunts. We absolutley love spending our Summer vacation here and would definitely recommend it to others!!
